Let me start by saying there were no issues while we rented with Carder Realty Group. They were able to get us into our rental quickly, but that was a 24 hour turn around and the rental was not professionally cleaned before we moved in, that's not a big deal until we move out. The issues came after we moved out. We took very good care of our rental and had to move out because the owner was selling. The people that work for Carder Realty Group are also nice. We got things fixed when we asked them to be fixed in a pretty timely manner, they accepted my ESA, no fuss. We did have to go to court to get our security deposit back in full as we were being charged for the grass having to be mowed a week after we moved out, they re-mulched the front yard, had the house professionally cleaned because "windows and oven weren't cleaned" (we cleaned that house better than we received the house in and were there until right before midnight cleaning with my mother and friend), and wanted to charged us for replacing flooring. None of this was brought to our attention at the time of move out inspection, which is VA Landlord Tenant Law. I did try to point this out multiple times in an email before resorting to taking them to court that we weren't told about being responsible for anything that they marked, but nobody was listening. We did get our entire deposit back because the law was on our side.
They do not differ from other realty groups, they are simply looking out for the owners and landlords, but you have to make sure you're looking out for yourself as a tenant and that you are present for move out inspection so that you can be informed what you will be charged.
I would say that if I owned a home in the area, I would want them to manage my home because they are responsive, helpful, and do what they need to. I wish Carder Realty Group nothing but the best for their business as it grows. read more
