This place…read moreis a work of art, and you can't beat the super clean feel of it all, the spacious rv spots, the pickleball courts, dog washing station, outdoor games are, the gorgeous pool, doggy parks, hot tub, etc... This is a gorgeous RV park. You can tell they put a lot of work in daily. Everyone we met on staff was super friendly, and welcoming. As we walked our dog other campers were also very friendly. And a welcoming goodie bag w dog treat when we arrived too. I hope we travel through again for longer than 4 days next time. I wish all RV parks were like this!

    We did not stay there. It's nice enough, but it's all gravel. There's no grass only in the doggie…read morepark which there are two. They have very small sheds that you're supposed to be able to use for storage that are the size of a closet. They don't allow dog fences they don't allow you to put anything out basically. Other than the clubhouse and pool that's the only thing this place has going for it and it's extremely expensive. It's an adult park, which is fine, but they do not allow any children on the premises that includes your grandchildren coming to visit anybody under the age of 18. So if you have family, you definitely don't want to stay here.

    *Full disclosure we visited for 5 nights during the Texas state shelter in place order*…read more I went back and forth between 4 & 5 stars...I decided on 5 because a few of the issues are out of the control of the owner of the park or any of the staff. Let me start with all the wonderful things about this park (it's our first visit & wont be our last) the animals are awesome: you can interact with them (if they feel up to it at the moment) mini horses, chickens, goats, etc...there are so many actives for children that weren't the group activities (since group activities were banned bc of the Shelter in place order) mini golf, a jumping pillow (the 2nd was popped and looked as if it had been down for awhile), 3 pools, a splash pad, a maze, some swings, a playground, a blown up obstacle course (like you rent from a party rental place for your backyard bday parties), pedal cars to rent, sand volleyball and basketball. There are picnic tables and fire rings at each site. The sites had enough room between them not like the KoA type of RV parks where you are on top of each other. The dog park area is a great place to let the pups run off some energy. The shower house was extremely clean. They have laundry although we didn't use it. They had a store and cafe but it was closed bc they had furloughed some staff. The grounds were very well maintained. No complaints there. All guests were nice and respectful although we kept our distance mostly and didn't interact much. Now on to the things that we weren't crazy about. No cable and antenna TV did not come in really at all even in a brand new Class A antenna system. Wifi is through a 3rd party and cost $4 a day, $10 for 3 days or $20 for a week but it was not good signal strength at all. Wasted $ buying it. And this was while the park was very bare so it wasn't bc the signal was over used. It was just that weak. There are many people who seem to live at the park full time may it be annually or for months on end. Those RVs have built in porches (& lots of "stuff" around their RVs and just make it look more like it a trailer park in the area that they are in. Not a fan. But we get it's a steady income to have them there. Lots of children were not being watched by their parents although the park had signs up everywhere stating that children need to be watched. That definitely goes back on the parents who are just lazy and use the park as a place to allow their children to run free. LOTS of highway noise and train noise if you are towards the front of the park. The train was coming around 2-3 times a hour starting Sunday evening blasting it's horn. It was intense. (Just recommend bringing a loud fan to drown out the noise). Overall our experience is that a lot of love and thought is put into park. We will be returning when all the activities are back open and it's a little warmer consistently. The park was already a RV park called, Coyote Ranch before they bought into the Jelly Stone franchise.
