It turns out there were items that could not be repaired due to the way the building was built and then it took over 2 weeks for him to get the rest of the repairs done, including holding up closing because he kept saying he had bolted the toilet and caulked the toilet bottom, this was not done until the morning of an already delayed closing even though Mark kept saying he had done it. This man is delusional! Additionally he was hired and prepaid in cash to provide an opinion and drawings on whether a wall could be removed and if not, then could an opening be cut into the wall. He provided a sketch with very little detail for removing the wall and NEVER provided the sketch for cutting an opening in the wall. He kept saying he would provide it but he never did. In the end, Mark promises much and delivers little. There are better inspectors out there and younger inspectors that don't get in a bad mood because they've had to crawl in uncomfortable spaces. Next time we'll hire someone who is happy to deliver good work and is pleasant to work with, Mark is not a pleasant person!!!

He arrived on time, explained his inspection process and let us know that if we had any questions, no matter how small, that he would be more than happy to answer them. He was charismatic in a way that felt like we were catching up with a long time, trusted friend and presented himself with an assuredness that instantly calmed our anxieties about the process. Most importantly, he showed a genuine enthusiasm about inspecting our potential home that can only come from someone who really loves and takes pride in what they do. He was meticulous in looking over every aspect of the house and called attention to issues he thought were important for us to know during the inspection so that there weren't't any surprises at the end. Explanations always included what the issue was, why he thought it needed to be fixed or how it could be a problem in the future. Aspects of the home that were technically safe and appropriate for when the house was built but not up to modern building code were also brought to our attention. Despite having to point out the issues, Martin was also thrilled to show us unique aspects of the home or share what he thought were positives about the property. At certain points, it felt like he was more excited about the property than we were! After the inspection, we felt confident that we knew the condition of the home, what issues would need to be addressed further and educated about the general maintenance we should expect to do as new homeowners. We received the inspection report within 24 hours and as Martin promised, there wasn't anything in it that felt like a surprise to us or that hadn't already been discussed. It was well organized, extremely detailed and a great reference to show other contractors exactly what issues we would like to have checked out further. He was available if we had questions or needed an experienced eye to review a concern we were having about other reports. Overall, Martin was an essential part of our home buying process and a key factor in helping us make the right decision. Did his clients a very bad miss justice! I would not recommend Phoenix property inspection, he obviously is prejudiced in his lack of telling the truth. He mis lead he clients with illusions and false pictures illustrating very minuscule items and creating it to look like a mountain. He specifically pointed out my brand new roof that was done professionally to code and certification by allied roofing who by the way does a great job! And mike from allied roofing IS A WELL KNOWN LICENSED ROOFING CONTRACTOR here in San Luis Obispo county. Well James perhaps you should consult my licensed professional roofer! As you so recommend in your report to consult a licensed professional. Your false presumptions or presenting a twisted negative comments and communication.
