My wife was communicating through one of their agents Tasha Panico to schedule a viewing for a home they were managing. They had agreed to show us the place on 6 PM on a Wednesday (6 days ago). Tasha had asked to move the date earlier to Monday at 6 PM but my wife was working a late shift at the hospital and didn't have a chance to reply to her email until the following day where my wife confirmed 6 PM would be okay (Tuesday). Tasha explained she was busy that Tuesday and left it at that in the reply email. We of course assumed the viewing would go ahead for Wednesday at 6 PM and my wife emailed back apologizing about not getting back sooner and emailed back to confirm again 6 PM on Wednesday. She did not get a reply back but we did not think much of it at the time. We got to the viewing early on the Wednesday, sent one more email and also text messaged her that we were there, still no reply. We phoned her once at 6 PM but still no answer and then waited around and still nothing. Unfortunately we never got another answer from Tasha explaining what happened even though there was never any indication to us that plans had changed. The unit was subsequently rented so our interpretation is that she felt there was no point in showing us the rental however a simple message telling us so would've sufficed and would have saved us the time involved in making our way down to the viewing and waiting around. Again I hope this is a one off or there were extenuating circumstances but I feel that as a professional organization, communication is very important, and we felt there was a communication breakdown dealing with Tasha, who had been a good communicator up until that point.

I was trying to rent out my semi-luxury Vancouver condo but finding a good tenant turned out to be very hard. 5 Star tenants are not nearly as plentiful as tire-kickers who just waste your time. After losing two months rent I decided to try a professional property management firm. I had a business card from Orca Realty - Michael - from when I was renting a unit in the Wall Center.. so I gave him a call to see if they could help. Michael and Petr were awesome, and cool guys! They helped me to create a list of similar homes with the same statistics, and break down the similarities between them and mine. We looked over all the details such as amenities, parking, storage, neighborhood. As my condo is in downtown Vancouver, I can get decent rent . Another benefit of using Orca was they already had a large pool of AAA renters to look over, they get a lot of LUXURY houses in West Vancouver, so they know a lot of high profile renters etc. Long story short I signed over my condo to them and BOOM in 1 month they had it rented for me, with the extra parking spot. I travel a lot, so they can deal with tenant issues for me. Yeah it costs more, but it's worth it and these guys will go the extra mile for you.

After moving out there and seeing my friend's apartments, I realized pretty quickly just how overpriced my place was. Additionally, their rental properties are spread out across Vancouver, and the structure very de-localized. It was hell to coordinate even simple maintenance. But the real kicker was the damage deposit. When we moved in, a nice Unique employee explained that he'd written down most of the existing damage on our move-in form. When we moved out, we discovered that this same employee had been fired because he "did such a bad job." We ended up paying several hundred dollars for preexisting damage even after we'd paid $300 to have it professionally cleaned. I would think that if they had such a bad employee - bad enough that they revealed he was fired for incomplete property evaluations - then they would waive the damages that we said were preexisting. Apparently Unique just doesn't have the moral balls to pocket a few hundred dollars for a good customer relations.
