    The age of the building, and over all decor is medium at best. Its old, its a little run down…read morevisually. But its very well maintained where it matters. There have been almost no heating or hot water problems in the year that I have lived here. Only once did we ever lose hot water and it was repaired very quickly. Anything that does break in the suite is fixed very quickly. On the management side of things this IS the best apartment building I have ever lived in. The property manager follows all the provincial rules which is a nice change. She is very respectful, reliable and easy to get along with. This property is very pro-active with bedbugs. They do regular proper inspections with a proper pest company looking for them before they have a chance to become a problem. They use K9 dogs to sniff them out a few times a year. I have only herd of one suite being infected with them and they treated the suite with the proper and very expensive heat treatment. Have never herd of any since. The company does spend money where it counts to make sure the residence enjoy living here. The occupants of the building is varied but mostly quiet and trouble free. I feel confident with my 5 star rating and would absolutely move into another property from Capilano Properties Management based on the good experienced I have had here.

I've had to throw out belongings and I keep my apartment very clean but with the building being so old and rundown they keep coming back. People who are homeless randomly come into the building with their shopping carts bringing garbage into the apartment. Please do not move here as you will have a big hassle dealing with bed bugs constantly and cockroaches. It is disgusting and the landlord is very slack about fixing it as she seems annoyed that everyone keeps getting them. "Move out requirements" were changed when we gave our notice to vacate and they really try to keep your pet & damage deposit by only allowing you to get companies to wash the carpets and drapes when in the beginning you're told you can do it and no one cleaned the carpets when we first moved in and they were covered with cat urine.

    When I moved in, I had provided a long list of observations including rusty appliance interiors,…read moreunmoped floors, missing tub stoppers, crooked switches, dirty bathroom walls, moldy looking corners of bathroom, missing window blinds, lockless window, balcony railing with peeling paint, dirty interior of refrigerator (hanging insulating rubbers), dirty and rusty oven and more. After sending observations, manager sent handyman and cleaner and took care of some of the things. Apparently, after previous tenants moved out, it was handed to us without proper standard cleaning. After staying for about 9 months - I moved out. I was hoping for full refund of my security deposit as I cleaned the apartment and left it in pristine state. But to my dismay, the manager who inspected the move out state charged me $175 for touch up paint. I was told in spot that any tenant that moves out before 1 year pays $175 regardless of state. It did not seem right, but I agreed on the spot (thinking it must be in fine prints in contracts I had signed) and signed the doc. But when I reviewed the original contract docs later, I did not see such thing. Then I emailed the manager about it and manager changed the narrative and said the touch up paint will be required because furniture possibly touched the walls, etc. I do not agree with that because the areas in question were clear areas and no furnitures were kept there. So the bottom line is, I was made to pay the $175 for pre-existing touch up paint needs. Its good, convenient and reasonably priced apartment but my move in and move out experiences were subpar. So...2 star for those experiences! Pros - reasonably priced, close to mall and supermarkets, good place to live Cons - the move in and move out experiences (Attached are few pics taken on the first day of moving in)

    Horridly argumentative staff, constant police sirens, echoed grinding metal of the Skytrain, daily…read moreand sometimes nightly construction and loud early 20 something neighbours that party all night every day of the week will ensure you won't sleep soundly here. The building may seem secure but I assure you the old security men will do nothing for you but allow random people into the building and hang up on you when you make noise complaints to them about other tenants fighting in the hallways. The carpets in the elevator are never cleaned and appear to be urinated on regularly as well as have beer poured all over them. The other day there was dog poo. There looks to be blood on some hallway walls, possibly due to the fighting. Fobs were recently introduced and since a spree of car break ins in the "secured" underground parking lot have been happening and rocks left wedged in doors to hold them open. Security does nothing. The suites are extremely overpriced considering you take a gamble on getting a suite from the 70's or 90's or something in between. Don't hold your breath that they will renovate for you. You can get something bigger and nicer for cheaper!! The new laundry machines are a joke and have successfully shredded and ripped loads of laundry because the pieces inside fall apart and snag your clothes while washing or drying. Don't expect compensation. Good location although the lack of a sidewalk due to construction makes it difficult to get to the station. And the thick layer of dust on my balcony and coming in through the windows from it makes it even better. And the crime in the area isn't appealing. And did I mention how rude the management is? Trust me. The smiles are very fake. You can hear them snicker about you as you step out of the office. Can't wait to move!!

With name brands that are unknowledgable and high prices this place is bound to flop. Morgan Crossing itself is a great concept just a lack of good stores to seize the area.
