This lovely B&B has four private bedrooms, each sleeps two. Three bedrooms have their own private bathroom and there is one hallway bathroom. The courtyard is landscaped so lovely with a fountain. The upstairs deck (where the rooms are) is a peaceful place to sit and visit or relax. The common living room has a full size refrigerator, drinking water, microwave, and coffee maker. There was also a TV, if you are so inclined. We had brought our own "hot pot to make water for tea. Helen made us breakfast both mornings and sent us along with fresh fruit in our cooler for our picnic lunches at the workshop venue. Helen has angels throughout the B&B which are a great reflection of her service. I recommend this place to anyone wanting a beautiful and reasonably priced place to stay in the Round Top, TX area.

Noise wasn't an issue but it looked like a homeless camp on the sidewalk. Old food boxes brought flies. Only other complaint was the ice machine, door was half open and it's outside. It has so much potential, but it attracts a questionable crowd. PROS: The room we stayed in was clean, spacious, and seemed to have been renovated somewhat recently. There are 2 nice outdoor spaces to hang out and enjoy the evening, a deck and a covered sitting area. CONS: Loud cars drove thru the parking a lot a few times overnite. Several guests seem to live at this motel. One couple seemed fine, but a couple of other folks just looked *sketchy.* When we left at 7:30 on a Sat. morning, a sheriff's car and a city police car were parked outside. One officer kept banging on the door of a guest room, calling the person by name and telling them to open the door, which they weren't doing. Another was standing in front of the office door ringing the doorbell repeatedly, because no one was there and didn't respond. We said good morning, and he said, "I wouldn't stay here again if I were you." It definitely sounded like this was not an unusual event at this hotel, which matched our impressions about some of the long-term guests.

We stayed in the blue room with two queen beds, which was decorated so well and had a huge soaking tub! The beds were super comfortable and I slept really well. I'm not sure what the other reviewer meant by hearing the clock tower, I never heard it and the train never bothered me. All four of the rooms are on the second floor, which has a pretty steep staircase, but there is also an elevator. The inn is so cute and the art gallery below is fun to peruse. I loved walking the town square at sunset and seeing all the adorable old houses around the square. It was literally a breath of fresh air from the hustle and bustle of life in Austin, and very picturesque. The drive there in the spring is amazing with all the wildflowers by the road. The icing on the cake was the well-appointed kitchen that anyone can use. It had everything we needed to cook meals, and had free cereal for breakfast. This place is amazing, and I would come back on a weekend just to get away and slow down from the city!

The place was decorated so nicely - could tell it was a labor of love. The rooms were very cute each w a different ambiance. Coffee maker upstairs & waters & even late night snacks. Also, a cute little liquor store just a very short walk up the street if you find one more bottle of wine was called for we took advantage. I will recommend to family & friends. Do hope to visit and stay here again. Thank you Red & White Inn. Ps. Only noise we ever heard was the train & some cows could be heard from the porch but nothing really sleep disturbing - and they provided ear plugs for light sleepers.

I found this place as I googled for B&B near where I was going to sky dive. They had a few sleeping options but we opted for the cottage a 1 bedroom cottage that sleeps 6 comfortably has a wooden patio with seating, AC, a cable TV, bathroom & mini fridge & micro. Clayton, the owner, gave me tour & as I walked the farm I couldn't help but be overwhelmed with the smells & it wasn't manure!! The roses, herbs & other flowers, amazing how many times I stopped to; "literally smell the roses". As I toured what stood out was the meditation labyrinth, the drum circle room, the party barn & the tree houses. These folks have thought of everything! Have kids? Well they will love the animals, treehouses & swings. Love nature? You'll love the vegetable garden, flowers & thoughtful sitting areas. Are you a hippy? Then you'll love the meditation labyrinth, drum room or fire pit. Maybe your a big family or want to have an event? They have an awesome room they call the party barn with pool table, shuffle board, full bar, kitchen & thoughtful decor. Enough of my stereotyping but you get the point, they have a variety of activities to suit almost anyone. We were planning to go to the nearby state park but after settling in & seeing what the farm had to offer- we didn't need to move. Probably more amazing then the surroundings & thoughtful activities are the owners themselves. Marsha is a talented artist & Clayton a sort of renaissance man himself were very welcoming. We struck conversations right away & within a hour or two were invited to join them & another couple staying on the farm for dinner. It's so refreshing to get to know humans that reach out to others, people that don't make you feel like strangers. If you are close or even if your not & desire a retreat from the norm both scenically & socially, try Waits farm retreat. I think you'll be happy you gave it a try.

Two of the best people I've met, the grounds were beautiful, the cottage was adorable, just what I needed to relax and get my mind off my hectic city life. We all have decided to now make this a yearly trip and we can't wait to go back! Thanks again Clayton and Marsha for sharing your home and life with 6 dysfunctional strangers....Love ya!!!!
