Bryan is the best! Bryan doesn't abandon you! Bryan's got your back! My husband and I were finally ready to buy our very first home. Unfortunately, it was during the years when prices kept going up and up, making it feel hopeless. It was as if we just couldn't keep up with the market. Bryan stuck with us for 2 years (or more), patiently riding our very emotional journey of house-hunting. It's incredibly discouraging to want to stay in the town you love, but all the average homes are basically over a million dollars and the old broken down, major fixer-uppers are at the $800 and up mark. And living in this town for over 10 years, we know all of these homes aren't worth those prices! So here we were, 40 years old, having saved up a massive chunk of money for a 20% downpayment, hoping to find a 4 bedroom house. If we put a bid on a house, we would easily get OUT bid, and so on. While viewing a particular house, I was in a spicy mood. I vented loudly the whole time about how "this house isn't worth this much money" and "we might as well live off of the freeway with our 4 year old daughter for a million dollars." And Bryan was amazing the whole time. He even let me vent to him about how stupid this all was and, dare I say it, UNFAIR it all was. Bryan is an incredible soundboard. He's like a really good friend who knows how to listen when you're really upset. He said, "The right one will come along. And you'll know it when it does." Lo and behold, right after my tantrum, a house popped up on the market that ended up being the last house we ever looked at. We were LITERALLY LUCKY on this house! I mean it! All the odds were against us, until this house. That's really how it is in California. You have to have some serious patience and motivation, a lot of stubbornness, and LUCK! ...(Aaaaand also a buttload of money). So we finally closed on our very first home! Every step of the way, Bryan stayed with us. He showed up for the inspection, gave us great advice on what to be ready for or expect during escrow. He was always easy to reach if we had a random question. The signing of documents was very easy and he would explain anything we didn't understand. During the close on the house, we happened to be out of town, so Bryan made sure our house was looked after. The pool was already turning green because the filter had stopped working, and Bryan made sure to get it fixed before we got back. He literally was taking care of our house for us! My house just closed escrow in the midst of the Coronavirus outbreak, and I am so relieved. When I first met Bryan, I had talked to several other agents. They were all very competent and very nice, but Bryan brought a combination of skills to the table that gave me the confidence to proceed. A year before, I was suddenly widowed, and had realized that I could retire and move closer to my grandkids. This meant a lot of work on my own to prepare our house we'd lived in for 32 years for a hot market. Bryan helped at every step. He made good suggestions as to price, put in a lot of time and work before we even signed and listed, helped me find good professionals for the work that was needed, and even took the time to be here to supervise them while I was out of town for the birth of grandson #3. All of this before I had even formally signed and listed with him. Finally the house was ready for our planned list date of March 1, just in time for the stock market to sink like a stone as the coronavirus pandemic grew. Bryan reviewed our price, we decided to lower it by a bit, and continued on. He held an open house on what turned out to be the last weekend of open houses in Simi Valley. We had 3 very interested parties, and one made a clean nearly full price offer. A little negotiation and we were in escrow. Bryan managed all of the little things that come in in prepping a house, and during an escrow, calmly and professionally. Even more important to me, he was available for questions, appropriately reassuring while still being realistic, and he even water the flowers he recommended for color, because he believed me when I said I had a black thumb. It's scary being in escrow while the world is shutting down, but he was a strong and calming influence, and that really helped. I really believe in the power of prayer. I prayed for direction and guidance in whether to sell, who to pick to help me, and that the right buyer would come. This sale was meant to happen, and Bryan was an answer to a prayer. No Cryin' with Bryan! We've just closed on the sale of the two-story Simi Valley home of 35 years, moving into a smaller single-story house that's just right for the next few decades. Thanks to Bryan Fleming and his team, the process was smooth and painless. After a friend recommended Bryan, we met with him in late March to learn about the process. He arranged for a stager to tour our house with us to help us understand what buyers would look for. While we readied our house for sale, he showed us single-story homes that might meet our needs. We saw a few we liked, encouraging us to move ahead. We listed our house for sale just before Mother's Day, and had 3 solid offers within 3 days at the asking price or above. Once we had a buyer, we quickly made an offer on the house we wanted. Throughout this phase, Bryan showed his mastery of the market--helping us get our house ready, setting the right price, evaluating potential buyers, and advising on the right offer for our new home.
