I have truly loved living here and looked forward to coming home to my apartment everyday after work. There are three separate blocks of apartments each with their own COMMUNITY ROOMS offering different things. I find these rooms to be a huge perk. You can relax and study, enjoy cable tv, or shoot pool with friends. The outdoor community area is my favorite and offers comfortable lounge seating, tables with umbrellas for shade, a fire pit, and gas grills. I would love to see the community rooms grow with board game options! The BIKE PATH lines the back road of the apartments offering great access to other areas of town with minimal traffic. Underground PARKING is available for an additional charge- be sure to let them know if you work at the hospital for a parking discount. There is ample outdoor parking for guests or if you choose to not pursue underground parking. The main GYM includes 4 treadmills, 2 ellipticals, stationary bike, free weights, towels, water, and some type of cable weights? There is a much much smaller gym that I believe only has a treadmill and some free weights (not positive). I wish I could pick this apartment up and move it across the country with me. Who can complain about living directly across from Hilldale Mall and aka target? Whole Foods is also just down the road.

I didn't leave the place in perfect shape but as someone with family in construction and renovation I guarantee you it was NOT worth that much. What the hell is the point of a deposit at that point? Sure it has a lot of nice reviews but interesting that they're all from 8 years ago, around the time the place was nearly done being built. Likely a promotion ran where they gave some perk to people leaving nice reviews. They're nice at first but the moment you're in there it literally feels like you cannot LIVE there. You have passive aggressive management sending rude letters and emails- to the point now where any notice from a landlord sends my anxiety up the roof, even to this day when I live in a HOUSE now. Management, don't even bother responding to this because I'm not reading your responses. I don't trust you enough to give you my real name, because knowing you, you'd be awful. At this point, I don't trust you to actually be genuine in anything you say. Everything is a nice platitude to get the next lease in your roster so you can rip someone else off.

They value the time and money of potential residents much higher than that of current residents no matter how long you've lived there. I was walked in on while asleep and half clothed by maintenance men not once but TWICE without them knocking. This is about as close as you can get to being in an HOA without ever having signed up to be in one. They are strict and often passive aggressive including but not limited to threatening to drain the pools if residents can not "cooperate" with their rules. Children are not allowed in pool areas even with adults. I also frequently had to keep my thermostat around 75 degrees to keep my apartment above a hoodie temp. due to poor insulation. Beware.

The bedrooms are not terribly big considering you have to share, but their bathrooms are huge. According to my friend, on top of $600+ rent you have to pay for electricity and utilities which probably bumps the price per month up close to $700. Which in my opinion is on the higher end for off campus housing. However, if you can afford it you should definitely consider the convenience factor of lucky. It's located opposite the chazen museum and badger bus stop, and next to a grocery store and various other food places. Overall, I'd recommend living elsewhere but I gotta give this place props for being a pretty cool place to live if you can afford it.

I would also have trouble breathing at night in my apartment. My unit also had a huge dust problem. I would vacuum every 2 days and the vacuum would be completely full. I don't have any pets and I would have two hepa filters running all day long everyday. The washer and dryer were also extremely low quality. Drying a load of clothes would take about 3 hours or more. I am also pretty sure that this apartment complex doesn't have a water softener and the water is extremely hard in Madison. For such a high cost of rent, 306 is not worth it.

Bus routes also are around the corner, as are bikes to rent. And let's not forget the Dane County Farmers' Market on and around The Square! Plus a myriad of other free musical events always but a stone's throw away. The list goes on.... A 2023 sojourn in Madison found me not just relishing every day I lived at 306 West, but having this experience indelibly tucked into my memoirs under the category, "What A Wonderful Life." And the icing on the cake for me was the presence and personalities of Property Manager Michelle Vacha and Leasing Specialist Amanda Cassarini, who make living at 306 West cool--very, very cool indeed!

But if I worked at CUNA Mutual (or anywhere on the west side), I would be crazy not to live here. The resident manager is very friendly and lives on site. The fact that he's your neighbor is GREAT both because you're notified of any changes or planned maintenance right away and because he's just around living life (which allows you to politely bother him when he's watering the flowers, checking his mail, etc. with any questions or concerns). Very accessible management and incredibly responsive maintenance! The properties (320 and 318 Island Dr) are non-smoking and no pets, so this place isn't for you if you're a smoker or pet owner. But the perks of those policies are that the buildings are very clean AND you do not have the click-clack of paws above you/the yip-yap of dogs all around. Furthermore, the community itself is chock full of polite people. One of the many reasons I consider this the best place I've ever rented is the fact that I was never disturbed by noise. One of the stipulations of the lease is to be quiet after 10pm, but I worked 3rd shift for part of my stint at 320 Island Dr and not even during the day was I woken up by music or ruckus of any kind. I know of (and have rented from) some places--especially if they're run by a property management company--that try to withhold as much of your security deposit as possible. Parkwood Arms is not one of those places. If you keep your apartment clean throughout your tenancy and then spend one day deep cleaning towards the end of your lease (my tactic of choice), you'll get your full security deposit back. I even got a credit added to my security deposit for the landlord's expected use of the utilities after I vacated the premises! At the end of the day, this is an excellent place to live. If you want a nice, little, quiet community, Parkwood Arms is exactly that.

I couldn't find anything on the west side and if I did, it was usually very expensive. I discovered Parkwood Arms Apts. via an ad for a sublet. It looked nice and was reasonably priced. I was delighted when my application got accepted. I was very happy and comfortable the entire time I had lived there. It is in a safe part of town and the apartment manager always made sure everything was cared for and under control. I felt very safe. They do a thorough background check during the application process, so all of the residents are polite and kind as well. I never had to worry about a package or my laundry getting stolen or anything like that. They have a no smoking policy, which helps keep everything clean. The maintenance was always prompt and thorough. If I had a problem with anything, the manager was quick to schedule a maintenance call for me. They are also very fair and do not try to cheat people. I have heard of places trying to keep your security deposit and things like that if even the tiniest thing went wrong. This was NEVER the case at Parkwood Arms. They are fair, reliable, and honest about repairs and maintenance. The apartments themselves are very well kept and comfortable and also plenty of extra storage space in the storage units below. Additionally, the location is ideal for those looking to live on the West side of Madison. It is nearby everything you could possibly need (The Mall, Woodman's, Convenience Stores, and tons of restaurants). The manager and the land lord go out of their way to make the tenants feel cared for and they add a lot of nice extra touches to keep the place looking nice. The flower beds in the spring and summer time are very pretty. I had many fond memories there. I only recently got out of my lease because I purchased a new home. I would suggest Parkwood Arms if you are looking for a nice rental in Madison.

The units are spacious and quiet, and each one has its own private patio. The kitchen and bathroom countertops are granite and the appliances are an attractive stainless steel. The kitchen sink has a garbage disposal and there is a dishwasher. There is also in-unit laundry for an added bonus. There is TONS of natural lighting in the unit and I can make each room dark just by closing the blinds. The underground parking is a serious bonus as well. There's also an exercise room on the 6th floor with a variety of machines. Management is super helpful and reliable when I reach out to them. One day I noticed there was an issue with the elevators (they wouldn't come when I pushed the button to call them), and by the time I emailed management a few hours later, the elevators had already been repaired. It's about a 4 minute walk to the UW Hospital and is less extremely convenient when going to shopping centers, grocery stores, etc. Also, the parking garage is very easy to get in/out of. There are certainly some things we would change, but we love our unit and don't plan to leave any time soon. Background: We originally lived in the F unit on the 5th floor, which is a one bedroom one bath around 850 square feet. The closet was ENORMOUS, and it was on the lake side, but the apartment was extremely dark as it only had one small window in the bedroom and one in the living room, and the walls were dark red. A few months in, we toured the I unit, which is also I the fifth floor, around 1,200 square feet, and has two beds and two baths. The lake view is INCREDIBLE, as both bedrooms as well as the living room have direct views of the lake. We moved in a few weeks later. Pros: I'll say it again--the lake view is probably one of the best in Madison. I wake up every morning to a beautiful sunrise over the water. We didn't like the red walls, so management painted them green for us for a small fee. The bedrooms are nicely sized, and we have a large storage closet in the hallway. The building is also very dog-friendly, as most of the tenants have dogs! You'd never know though, as everyone is very good about cleaning up after their pets. The parking garage is heated, which is great in the winter. They also have free kayaks for tenants. Cons: It's extremely expensive for not being downtown and not close to any restaurants (we pay almost $2,500 a month for our unit and two parking spots). We had hoped the bottom floor space would end up as a coffee shop or restaurant like the constellation, but sadly they became office spaces. The construction quality isn't great, and the appliances are pretty cheap (our washer is awful and has ruined more than a few shirts).

Between Lisa (the manager) who will do just about anything to make you happy (including cat and plant sitting if you need to be gone) to Tim (and crew?) to handle every maintenance detail in a timely manner. And then there the amenities - the pool, the community garden space, the car wash station (fully stocked with car washing and detailing supplies - for free!). We moved here during the pandemic so we've only heard of the legendary "community events" and have not taken advantage of the *no cost to use* lovely community space or the community work-out facility, but hope to some day. We were given an opportunity to early renew our lease at the six month mark for an exceptionally modest $20 per month increase which we jumped at immediately. I can't recommend this place enough. Sadly at this time (end of January 2023) there are no available units, but definitely put this one on your radar for places to watch for availability - you won't be disappointed.
