I found this apartment for either long or short term rentals and some apartments are furnished which worked great for me. I had a 2 bedroom 1 bath apartment that was beautiful and extremely clean. The furnishings were beautiful. The owner Constance is a wonderful and understanding person. The only down side was that I had to leave so soon. I lived there for 4 months and never had any issues. If I ever work in Rolla, MO again I will be calling her!!!!

But it was after that that fiance and I were having breakfast and discussing some of the odder behaviors we have endured and that's when my phone rang with the owner, Constance Brown denying the very accusations we had just discussed. In our kitchen. It was then I knew. These Roku devices are dated yet she insists on using them. Why? Because this family (Mother, son, husband) are watching and listening to tenants (among other things). Does that sound ridiculous? Type "Constance Brown" in the Missouri court records database. I will wager after you do, you have no trouble believing how sick this woman and her family are.

The pipes kept leaking, and the guy who came and fixed it had no clue as to what he was doing. The owner finally paid for a real plumber. The roof had a bad enough leak that it caused a bubble in the paint on the wall. Which they did nothing about, when I moved in the siding wasn't done. If call the landlord you're lucky to get an answer. I moved out two months ago and still haven't gotten my deposit back. They have no right to keep either, just a bad place to rent from all around. I suggest you find somewhere better unless you have no other options.

Our problems we have with the apartment (which we have more than plenty) either NEVER get fixed or get halfway fixed because the older gentleman who comes to fix things is not very good unfortunately. You call and 80 percent of the time you get NO answer or A woman (that I believe is named Sharon) answers with attitude and not understanding what so ever. She even claimed I lied about calling when I told her i had called over the course of 3 months to get some serious issues fixed in the apartment. I even tried to leave a voicemail but everytime i called it said the vm box was full. The issues we have are always a problem that never get completely fixed. We had a leak coming through the bathroom that caused a bubble in the paint on the ceiling and the "Maintenance" guy just spreaded drywall to cover it, he said the roof needed to be fixed after climbing up there but that was over a year ago and nothing has happened. Not to mention he layed nothing down and got drywall on all of my belongings. I do not recommend Sooter to anyone unless your desperate. We are currently trying to move and be rid of this place I will never rent from Sooter again!

This has been a problem for over two months and the part was just ordered to "fix." Leases were signed in March, then she had some communication that made her question the lease and she was told they threw away all of those leases. She has not received a new lease to sign and is questioning if she should. Plus is the 4 bedroom units are furnished and the decor is ok. Smaller units are NOT furnished. Changed ownership since she started there and lots of changes to the way the complex works have been made to nickel and dime the renters.

She wrote us up many times for bs reasons. I learned She was writing up everyone and making new weird rules for an excuse to write up ppl. She tried to get me fired from my job, called to say I was using their company truck. We own the truck but she didn't know any better. After she called my boss, which is my best friend lol he told me. She admitted it too. Since I had it on camera, the owner decided to allow me to cut the lease without issue. Considering she broke the law. Be sure to check your tenants rights. She breaks many. Also the letter she leaves about seating properly after 30 days. It's 60 so use that against her if she tries. And she can't do it the way she says. Read up on your rights.​ She gets off at destroying families with evenctions. In hopes to leave them homeless. Apartments no longer get upkeep. They fired the mowers. So we get sections done. Our grass was over 3ft tall. And they cut a stripe down the middle lol I'm sure I got some pics I'll add. Like I mentioned, maintenance man does not know how to fix things so you won't have anything fixed. We lived there over a decade. Even took care of the crap around there. Helped out other tenants. She came in a spent alpt of money on her self, office crap she didn't need. ALOT OF MONEY. And none on the property. She cut all cost and maintenance for everyone. Kicked a old lady out for a new smoking rule because she doesn't smoke. Even though she can make that rule, them apartments have been smoked in for over 25 years. Visit the property, everyone is gone. Amanda Primm can't handle a little bit of landlord power, let's it go straight to her head and abuses it badly. They also raised the rent twice in just a few months. Probably more since I left. Lied about the price too. There is also a pending case we been building against her. A few tenants have joined. Have her on camera breaking rights to tenants peace, requesting us to commit a felony fraud report, maintenance guy purposely hitting my vehicle with a 5gal bucket, and numerous other violations against tenant's. Also have her on video with drone talking about how she can kick certain ppl out, what tricks and claims she can use to unjustly evict. I'm soo happy I recorded every visit and had outside cams. She even called the cops a few times. Cops did nothing obviously because she was in the wrong. Called them for no reason, because she didn't like my attitude I guess. But I left when requested and that was all so nothing ever happened to us at least. She was soo mad that I fixed her maintenance man's screw ups that she had taken a personal vendetta against me, even if it ment making my family, kids and all, suffer. Just so she could get off on abusing the little bit of power she had. ​ I've never had a issue with the apartments or landlords until Amanda Primm. Landlord =property manager. Whatever she calls herself. So be prepared. Avoid at all cost.
