My final bill included charges for: Parking fee, Common Area Electricity, Common Area Gas, Drainage Admin, Environmental Protection Fee, Final Drainage Admin, Final Sewer Base Charge, Final Sewer Charge, Final Storm Drainage Fees, Final Water Base Charge, Final Water Charge, Rent, Rent Service Fee, Sewer Base Charge, Sewer Charge, Storm Drainage Fees, Trash, Valet Trash, Water Base Charge, Water Charge, Full Clean Needed, Extra Heavy Clean Charge, Sheetrock Repairs Needed, Trash Out Needed - 1 Bag Total. I've moved out from all my previous apartments across the country and have never charged more than $100 before - Although I have missed something, even if I double-checked, there's no way I left a bag of trash inside. I had a negative living experience here. The external fan could be very noisy, I would advise double check if there are any external fans, especially if you choose the first floor. I have multiple outside my window, and I had to move my bed to living room for weeks, the maintenance is quick to respond, but after two fixes, the noise is still evident. Also please be noticed some units don't have washer and dryer installed, you need to spend additional ~$45 per month to rent one, which they did not mention before signing. On a positive note, the staff here are incredibly friendly and helpful. This is not a complaint against any specific staff member. The location is good and the apartment is true to size.

This new towing…read morecompany is predatory and will tow your car within a couple hours of your registration expiring. Definitely choose the Braden if you want all of your guests to risk getting their car towed and being charged $300 to retrieve it each time it happens. Don't forget the exact minute you registered it either, since you won't be notified to reregister when your registration expired. One example, my registration was set to expire at 11pm at night, and I happened to fall asleep before that since it was late. I woke up in the middle of the night remembering to register my car, and it was already gone at 3am. I've lived at the Braden for 3 years and never had any issues with the previous towing company and that's after registering dozens of cars multiple times throughout my time here. Aside from the new predatory towing company making it risky to have visitors over, more of the resident parking spots have been converted into paid reserved parking spots leaving less room for residents to park their cars. This also happened around the same time the Braden partnered with the new predatory towing company - not sure if it's related or just a coincidence. Also, there is a 3 day maximum that guests can register their car which wasn't much of an issue in the past since there was a free lot across the street - now they tow. Now, the closest free parking if you have a visitor for more than 3 days is a mile away at target. Also, the resident gate on 5th street side no longer works with the sticker they give you for your car, so you have to log into the app every time to open it. This hasn't been working for many months at this point. Additional issues with living at the apartment include having ants invade my apartment from the walls two times in the past 3 months even though I don't leave any food out, keep my apartment clean, and live on the fourth floor. I submitted a request for pest control. It took them a few days to come and spray; however, it was completely ineffective. I had to go to the store and buy my own liquid ant bait to finally get the ants to disappear. While I haven't had any issues with hearing noises through the walls, the ceiling is a different story. You can hear every footstep from your upstairs neighbor, and since the building is getting older some of the floor board have started to creak, so you can hear squeaking every time the person above you steps in that spot. It took a couple weeks for maintenance to come out and fix that issue. Not great if you work from home and hear stomping all day long. Occasionally there are people smoking by the pool despite that being against the rules. Also, the pool gets packed with people in the summer that don't live here with other residents clearly violating the 2 guests maximum policy the Braden has set. This is unfortunate since the pool is one of the Braden's best features - sadly ruined by these issues. Hopefully, you aren't into grilling down by the pool either since the grill has been barely working for the past 2 years. Expect it to take a long time to get the grill to finally ignite, and most likely not all burners will turn on. Worst of all, the temperature gauge is completely broken and falling apart, so you have no way of telling how hot the grill is. The package lockers constantly get filled so sometimes they will leave it outside your door for anyone to take. If you live on the south facing side of the building, expect constant noise from west 7th street with cars/motorcycles revving their engines and speeding down the street late into the night. Expect any maintenance requests to take a few days to over a week regardless if you mark it urgent or not. The hallways used to be nicely scented and cool, but no longer have the same smell that they once had. I have noticed this varies by floor. The elevators take forever and are constantly breaking down. Most these issues I could look past but the new predatory towing company is my final straw.

    Upon arrival, I found that visitor parking was extremely limited, with only one available spot near…read morethe resident exit gate. Unbeknownst to me, the gate -- which moves vertically rather than swinging out -- had no sensors installed. As I was carefully backing out of the space, the gate suddenly and forcefully slammed down on my vehicle, shattering my rear window and damaging the frame. When I contacted the management office, I was informed that the complex takes no responsibility for incidents like this and that their gates are not equipped with any sensors. In 2025, it is shockingly negligent for a residential community to operate heavy mechanical gates without basic safety features, especially when parking spaces are placed so dangerously close to the mechanism. If the complex refuses to invest in proper safety equipment, the very least they could do is block off nearby spaces to prevent incidents like mine. Their lack of foresight, accountability, and concern for visitor safety speaks volumes about how they likely treat their residents. I would strongly caution anyone considering living here to think twice -- if they cut corners on something as basic as gate safety, what else are they neglecting?

I have experienced 1-2 roaches a week since moving in. Roaches aside, I am killing 2-4 spiders a day, along with silverfish, carpet beetles, etc. Despite maintenance coming to do pest control on a weekly basis, as well as me putting down every bait and powder known to man, it still has not stopped anything from coming in. As I appreciate the team attempting to find a solution, it is still yet to be resolved after 5 months of living here. It is not safe or habitable for me or my pet, to constantly be inhaling these pesticides while this situation has yet to be improved. Massey pest control, who is in contract with the property, says they cannot label my place as "infested" until he speaks to the manager of the complex, while the manager tells me there is nothing she can do since pest control is coming every week. On top of that, my walls are beginning to have black patches all over them that appear to be previously painted over mold. Every morning I wake up feeling ill, only to leave the apartment and feel perfectly fine. Within a month of living here cops came to my door due to a fugitive living across from me, wanting to see if lights were on in the unit, which was just one more red flag of residing here. The halls are full of trash, bugs, dog urine, beer, and USED PADS. I have attached photos and just know after 5 months of convincing myself that this is just "apartment living", I cannot emphasize enough to run away from this property. If you care about relaxation in your own space or your blood pressure at all, do NOT sign a lease here.

This property has a nice pool area and I am definitely looking forward to cooling off after work this summer. Lastly the property management staff are professional, friendly and they are attentive to your needs. I recommend living at The Lofts at West 7th and ask for Alan or Shelley. They are awesome and a big part of why I chose to be a resident.

While we did not…read morepersonally experience the pest issues mentioned in some other reviews, we did have ongoing concerns with management and maintenance. Shelley was always pleasant and helpful, but our experiences with Alan were consistently disappointing. He appeared much more attentive to prospective tenants than to current residents. One of our biggest concerns was privacy and security. There were multiple occasions where someone entered our apartment without proper notice or permission. We only became aware because we had indoor cameras. That alone made us extremely uncomfortable and was one of the primary reasons we decided to move out. Security around the property is also a major issue. The exterior doors often do not stay locked, and homeless individuals frequently enter the building and sleep or stay in storage areas. There has been human feces inside two storage units near our former apartment for well over a year, and it still has not been addressed. We genuinely hoped this would be a long-term home for us, but there are significant issues that management needs to take more seriously. The property has potential, but there is a lot of room for improvement.
