My wife and I worked hard to clean our apartment and followed everything they said during the pre-move out inspection and they only returned $50 out of our entire $500 deposit due to "$250 carpet cleaning" and a $200 sewage bill that was way higher than any we received while there. Just let them clean it for you and don't go through all that work, you won't get your money back anyway.

We liked how the patio had a door from the bedroom and from the kitchen to the outside. Upstairs was nice with 2 bedrooms. The master bedroom was downstairs. The living room was pretty small for it being a 3 bedroom apartment. If I had to live in any apartments in Folsom again this is where I would live. The location is one of the best. You can walk right to the Palladio. Walk to the movies, shopping, 2 grocery stores, many fast food locations, restaurants and even Sam's club. for having kids this is a great location. Lots of families live here and go to Gold Ridge Elementary School which is only about a 12 min walk though the neighborhood. You will find lots of families walking their kids too and from school daily. This complex is also gated. Even though it is gated, we did have our car stolen and the Sheriff found it 12 hours later in a ditch by Loomis..... car theft is pretty common amongst the apartment complexes in Folsom no matter if they are gated or not (it really does not matter)

First Issue - I was in the front office to use the public access iPad and printer that they have out to print out (5) papers - One of the managers came over as I was grabbing my papers from the printer, she told me that I'm not supposed to be doing this....? A week later, I needed a single page printed - the public iPad had been reconfigured with an access lock on it and the ladies told me that no-one can use that, or the printer. Awesome help, for the 2K a month I spend to live here. Second major concern - I was told the second community center would be open a few months after I had moved in - it's been 7 months. I asked again recently and "they're not looking at opening it anytime soon." This is ridiculous.... Third major concern - the main gym. A month into living here, the 55, 60, & 65lb dumbbells were removed or stolen. I am an active body builder and need these. I was informed by management that they would be replacing them in just a few weeks - that was 6 months ago and they HAVEN'T been replaced. Fourth major Concern, I live on the second floor and I have algae and dirt scum on my steps leading up to my apartment. It is a hazard for how bad it is. Management and Maintenance both said that they would take care of it and pressure wash it for me. After having to ask three times, when I was already affirmed that they would handle it, their response now is "We don't have a pressure washer." Seriously absurd. Fifth and last concern, The hot-tubs are warm at best, they're not hot. Disappointing, because I love a nice hot hot-tub, warm ones are bleh. I love this location and where I live but management, timeliness, and false accusations are not okay from a public service community team. They should spend a little money, and act on what they say they are going to do or be fixed to make the tenants happy. I pay a ton to live here at Sherwood, Folsom, CA.

We had an upstairs neighbor with dogs and a kid- stomping any hour of the night and lost sleep regularly. We had to move units at one point at our own cost. In addition, when we asked for service on ant pest control, not only did it take over a week (even when I told them there were hundreds including in our beds biting us awake) nobody ever communicated when they would arrive. My wife had to leave the house with our toddler for two hours unplanned or risk losing the chance for pest control. As some have noted, there are some unprofessional workers (a minority are quite nice- usually maintenance or custodial) that seem unfit (Cameron for one). The hallway carpet is so gross for a new apartment and there are dog poop stains (I've had to avoid full turd loads on the floor left for multiple days). This is not luxury- this is overpriced. It was only my boyfriend and I who lived here We noticed our smud bill was rising in June of 2023 out of nowhere and we were confused because we haven't started using any new appliances or devices so we asked Management to check our ac unit to see if there was anything wrong. The maintenance guy came back to us saying they checked it and nothing was wrong and to contact SMUD to see what was wrong. (NO REAL TECHNICIAN WAS CHECKING IT). So from June all the way to September when we moved out, our smud bills were over $300 sometimes $500. And within this timeframe smud has been in contact with us , checking every device appliance outlet that was got and they even told us that even if we left EVERY device or appliance on 24/7 it shouldn't be NEAR the amount we were paying. So again in August I reached out to management and they sent a REAL TECHNICIAN into our unit and saw that the ac unit was messed with causing the AC to wrack up all these bills. Now we have over $1000 in smud bills and management isn't doing anything about it to help. We've been in contact with Management since sempteber looking to find a solution to this. We even asked if they would so kindly reimburse us for the smud bills we had to pay. Nothing. Adriana was wonderful when I first toured and signed my lease. She was friendly, knowledgeable, and made the whole move-in process easy. I didn't work with Trina or Danielle as much, but any time I did interact with the office team, they were polite and responsive. I guess no one likes to follow the rules that's stated on the lease. The amenities looks dirty so don't even bother using it. I warn anyone wanting to live here or still live here to get out as soon as you are able to. As this place has been declining rapidly in so many ways. Maintenance is to be desirable if you want anything to be done in a timely matter or correctly, very unprofessional. Lots of other tenants seem to have similar issues. Notes on office door with complaints. Such as water heater exploding from old water heater to mold. I wouldn't be surprised if this complex has roaches and internal structure damage on the foundation. Do your homework and look at other review sites and not just this one. Even the sister property overlook has awful reviews. Do they not keep up with servicing these things and just wait for it to flood someone's apartment. Hopefully you are not downstairs as all your stuff will be ruined. The cons outweighs the pros on a massive scale. If you are looking to live Folsom look elsewhere as it is not worth it.
