Don't listen to The complaints about briar Lane in actual fact it's not the company it's the actual fact of the people that complain that's the problem briar Lane is a fantastic company they strive hard to please you and make sure your place is good standing I lived with this management for years they are one of the best in the industry believe me !! So if you have a complaint regarding damage or to fix something in your unit when you call you have to have patience and be polite and you will get it back the same way thanks Mr. Ross Retired special forces. read more

Firstly, never try to do business with these people. They are extremely unprofessional and decide to respond once every three days. They had us sending applications and other information back and forward for about 5 weeks before we decided to give up with them. Found another place and got thru with another leasing agency within 3 days after. Collin Lee is an extremely unprofessional person to deal with and emails like if he's texting you, filled with spelling errors and casual wording. He's not accommodating whatsoever either, it's like he is purposely trying to not get it rented. Avoid read more

Briarlane Rental Property Mgmt - We let him know that we won't be moving forward and his response was "Ya" after having us run around for weeks trying to get this place. - Property Management Near Me - Markham, Ontario

Stay away from this company and do not rent here!!!! I was a resident at 55 Brownlow near Eglington and Mount Pleasant last year. While I was a tenant at this property for two years, I was sexually harassed by my one neighbour down the hall from me on the 15th floor. This guy also harassed other women in the building, and he would not leave me alone since day one that I moved in. He was extremely aggressive, would walk around the hall drunk, was mentally abusive, was twice the size of me, and the whole situation was a very scary experience! For most of that time I just tried to stay away from him, but he would continue to harass me in the hall when I saw him, would stand in my door watching me through the peep hole, give me the finger and stand in front of my door as you see in the below photo, talk badly about me to people that worked in the bars and restaurants in the area, would ask where I work and what time I finish while passing him in the hall, and would knock on my door drunk. It was complete nightmare! I am relieved I am away from him. As the harassment started to increase and get even worse, I put in a complaint with the superintendent couple at this building, and also put in a complaint with the building manager Rob to let them know how serious this has become. They did absolutely nothing to help me. You know what the building manager told me?! He wants to avoid a human rights issue. I couldn't believe it! Then I had to hire to paralegal to help me get out of there. I also had to call the police twice on this guy, and he was cautioned by them to stay away from me. But still he continued to bother me and come near my door and insult me. It was insane!! Since then I have become extremely cautious in terms of what company to rent from, refuse to go that near that area, and will never rent from Briarlane Property Management again. I would also recommend for single working young professionals to stay out of this area as well. It is not good. If you are a woman that lives in this building, and this man has harassed you, please call the police and report it! What happened to me, and how I lost my home was not right. read more

Briarlane Rental Property Mgmt - Property Management Near Me - Markham, Ontario

Slumlords. They are pure garbage. Do not rent from these rats. Head office at spy court is the absolute worst. They get their legal team to keep writing threatening eviction notices to stir up fear amongst tenants and try to evict good standing renters so they can hike up the rents. It's all just one big game to them. They're bullies and I hope Karma repays them their service one way or another. read more

Do NOT rent from these people. The super is actually good but the management company is AWFUL. I have lived at 10 Walmer for almost 6 years. 3 months ago, after they cleaned the garbage shoot one day, I started having mice appear in my apartment. They have basically done nothing to fix the problem other than laying down a few glue traps. I found out through the super that he has over 10 units actively complaining and has been waiting for over 8 weeks to get Briarlane to approve a work order to treat the whole building. He said there are mice everywhere in the building and he is at a loss as to what to do because Briarlane refuses to act. They also own the old triplex next door which they have allowed to fall into complete ruin. It is abandoned and is occupied by squatters and is dirty, dilapidated and a complete eyesore. They also apply for above-guideline rent increases whenever they can. During the pandemic they applied and were approved for the largest legal rent increase with no explanation to tenants. I was given an invoice for over $500 dollars about a month and a half before Christmas in 2022 and told to pay within 60 days. Legally, they need to give tenants 180 days. I wrote to complain and all they said was I had to pay "by the end of the year". Do yourself a favour and save yourself from the stress of dealing with this company. read more

Is there zero option for stars because they don't deserve any. Head office must hiring requirement is "MUST BE RUDE AND OBNOXIOUS TO ALL TENANTS TO WORK HERE" because it seems that's the service I get every time. When we had rent reduction and we didn't have to report the discounted rent, that's the only time they were nice to me and told me it does not apply to this company which was total BS! The woman Mary J. was the worst type to deal with and when she quit, other woman took over and she was just as rude, told me to move out every other month so they can rent the place who pays more. THE WORST property management and disgusting service is the great name for them. ps. This is not about Superintendent, it is about the head office. read more

If I could take stars away I would. This company said we owe money for administrative fees, we have to pay money if they cannot rent our apartment even though we gave enough notice according to the LTB guidelines. When we try to call and talk to someone about it they do not answer. They just send mail saying this will affect your credit, you must pay, but we should NOT be on the hook for anything. TERRIBLE. DO NOT RENT FROM THESE PEOPLE. TELL WHOEVER YOU CAN TO STAY AWAY. read more

if I could give negative stars I would. From actually losing our first months deposit, to bed bugs, to extremely rude superintendents and terrible customer service from the property management company when issues escalated, my experience living in a building managed by Briarlane was horrible. The only positive thing I can say is they bring in a cleaner 2-3 times a week for the main floor, elevators & shared common areas. read more

Filled out an application at 1525 Birchmount Rd. with Tony (the super) who seemed ok at first until he told a racist joke which he alone laughed at while my husband and I sat there looking at each other in disgust. That was definitely the initial RED flag however, considering he practically guaranteed the place by filling out and making us sign the lease agreement and going back the next morning with a bank draft for first and last months rent and a bank confirmation of no NSF's, we thought ok we will let it slide until he called Monday morning and said we were declined and was unable to give a reason why. REALLY!!! all that work for what - to hear a 60 year old man tell a joke about why white men's assholes were black! for what - to pay the bank $9.50 for a bank draft that had to be returned! Briarlane is a mess! A large corporation getting rich of immigrants while trying to preserve their racist heritage. SHAME ON YOU!!! Do not live in any of their buildings. Do not ignore any of the negative reviews. I believe they are all true considering our experience. Regional Manager Erinda Shehu should also be trained in a customer relations and integrity course. She has no manners and lies like a rug! Go live in one of their buildings if you wish however, YOU'VE BEEN WARNED! read more

Went to check apartment in 10 Walmer road. Onsite staff said he has apartment available in 11th floor. But when he saw me said it's gone only 2nd floor apartment available. But after coming home when I sent email he said the 11th floor apartment is available. But when visits to see again he said now only 3rd floor is available. He keep changing the availability details only possible reasons I can think of is he is racist. Because when he sees me he changed his word. read more

If I have the option to give no star I really would. This company is full of crooks especially their employees. I lived in one of their buildings infested with cockroaches and spiders. The building staff is very rude and the property manager who goes by the name of Sheila vendor is a crook. No manners at all. She will barge in to the Unit without knocking or without the tenants consent. Trust me every tenant I came across had nothing good to say about her and there are so many negative feedbacks against her. I don't understand how did this women get the job. Now when I moved out, briar lane didn't even contact me and they make a case against me with collections that I owe them money for something I wasn't even aware of. Legally they can't do that especially me not even knowing that I owe them money. So I call collections and I learn from them that I owe them money for repairs they did when I moved out. So I had to live in an old building infested with cockroaches and I have fallen ill as i was living in that filth. Sheila vender and briar lane are a bunch of crooks and I really hope they get a taste of their own medicine and their business goes down to the ground. Please stay away from this terrible company and do not rent their buildings. For the sake of your health, save your time and your money and stay away from these crooks. read more

We overpaid our rent and after three months of following up to no avail, they never returned our money back.

I rented with Briarlane for 14 years. Here are some of my experiences: - The building had a chronic cockroach problem, and management's attitude was that roaches were an unavoidable fact of life. They only ever treated for roaches once a year in the middle of winter (although summer is peak roach season). - On multiple occasions, dirty water dripped through the ceiling into my bathroom from the unit above me. The superintendent told me there was nothing they could do, and this was just part of living in an apartment building. - Whenever the machines broke down in the laundry room, management said it was the tenants' responsibility to call the laundry service provider. They said the laundry room is leased to a third party and has nothing to do with them. - One time, the super thought there was a flood and broke into my apartment in the middle of the night while I was sleeping. (There was no flood. And there was no reason they couldn't have tried calling me first.) - Briarlane applied for above-guideline rent increases about once every 3 years. When there was a rent freeze during the pandemic, they applied for the largest possible above-guideline increase with no explanation to tenants. - When I moved out, they confirmed that there was no balance owing on my account and no damage to my unit. However, they have not returned my unused rent deposit. I have been following up for months, but the people at the head office rarely answer the phone or reply to any emails. read more

390 Queens Quay West 1. Would give this a 0 star if I could. Don't trust what they say to you when you sign a lease. We were told that laundry renovations would take a month after we signed the lease, it took them 11 months to actually complete the renovations, so we couldn't even use there machines. 2. Don't bother having more than 3 people over, if you receive a noise complaint you will be threatened with eviction, without a warning. Security will also call the cops on you, when you aren't even that noisy. read more

This company is a joke. Apparently my building has a new property manager, and I use that term loosely, but none of the tenants have been notified. Their advertisement of this building in Burlington is a flat-out lie. They advertise $65/month for parking, but I pay $45/month, so they're ripping off new tenants. The building is a dump, it's filthy beyond words. There is no security, yet they claim they have cameras everywhere. They pay their employees to lie, I've never seen a higher turnover ever, and they've only been managing this building since November. Nobody responds, nobody cares, their "president" Brad Smith is most likely a ghost, he doesn't answer any emails or phone calls, he's most likely vacationing with the ridiculous rent he charges for dumps. If you're looking to rent in Burlington, stay away from Burlington Square. With no building manager and an incompetent temporary staff, you're better off living under a bridge. read more

Terrible company. They make you go through an incredibly invasive rental application process that includes giving a money order of first and last months rent for the application as well as having a bank statement that declares your entire bank balance. Rejected multiple guarantors citing that they "did not need to give a reason." Extremely lazy, unprofessional head office staff that offer no help and do not bother to keep you updated on the status of your application until it is rejected. Don't waste your time. read more

One word to use for Briar lane is Thieves. Inspite of giving the 60 days notice period for exiting the apt this company has not returned our deposits money approx 1800$ till now (2 months)which is our sweat and blood. When we called the property administrator who is always rude speaks threatening languages told us, we dont have credit and to call headoffice. When we call headoffice no one answers. Inspite of stealing our money these people did not have the courtesy to even let is know via mail why the money was taking neither our final inspection says anything abt the whole money being taken. They are heartless predators who sent us even rent increase notice during pandemic when ontario has a freeze on rent hike. We request the tenant board to please help us and we urge every other person to think twice before renting at a place managed by briar lane ( only exception - superintendents here have been very helpful) read more

Do not rent here , they don't listen . For 5 years the Cat Lady has been feeding stray cats , then raccoons, and fox come for free food . I had a wheel barrel and a propane tank in the wrong spot , moved it , put it where The super told me . Management from head office , came cut the lock and stole them .?please don't rent here . Worst neighbours I have ever had , old people stirring up shit . Waiting for .... . Not nice people. Things to ask for if your planning to rent here . 1 where the cat lady lives , 2 where does peeping Tom live 3 Can I have everything in writing 4 parking is all screwed up thanks to John . And the idiot who has no friends still feeds the cats and squirrels. It's the type of neighbor everyone hates . Her husband is well you know, as sharp as a tack . Fingers crossed she gets bitten by a stray or a raccoon , or sprayed by a skunk LOL The cat lady is back in the bushes, bordering on someone's property . Does this cat lady, apt 122 have no respect for anyone. And her dummy husband will call the police on anyone that is watching her do this . Then lie to them . Check out the lobby and windows and door on how dirty they are from her touching everything with wet dirty cat food hands. Some of the neighbors are going to collect stray cats around he house and take them to the city of Kawartha Lakes door steps. Caution before renting from Briarlane. Tenant of about 10 years. The Good: Rent isn't horrible for the 5 Capri Road area I guess. The apartments are large. The Bad: - Rent increases yearly. Sometimes over and above the allowed rates (we actually had to get the tribunal involved recently and lawyers about ridiculous rent increases). - Briarlane is a horrible company to work with directly. I had an extra parking spot on a month-to-month plan that I cancelled, stopped paying for and received a notice of eviction if I didn't pay for the unused parking spot I cancelled two months previous. - My fridge has been broken inside and leaking. After multiple repairs (and the inside still cracked and broken) it has not been replaced (five years and counting). - Apartment maintenance is non-existent - Office staff is horrible. It's useless to call. No one there understands the request over the phone and immediately asks for an email. Most requests you "have to come into the office" for which is only open Monday to Friday: 9am - 5pm (good luck to those of you who work!) Plus the feedback from other Yelp reviews is 100% spot on. read more

Lived in a building managed by this company for about 7 years. While the building super was great, the office and head office management is terrible. No weekend hours - so you have to take time off work to go in to the office. They hire contractors that are all about quick repairs - not good repairs. I lived with crumbling walls and plumbing because they wouldn't complete repairs properly. The lady in the office, Dana, is one of the most miserable people on this planet. She is rude, ignorant, nasty and just incompetent. The husband is not so bad though - better to deal with him. All people in the office and individual buildings are not English as a first language which can create frustrations for anyone that is. Head office is less than helpful and the head property manager there is just as miserable as the onsite person. They spend money on useless upgrades ($20K plus in individual parking gates at each building. Supers that do not do snow and ice removal properly or quickly (many people leaving before 7:30am are at risk of injury). They put up signs trying to negate their responsibility for this. I really hope the new management company coming in to my new residence is NOT this one! read more

Worst company every. My apartment flooded due to faulty pipes and the super handed me a vacuum in the middle of the night and said I'm off duty. Absolutely the worst experience ever- matinence issues took months of waiting and multiple emails and calls to be completed, pests caused lack of sleep landlords refused to do anything about it. broken doors drawers locks and appliances when we moved in, no buzzer for first 8 months living there, absolutely the worst experience ever, submitted a T2 form for retribution of rent- not worth half of the overpriced rent we had to pay. read more

Was renting an apartment in London ON CA from a company that sold the property to Briarlane. From the start with them nothing but issues. My old company stated that there were no fees associated with transferring my lease to another person. Only when Briarlane took over is when I found out they charged a fee and would not honour the other companies promise of not charging a fee. MONEY GRAB!!!! I tried to explain my view point but the management team only cared about this "administration" fee. No humanity at all. MONEY FOCUSED! Would never rent from a Briarlane property.. if I could rate a lower star I would. read more

I am a painting contractor and contract for Briarlane Rental Property Mgmt. for painting services. I must say that Briarlane is very slow at paying their contractors. I know of others who are always waiting to be paid. The property managers wants their quotes before the tenants have vacated the premises which is almost impossible to do when trying to price around furniture and apartment clutter. A common saying has become, "The cheques in the mail". Yet it generally hasn't even been issued yet. I would not advice working for this company. They don't believe in good communications with contractors. Only concerned about saving the buck. Worst corporation I have ever had the displeasure of working for. Do NOT trust these people with your labour!! read more

We lived in the Centennial House apartments in London, ON for 14 years and have seen a lot of property management changes over the years, but Briarlane is by far the worst! They have no no respect, care, or concern for their tenants. Natasha Weaver can be extremely difficult to deal with (she conveniently rewrites the facts) and is the main reason why we decided to terminate our tenancy. Communication within the company is poor, calls are not returned, and the office staff have trouble handling the simplest of tasks (ie: providing a rental receipt for income tax purposes - still waiting 6 months after multiple calls and visits). Briarlane has gained a negative reputation within the community and property management industry due to their questionable business ethics and practices. Think twice before renting from this company! thestar.com/news/gta/200... Published by The Star - Landlord can't off-load hydro costs, board rules In October, a group of 70 tenants took the landlord, Briarlane Rental Property Management, to the Landlord and Tenant Board, alleging the company had "harassed, coerced, and interfered with their enjoyment of their property" by installing smart sub-meters and off-loading the cost of electricity to them without their consent. In a decision that will likely affect a handful of similar cases, the board sided with the tenants. "I find that by transferring the hydro (electricity) payment obligation from the Landlord to the Tenant without consent agreement ... the Landlord harassed, coerced and threatened the Tenants and interfered with the reasonable enjoyment of their rental unit," wrote Caroline King, the board member who presided at the hearing. "This latest round was different because the change was forced on tenants," said Benjamin Ries, a law student with Downtown Legal Services who represented the tenants. The decision has importance for the ongoing issue of the use of smart meters in apartment buildings, said Mary Todorow, an analyst with the Advocacy Centre for Tenants Ontario. "It reinforces that tenants have a choice." read more

Do not deal with them. Horrible experience and getting worse, from pests to eviction notes by mistake and unauthorized entries in tenant's absence or even at night. They hire the cheapest workforce they can find, e.g., some don't speak English at all (how they are supposed to take care of maintenance if they don't understand what tenant's needs are?). We had one super with a criminal record. All they want is to keep increasing rent by doing nothing - we had times when tenants had to clean common areas themselves, that's how bad it was! Never rent at 82 Warren road, they took over this building a few years ago and completely destroyed it. Management doesn't listen to complaints. You don't like it - get out, it's your problem. DO NOT RENT WITH BRIARLANE!!! read more

Easily the worst management company I've dealt with. They refuse to allow you to take the application/lease to a lawyer, demand things that are now considered human rights violations, fail to meet the most basic maintenance standards, ignore the RTA/LTB rullings, and will threaten to evict you at every turn, good tenant or not. Save yourself the nightmare, go anywhere else. read more

Horrible all around. Superintendents are brazen enough to talk down to you regarding asking simple questions, they do not clear up misunderstandings properly or explain themselves, they get confrontational and antagonizing right off the bat when your just trying to talk and explain, they then play victim when they get you all fired up and upset after being so rude to begin with and laugh and tell you to call property management, when you do, management never calls you back. They tell the other super to deal with it who automatically takes their co-workers side without asking why your upset to begin with and is completely NON objective in the situation. Management does not care about you, they want you to be unhappy so you'll move and can charge the next tenant 500$ more month. The supers know they have no accountability that's why they laugh in your face and talk down to you. DO NOT MOVE in with any location with Briarlane as management, they want condo prices but have zero class. Don't be desperate, they get away with it because of demand but when Eglinton changes and they have more high end competitors, they will not last due to their reputation, and will eventually draw in desperate tenants of low class like themselves. read more
