To put it bluntly, John completely shattered my expectations and went above and beyond what I thought a full service agent could do for us. I was looking for someone with demonstrated experience, a good reputation, solid connections in the local real estate market and who was extremely detail-and-results oriented. I interviewed agents in the beginning, and selecting John was a no brainer after seeing his presentation. He knew the market and demographics, but what won me over was his hands on ability to prepare a property for sale and market it (most agents just talk about what they are going to do for you, but he had a portfolio with video and pictures of his work). His design aesthetics and construction background caught my attention - a John Beeney trademark and bonus that not many agents have, which proved invaluable. John treated the prepping and sale of our condo like it was his own home. I think he practically lived there for two weeks, pondering on paint colors for the walls, tackling lighting issues, replacing fixtures, completely resurfacing and painting a marble fireplace, mending carpet, directing a team of people to bring everything up to his incredibly high standards. No detail went unnoticed. As if that weren't enough, John even spent a significant amount of his own money to add finishing touches and fixtures, clean, take professional photos, create dazzling marketing materials and design a website. All in two weeks. When it came time to show the property, John knew exactly how to generate the right level of excitement and enthusiasm. Offers came in a mere week after hitting the market. I would not hesitate to recommend John as a realtor in SF. He is as good as it gets!

He always has my best interest at front. He gives great honest advice all the time. He knows all the major TIC owners in SF and single handedly pushed through some incredibly needed TIC agreement updates at my request. I could not have done it without him and was stunned at how well he knows his business and regular properties. Really a relationship and partnership with Anthony. As a first time home buyer and first time TIC buyer (and later seller) I wouldn't use anyone else. I tried a number of times and no one competes with Anthony. He also won't harass or bribe you to yelp him, which I'm sure is why I'm one of just a couple reviews here. I feel like I'm doing the yelp community a favor more than him by writing this.

In both cases, the properties sold for more than the official appraisal value. I had separate independent appraisals done for both properties to help determine if we really wanted to sell the properties prior to hiring Dylan. We knew that the rental property would be harder to sell because we had tenants who has been there for 20+ years and their rent was way under market value. We did not do any upgrades to that unit, however the tenants in the other unit had move out and left the property in a very bad condition. Dylan came in and recommended some very good contractors/Vendors/Designers to help us bring the unit to a marketable condition. On the mom's estate, we also did some very significant upgrades to bring the property up to a sellable condition. Think, little old lady who had lived there for 50 years and had not done any updates except of critical maintenance for the last 25. Dylan made this process very easy. Once you have hired him, he will do all the legwork for you. Basically, meet the contractors/Vendors and get you estimates for any changes that would be needed to get the property into a sellable condition. He and his team will recommend things to change to get you the most money possible for the current market. Basically, he brings a whole team with him. All you have to do is say yes or no to what needs to be done. On the rental property, we put in about 50K+ just in the lower unit. On the other property, we put in 130K + for upgrades. In both cases, these investments more than doubled in the final purchase price above the original appraisal. Dylan also recommended that we price the properties lower than my appraisals. He explained to me that this would bring in more buyers to view the property. He was right. We got multiple offers on both properties. I would definitely use Dylan again to sell any property. He is very easy to work with. Also, he recommended that we use Compass Concierge to help finance some of our upgrades. This is basically a short term loan to help you make the necessary changes to your property so that you can sell it. Any work that is done is payable when you sell the property. It's a win win for everyone involved. When we saw the final pictures of my mom's house after all the upgrades, my nephews were all amazed. We all said that now we wanted to buy the house. Hire Dylan, you will not regret it.

If you get an opportunity to get time during one of the broker open house days, where Dylan and other brokers quickly see a wide variety of properties, Dylan can show you around 20+ properties in a day. They might not all be in your category, but definitely worth seeing to find your right place in the market. He was super helpful, giving us information on houses, and being honest when he didn't think the house was right for us. My favorite thing about my whole experience with Vince was how easy going he was. I would classify myself as relatively difficult, texting him at 10PM about a house I wanted to see the next day and he made it happen! He also got last minute offers in at lightening speed. We couldn't be happier with his service, we love our house and all the advice Vince gave us.

We've worked with two other buyer's agents in the past and, frankly, Vincent blew them out of the water. With our previous agents, we received constant emails about new listings that did not fit our criteria or price point. It felt like a constant high-pressure sales tactic that was more focused on locking in a deal (and their commission) than finding us a house that we would enjoy AND could afford. With Vincent, we had the opposite experience. He spent the time to understand exactly what we wanted in a house, our price cap, and what neighborhoods we liked. He only shared relevant listings, and it never felt like he was pressuring us to look at houses that would not fit our needs. Something you learn very quickly with Vincent is that he is focused on long-term relationships with his clients. We never felt any pressure from him, and, in fact, he gave us extremely frank and honest advice and actively discouraged us from making offers on several properties with red flags that he discovered. Vincent has an eye for detail and notices things that even trained inspectors miss (as we saw during our buying process). At every turn of the buying process, he was in our corner and fighting to get us the best possible deal. During the actual buying process for our home, Vincent was able to negotiate several major concessions from the sellers -- including a price reduction. We were impressed by his work and happy about the purchase. But this is where Vincent truly sets himself apart -- once we closed on the home, he didn't go MIA. Instead he connected us with excellent contractors for the work we needed done on our house. If Vincent recommends someone for a job, he stands behind their work and makes sure everything is done to his exacting standard. On multiple occasions, he's helped me talk through projects with different contractors, using his encyclopedic knowledge of the trades and home improvement to help communicate exactly what we wanted. And it doesn't hurt that he's fluent in Spanish! I cannot recommend Vincent highly enough. He's truly an awesome realtor (and person). P.S. We have not sold a home with Vincent, but we originally found him through an open house of his that my wife attended. She saw the incredible work he had done to help the owner remodel and stage the home before listing and knew we had to have him as our realtor. If we ever sell our home, we will definitely have Vincent as our listing agent.
