Fast forward to 2026: an independent inspection revealed that they installed the vapor barrier directly over the bases of our original metal support posts under the main girders. This trapped moisture against the posts, causing severe rust, corrosion, and weakening that is now leading to significant settlement and sagging floors throughout the house. A reputable local company (American Crawlspace Solutions) confirmed this damage is directly tied to AquaGuard's improper installation. They quoted over $11,000 to replace 20 rusted posts with new adjustable supports just to stabilize the home and prevent further failure. This is a serious safety issue that could have been avoided with proper installation techniques (like protecting or elevating the post bases). I have reached out multiple times via email (including detailed follow-ups with photos and the ACS report attached) requesting they review under their "lifetime warranty," send an inspector, or at least respond. Crickets. No reply, no report, no accountability. If you're considering AquaGuard for encapsulation or foundation work in the Atlanta area, think twice. Their work caused thousands in damage, and when confronted, they ignore customers. Very poor customer service and questionable workmanship. I now have to pay another company to fix what they broke. Everything had been updated before the purchase except for the walkway to the porch. It was in horrible shape. Some areas had broken off and you could easily see how the ground had eroded beneath it. It was truly a safety hazard. About a year and a half ago, I started calling companies who do concrete repair. Anchored Construction popped up first in my Google search, and I should've looked no further. I spoke with owner, Travis Bullington who seemed to totally understand what I was imagining my walkway to be. I sent him a few pictures of current walkway, yard, driveway, etc., and within days, he emailed a computerized drawing of exactly how the walkway would look and an estimate of costs. He also explained they would haul off all the old concrete, and spread grass seed and straw where it had been. This is where I really goofed. I hadn't researched, and had no idea how much the project would cost. I assumed his estimate was reasonable, but I wasn't sure if I could afford it at that time. So, I thanked him and that was it. He was so nice and understanding and let me know the door would always be open if I changed my mind. So, I started calling other companies, and yes, I did find some that would cost a little less than Anchored; HOWEVER, I quickly understood why! The first company said they would break down the old concrete walkway, but I would have to haul it off myself! Uh....no thanks! The next company, also a little lower in price would break down the walkway and rent a huge garbage receptacle that would be rented for at least 3 days and would have to stay in my driveway. Nope. Then I spoke to a man who was a one man show. He seemed nice, said he would definitely haul off the concrete and was the cheapest price of all. Yay! For the next 15 months, he was very difficult to reach. When he did take my calls, I heard excuse after excuse as to why he couldn't yet do my sidewalk. Too busy, sick, concrete machine broken, yada yada yada. Although I had been very patient and understanding for 15 months, he finally quit accepting my calls. So, here I was. No closer to completing my project than when I started almost 2 years ago. Every time I had spoken with another company, Anchored Construction was still on my mind. No one I spoke with had been as kind, professional or had been so detailed as Travis with Anchored. So, I decided to eat a little crow and email Travis again. Over time, I came to realize that I definitely wanted to work with his company and their prices were completely reasonable. Had I done a little research on my end, I would've realized that 2 years ago! So, he came to the house and spray painted the yard exactly where the walkway would be. That was so helpful for visualizing what it would look like. Before he left, we had a scheduled date to begin my project. The crew that came first was so nice and did such a great job. They pulled up the old walkway and loaded the concrete on their truck, dug out the shape of the new walkway, laid the gravel, etc. They even took that dirt and filled up some deep gopher holes in my front yard! The next crew, also very nice, came another day and poured the concrete. I had imagined it would just be a curved walkway like we had discussed, and I was so pleased with all the extra details they did! They even made the area before the curve more narrow than the rest. Every person who has come to see my new walkway loved the narrowed part and commented on that first! It's still plenty wide enough to walk on, it just gives it a little character. I can honestly say that I wouldn't do one thing differently, other than hire Anchored Construction after my first call 2 years ago! I'm truly thrilled with the outcome. Travis took my idea and turned it into a beautiful addition to my little home. I'm already thinking about a couple of future projects and I will absolutely use Anchored Construction for them!
