In June 2025 I reported a sagging load-bearing header over my patio opening that bound the sliding door nearly shut. I provided photos plus laser/level evidence. HSR opened Work Order #XN787021 and scheduled Weathershield to inspect on 8/27/2025. We had multiple misdiagnoses - stating foundation settling despite clear evidence otherwise. After that, months passed with vague updates, repeated "Board review" stalls, and no written plan. On 12/18/2025 HSR finally confirmed in writing: "the header over your first floor unit needs to be replaced" and "the Board has approved the repair." Despite this, HSR still will not provide a repair date, written scope, or the inspection documentation supporting the decision. As of 1/11/2026 - over 9 months after first notice and weeks after "approval" - I have no schedule, no documents, and no accountable point of contact. During this period the exterior was opened for inspection without clear communication or a defined restoration plan. It remains open. This is not cosmetic. It is a structural repair HSR has failed to manage with basic professionalism, exposing owners to unnecessary risk and cost.

Schrank & Associates managed Tierra Grande Courts Condominiums for years and their primary job was collecting money and when asked to make repairs, residents were made to pay SPECIAL ASSESSMENTS but the promised repairs never came. The TGC Condos are almost never repaired and as a result, many of the condos contain MOLD ( as you can see in the photo) which is in the cement foundations and throughout the units. Beware because MOLD can make you sick and residents have become sick, but Schrank & Associates didn't care.

The flooring has been falling apart since we got here. Still waiting 8 months later to get the floors fixed because only 1 guy knows how to fix it. The flooring was not done correctly the subfloor is all unleveled. They should get more maintenance to assist so they don't exhaust that one tech if that's really the case. Now my house have been flooding on and off since 3weeks with sewage. They constantly cancel work orders without doing them saying it's an open work order we can cancel it. Unfortunately, because they have had an open work order for my floors since last year. Then over the winter when it got freezing cold -30 they said they because I only had one return vent was the reason and that it wasn't cost effective for them to make another vent to keep our family warm. So they said just keep everything open should help the house wouldn't go over 60+ degrees. At this point I'd say when looking look at all reviews for places and be very wise and cautious. How can they want so much from tenants high rent and still don't keep up with the maintenance requests. They wait last min to do lease renewals to up your rent last min making it hard for you to move. I had to call the city to have them to get it together. They lied to the city and told them I said it wasn't urgent. Grateful I have evidence. We thought we made a good choice. But we were wrong. We have our children here and to live in this filth is ridiculous. Paying now 2550 here with them not worth it. Find somewhere else to live. Worst experience. Terrible company. Don't rent or hire them to take care of your property find someone reliable, responsible and honest. This ain't the company.

When they finally responded because there was water pouring through my ceiling like a waterfall, they tried to tell me that they didn't have my correct phone number yet it was the same number id had multiple texts and calls with since they took over managing the building in April of 2025. The "contractors" that did the repairs were unprofessional, caused more damages to personal property, Kevin accused me of being deceptive because my photos were not "time stamped". I have a claim in with my renters insurance and neither my insurance company nor myself can get a response from anyone at REI. I've asked REI to please respond. Not to mention I found this Google review today. Ed Crespo is the manager in charge of REI. But apparently he likes to make reviews on google and pretend to be a tenant. Other tenants have had issues with them as well and action needs to be taken. If I didn't have to give them at least one star to post this, I would give them none.
