There was one lady whom suppose to work with me named Stephanie (long story, but let me make it short simplifying thing), she mentioned she talking with owner for the past approximately 4-5 months , therefore no result. That how I was about to get Dan which I finally meet him. He fired that lady, Stephanie, then got another person. That all good. I rather reach out to Dan for any quicker responses. He is the main person. So, things happened, got things settle, and made a good deal for me for one month. It wasn't a bad deal and got most of the thing fix like ceiling fan in living room, replacement 2 fans/light upstairs, fix heather, eh, it was all taken care off. Alright then, that my simply journey story. I end up staying another year but more likely stay here 3 more year for the kids school. All that thing being happening, henceforth one I recommend go through it, however always get Dan or each out to him. Someone might help, but he is the one you actually need to take things care of. I wanted to share my experience with this property management company as a prospective tenant. I…read moreultimately did not rent from them, but I did tour a property and submit an application. I completed two self-guided tours, and both times I had issues accessing the property. The first time, I was fortunate enough to reach someone by phone who helped me get in. The second time, no one answered the phone, and I was unable to access the property at all. I was also one of the first applicants for a home I was very interested in. I explained from the beginning that I was on a timeline because I had applied for multiple homes and needed to make a decision quickly. This particular home was my first choice, so I wanted to get my application processed as soon as possible before declining another property. I was told they would begin processing my application, but days went by with no progress or communication. I called for three consecutive days, sent multiple emails, and received no response. On one of those days, I called twice and was told the person handling my application was busy signing leasing documents, they would call me back but never did. What really stood out to me was that after multiple unanswered calls and emails, I finally emailed them saying I wanted to withdraw my application--and suddenly I received an immediate response. The home itself was beautiful, spacious, well-priced, and had a lot of potential, which is why I was willing to overlook some things. However, when I toured it, the property was not move-in ready. The carpets had a strong odor, the walls and baseboards were heavily scuffed and needed paint, the showers had moldy/old caulking that needed to be replaced, the toilet seats were faded, and the backyard concrete had significant grease and dirt stains. I asked if these things will be addressed before move in, I was told cleaning and carpets were likely to be addressed and everything else was upon owners discretion. There was one gentleman I spoke with who was extremely kind, helpful, and responsive. Unfortunately, I was told he went on vacation, and my experience with the rest of the office was completely different. Communication became extremely difficult, and I found several interactions rude and unhelpful. Ultimately, that became the biggest red flag for me. If it was this difficult to get a response while actively trying to become a tenant, I became concerned about what communication would look like if I actually lived in one of their properties and needed assistance with something important. I began to look into their reviews online and seen that their lack of communication was a common theme. Someone named Dan appears to be rude, responding to yelp reviews in an unprofessional manner which was another red flag. I can't speak to the experience of actually renting from this company because I chose not to move forward. I can only share my experience with their touring and application process. The property itself had a lot of potential, but the lack of communication and follow-through was enough for me to walk away.

It's been exceptionally hard to find help with some properties in the Sacramento area that I can't manage myself. During my initial search, most of companies I talked to in the area over promised and under delivered. From the first call, it was clear that they were lacking professionalism, industry knowledge and some never even called me back. I do have high standards of course as I myself have been doing the job for 10 years but I couldn't believe the experiences I was having with these other companies. When I finally found the Allegiance team, I was so relieved. Not only are they great at what they do and got these properties rented quickly, they are just fun to work with and very down to earth. Their knowledge, professionalism, fair pricing, and outstanding customer service also set them apart in the industry. They will continue to be my first choice in the Sacramento area and I can't recommend them enough. Thank you Allegiance Team! Highly Recommend!

The actual carpet invoice is dated the next day, August 19, and totals $2,477.80. The $400 carpet-cleaning charge on the same statement is backed by a vendor invoice dated August 23, five days after the statement was issued. The $50 "yard work to repair damaged lawn" was mulch and small plants, $49.59 per their own sheet. They also charged me $21.41 for a kitchen faucet leak I had reported through their own maintenance system. I was never given the after-repair photos California law has required since April 2025. I accepted $2,425.30 of the charges in writing and asked for the remaining $1,574.70 back. OPM's written replies did not address a single disputed item: "This matter is now considered closed," and then, "This will be our final communication on this matter."

I initially spoke with Kristen, who took the time to explain the process, answer my questions, and let me know that Marshal would be following up with me. Shortly after, Marshal reached out and was incredibly responsive, professional, and knowledgeable. He sent me detailed information directly via email, answered every question I had, and made what could have been an overwhelming decision feel straightforward. Before contacting RNB, I had reached out to another property management company, and the experience paled in comparison. They weren't nearly as helpful and mostly directed me to their website for information. RNB's personalized service and communication really stood out. We were fully planning to move forward with RNB until our plans changed and we decided to sell our home instead. Even though we never officially became clients, I wouldn't hesitate to recommend RNB to anyone looking for a property management company. Their customer service is exceptional.

Overall, communication with the property management company itself was good. They answered the phone, responded to my questions, and processed my application fairly quickly. My frustration was mainly with how long the approval process took and some of the repeated questions I received. When I toured the property, I brought my partner with me, who lives in the Bay Area and was not going to be living in the home or included on the lease. Shortly after the showing, I was asked whether there was another adult who needed to be added to my application. I explained that there would only be one adult and one dog living in the home. My rental history apparently showed two adults and two dogs at my current residence, which is accurate, but my circumstances for this move were different. Despite already explaining this, I was asked again later to confirm whether there would be another adult and another dog living at the property. I found the repeated questioning a little uncomfortable and unnecessary after I had already clearly answered it. I was initially told the approval process would take approximately a week, but more than two weeks passed without a decision. I was told they were waiting on the owner and, at one point, that the owner was asking again about the number of adults and dogs. I understand that owners have the right to review applicants and ask reasonable questions, but after providing the same information multiple times, the process started to feel unnecessarily drawn out. After about 15 days, I had already secured another home and decided to withdraw my application. There were definitely positives: the property management team was responsive, easy to reach, and processed my application quickly. However, I think the owner approval process could be much more efficient, and once an applicant has clearly answered questions about who will be occupying the property, they shouldn't have to repeatedly provide the same information.

The home was available four days before our daughter's wedding, so we took it. The home had a continuous smell of something foul that couldn't quite be identified, so attempted to cover the smell with plug-in air freshener mostly unsuccessfully. We had to unclog sinks and bathtubs with Draino in order to use them. The refrigerator had to be replaced while we were there and it was our responsibility to coordinate with delivery. When we found cockroaches in the house, and black widow spider nests in the backyard Kristine suggested that we use whatever pest control company we preferred (isn't that what they are there to do - manage the property?). Now, they are trying to charge us $1100 for cleaning of this home. We had our cleaning service to this house every 2 weeks while staying there and left it significantly cleaner than we found it. Myself and other tenants have moved strictly because of this company and how awful they are with privacy, communication and unlawfully keeping your money without any proof or receipts (AB2801). One time when it flooded really badly I called for maintenence but it was insanely busy because everyone was flooded and I called back to let them know I could take care of it and the person I talked to was really nice and appreciative and I could tell she really cared about what everyone was going through. Ryan who is one of the senior personnel was also professional and nice to work with. On one occasion I put in a wrong account number for rent which caused me to be late by a legitimate accident and he took care of it. The biggest thing he did though was give us a couple of months notice when the owner decided no longer to rent. Having the extra notice we had plenty of time to find a new place and at our request he coordinated us moving out a few days early with the owner which is definitely not required by property managers or home owners who you have a lease with. Finally I would just advise that you don't put to much weight in the reviews of people whose applications were not accepted. It seems to me like this is just an unfair avenue for someone to vent their frustrations when they never received a service from this business.

She did not tour us around, instead she was just on her phone and kept looking at her watch as if we were wasting her time. Mind you, we were supposed to watch fleet show in SF, but we missed it because she was late. Before we left, we already had the conversation that we will start the application. She told me that she will send me the link of their website since we can't apply in zilllow. I waited and waited, but there was no text message so I sent a message to the phone number that I was texting to prior. But there was no response. Few hours later, the rental property was off the market. Tried searching their website and viola, it was not there either. What's my point of writing this? If you don't like us (maybe because we are ASIAN?), you should've told us right there and then. Before you even say that somebody applied for that, we made sure that there was no pending application for that property.
