No-frills studio type hotel close to the Miami airport. The overall facilities looked reasonably…read morenew and grounds were nicely kept. The neighborhood also felt safe and comfortable as the hotel was on a street with other hotels and business parks (although drive 2-3 blocks out and you'll be in a more Latino/Cuban area). The rooms were small but clean and with a kitchen area, stove, and full-sized refrigerator. Only gripes were that they don't give shampoo (come on, how cheap can you be?!) and they don't offer hair dryers (front desk supposedly had some, but they were all out). Stayed here since most other hotels were occupied due to the Food Network Festival in Miami. Got a decent rate for ~$100/night which was a good price for that particular busy weekend. Bottom line: I have no problem with a no-frills hotel and the studio with kitchen and fridge were convenient, but come on, don't be so stingy and not even offer shampoo and a hair dryer. 3 stars for the room and faciliities minus 0.5 stars for being so stingy = 2.5 stars.

The landscaping is pretty nice and it is quiet (aside from the airport runway , literally 1/2 mile away). I don't mind it. It's clean, well kept and ample parking. So, a few caveats..These rooms are smaller than the other Extended Stays in Miami area.I'd say "cozy" if I were only here for a couple weeks, but for 2 1/2 months, it feels small. Other review said stingy on shampoo, hair dryers ...totally agree! You have to ask for these items at the desk (or maybe before arrival?). So request these before expecting these or any other items in your room. If I was staying overnight, that would totally suck. Thankfully, I have my own toiletries! If you dislike the smell of cigarettes, get a room near the end, where there's less foot traffic. Rooms near the laundry get more noise, and smokers walking by. Laundry is clean and well lit, and strangely, not very busy. There's a Publix within 3 minutes drive of this location, as well as Walgreens, CVS, Subway, McDonalds, and yup, Burger King near Whopper Way and NW 7th St. I would stay here again, but for a shorter extended stay!

The room we stayed in was lovely and brought a "home" feeling while we were in it. The pool area was relaxing and the bay views really did it for me! The parking decal was a great feature as I am used to paying $25+ for valet parking at other properties I've stayed at. I will definitely be back and recommend my family from Argentina to stay here when needing accommodations. Also, HUGE shout-out to Ernesto, the manager. He answered all my inquiries quickly, and his hospitality was the difference maker. Can't wait to be back soon!

We were in a one bed (king bed)/one bath with a full kitchen that included everything, as you'll see in the pics. We had a very nice view that we enjoyed while eating breakfast. The unit was quite large . The living room had a pull out couch (think trundle bed) that was a quick open/close. We enjoyed that for us to cuddle on the couch to watch TV. The complex has a pool and a gym onsite. You'll find coffee available from 8a - 5p everyday in the lounge on the 7th floor. The staff at Miami Vacations and at The Towers were very friendly and willing to assist. I would totally stay here again! The pics were taken as we were checking out, so that's our stuff you see.

Franklin Suites definitely met my location expectation and I was also pleasantly surprised to see with the safety the building provides. There are cameras everywhere, a girl can never feel too safe. With convenience stores, coffee shops, bars and shopping all near, Franklin Suites is ideal for its walk ability, especially to the beach. The cleanliness of the room was great but no frills here : two windows with an okay view, no closet but plenty of shelving, hangers and an iron. I really can appreciate the full kitchen feature with small stove for cooking and a microwave, making it convenient and great for a longer stay. The bathroom is small, including the shower. I am petite but would definitely understand how a larger adult would be uncomfortable in the shower as well as the bed. Although the bed was in a frame, it was very low to the floor. The process to book was smooth and the concierge was readily available, responsive and friendly. It was a great accommodation for my trip, definitely giving studio apartment vibes, I enjoyed every minute!

My recent stay at Beach Haus Key Biscayne (Unit BH105) in the newly renovated building was marked…read moreby significant maintenance issues, missing amenities, and highly unprofessional management behavior. While the property is marketed as a "fully functioning home," my experience was far from seamless. Maintenance and Cleanliness Issues: Upon arrival, I discovered a group of large ants swarming on the bathroom floor. The unit also suffered from a slow-draining sink and lacked basic supplies, including a toaster, dishwasher, and onsite laundry facilities. Despite being a rental unit, we initially had to request basic essentials like bath towels, hangers, and eventually even toilet paper. Furthermore, the heated pool was unavailable during our stay. Communication and Amenity Discrepancies: Communication with property management was difficult because their office is closed over the weekend, which is highly inconvenient for guests checking out early Monday morning. There was a significant discrepancy regarding the welcome email; although management claimed it contained all necessary details, I never received it and had to call to obtain the initial door code. Other notable issues included: * WiFi: Instructions and passwords were not provided in the unit. * Beach Access: We never received a fob for beach access. While management pointed to a public pedestrian walkway, the Key Biscayne Beach Club was restricted, and the Grand Bay Club was only available Tuesday through Friday. * Appliance Use: There were no instructions provided for the convection oven, requiring a staff member to come to the unit to explain its operation. Disturbing Payment Dispute: The most concerning part of the stay occurred on our final night. Due to issues processing my credit cards and my inability to pay in person while at a festival, the property manager sent a photo of police officers in the building hallway, stating, "The police are here" and "I need the payment today". Management also appeared to withhold access to the unit, stating they needed a photo of an authorization card and ID "for me to open the door". I was eventually forced to send a text authorization and payment confirmation for $2,375.02 while away from the property just to resolve the situation. Conclusion: Given the pest issues, lack of basic kitchen amenities, and the high-pressure tactics involving law enforcement over a payment timing dispute, I cannot recommend this property. I requested a credit of $100 per night due to these many discrepancies, but management's response remained unprofessional throughout the process.

They were perfect for a few days of vacation, but would have been comfortable for a long term stay as well. There was a small kitchen with stove, microwave, and sink that was outfitted with the essentials: plates, cups, wine glasses, etc. A large fridge was also available which housed all of our leftovers as we dined about the island and Miami. There was on-site parking available too. The amenities perfectly supported every vacation need. The infinity pool in the center was the perfect temperature for a dip daytime or evening. Lounge chairs and tables surrounding it to relax. The Beach Haus also has access to two beach clubs! As a guest, you can access the beach via the club up the street. A five minute walk with chairs and umbrellas for everyone to use. There is also access to the beach club at the Ritz Carlton. A few blocks over, but with an outdoor pool, restaurant, and beachside drinks available. Above and beyond my expectations for amenities. Elizabeth manages Beach Haus and she was absolutely fantastic. She was very responsive, super helpful, and so kind. Even before we got there, her messages and information put me at ease. We cannot wait to book our next trip here.
