Really nice and friendly staff poor knowledge. after being told repeatedly go ahead and submit your…read moreapplication pay the $150 for the application fee and as long as your incomes OK and you don't have any crazy criminal record you should be approved after him hauling around for about a year I go ahead and decide to do it. Meanwhile I currently live in a building where my rent is 1650 a month that I've also had to apply for a credit check. after being repeatedly told that they can approve the application even with not so great credit. The only stipulation was that I would possibly have to pay a larger security deposit. Which was fine for me because I get it my life decisions and it's no one's fault that my credit the way it is, but I know my debt income ratio is good. My partner and I make a decent chunk of change so therefore, knowing that I could definitely pay the 1600 a month they requested for the apartment. And I also had no doubt in my mind because if this didn't go through I had another apartment lined up in my current apartment building that I had to do another credit application for and my rent is going up to $2200 a month and I was approved for that, I would think that I had no problems moving into this townhome. It just sucks. I just wish they knew how that their operating system worked before letting me burn $150 and then on top of that they wanted me to pay $250 with the 150 before they even ran the application. So I was looking at a total of $400 being out of just a poor process just consider before you rent from here. The only reason why they denied me was because of some things that were in collections which majority of mine were medical bills. That i'm currently paying on monthly but for one reason for just some items in collection to take $150-$400 from someone is kinda not really good business. Just please know how your system works before you waste, hard-working peoples money. What a joke. I would also like to add the staff is really nice people just the operating system that they use and go through. It's just kind of a joke. Also when doing the application don't even know if I completed everything correctly because it was just so poorly done. You were filling out things over and over again so who knows if that had a contributing part to it being denied just really mind-boggling if one application says that I am eligible to pay $2200 a month in rent and another $300 a month and utilities to lower my rent down to $1600 a month I'm not approved makes absolutely no sense whatsoever I even know of a sex offender that lives in the development but that wasn't a red flag. A couple medical bills and collections. Come on now.

They say it's only dangerous when it's wet. Problem is it's damp every morning. Rent is exorbitant for what you get. Cheaply built. I broke my lease to buy a house and they looked for reasons to add charges. Made me pay for new carpet without even TRYING to clean it first.

They keep up on the grounds and are consistently updating and improving the place. Rent can be a bit steep, look for the cost to go up b 15 to 20 dollars per year on monthly rent. The pet policy is fairly strict, if your dog is 40 pounds and under, no problem. If its likely to be larger when fully grown or over fed then they won't be able to accommodate you. Personally I think the main issue is with the scat. They've placed station with free bags and dropping deposits about the area but many people don't bag after their animals. Fortunately the staff does an excellent job clearing things up, though I'm sure they would prefer to be doing other things. The exercise room and pool are nice and the clubhouse is a great resource for entertaining. You have to put down a deposit check of $250 to reserve the clubhouse but its never deposited unless the place is trashed. I usually have a check on file for 6 months at a time. If you clean up after yourself there is never any problem. The place has been a great spot for raising my daughter, its in Plains local school district and there are a number of other kids out in the central play area most of the summer. Its within walking distance of Raisin Rack (a organic grocer), Fisher Foods, and Rite Aid. My one complaint is that the townhouse setup includes a shared intake register setup that allows sound to travel easily, so if you're inclined to argue, or use a loud speaking voice, understand that your neighbors will have full details of what you say.

I WOULD NEVER RECOMMEND. We lived for a year, it was our…read morefirst apartment so I'll admit we were a bit ignorant about the process. We did a quick walk through and the stuff was nice, and we signed the papers without doing a thorough search of the apartment (which i never recommend) but since we didn't really see anything major when we did our first walk through we didn't think anything of it. I feel they took advantage of us being noobs The day we moved in their was a bed bug in the bathroom, at the time we didn't know what a bed bug looked like so we just flushed it down the toilet. More little bugs kept popping up as the weeks passed and a few bites, so I decided to look up the bugs and great bed bugs. -.- MORE ISSUES: The guest before us left the place a mess, we found rat bedding or something all over the carpet in the second bedroom, but since the carpet was the color it was, it was hard to see until our roommate moved in a week later. we brought over a carpet cleaner and cleaned all the carpets multiple times, and there were HUGE dust bunnies. The fridge had sticky stuff at the bottom. There was something sticky on my closet door. A piece of the carpet right by the door was missing and had the nails sticking out. We notified maintenance about the carpet, since that was the only thing we couldn't fix on our own. We told them probably four times, and never got it fixed. THEN (yeah there's more) we had a bee problem. STILL have no idea what was up with the bees but we found about 40 dead bees by our sliding door. we taped possible entry points to keep them out but nothing did the trick, notified management, nothing. But then winter came and solved the problem for us. SO, back to the bugs, they wanted us to pay for them, after some arguing we got them to pay for them. They handled the bugs pretty well, making sure we got sprayed. However, I had bites EVERYWHERE. We didn't have people over EVER because of embarrassment which is why I plan on staying anonymous in this review, but wanted to spill my truth and experience. We had to get three nights in a hotel because the bites were making me sick, and WHY WOULD WE WANT TO STAY THERE! The amount of bugs were VERY few so it was hard to find out where they were, it took three sprays to finally get rid of them. We had a brand new couch, that we had to take apart to make sure their were no bugs inside, had to pay for bed covers and pillow covers to protect our belongs, wash all of our clothes, multiple times because we didn't want to risk them having somewhere to hid. (even though, we had a small infestation we were taking all the precautions) I had nightmares for months, still do. Checking the bed because the thought of creepy crawls on me is terrifying. We didn't even live in our apartment for about a month, and ended up moving in with my parents briefly. So, after the first spray we told management about our hotel fees and all the other fees that were adding up because THEY gave us bugs (or the resident before us, either way their fault), they told us that they would work on trying to get us reimbursement in form of rent if we could give proof of our hotel purchases, we did, but that never happened. CONSTRUCTION: They decided to replace the siding or something to every building around us, which would have been fine, but we did not get any notification about the construction. It was very loud in the morning through out the middle of day, especially when they were working on our building. It was very distracting especially when i wasn't feeling good and trying to take a nap, or just wanted to sleep in after a long week of waking up early. I just think it was rude of them to not give their residence a heads up. ANIMALS: We had two cats later, and told management we planned on getting cats because we weren't sure if we could get two. We were allowed and told we would be charged. We were never charged. So, obviously we didn't say anything, we did our part. They never charged us for a deposit. We thought MAYBE they were going to let the pet fee slide because of the bugs and the shit we had to go through when we first moved in, guess not. I had no intention of writing a review, I figured at least they worked to get rid of the bugs, if not the other stuff. However, i changed my mind after we didn't get our deposit and we're billed Move out day: we decided we didn't want the next people to have the same issue as us. So, we spent four days cleaning and fixing little things. However, we forgot to clean the oven, and got billed for them having to replace the carpets. (The carpets should have been replaced before we moved in. they were already not in good condition) WE WERE TOLD JUST TO LEAVE IT THE WAY WE GOT IT, and we left it a million times better then we got it, yet since we trusted them and signed the paper we had to pay This place sucks.
