We moved out September 14th 2025 and our unit was professionally cleaned (paid $200+), we painted the walls, filled in holes, scrubbed all markings, etc. etc. We waited for our security deposit to come back, but it never did. We reached out October 28th (after the 30-day period in which landlords must notify the tenant if they plan to deduct from the security deposit), and we were told "oh yea we sent it two weeks ago let me check". Never got it. This went on for literally two months, them claiming it was sitting with UPS, etc. etc. We FINALLY got our deposit back on December 10th, with a letter that stated they withheld $850 for painting. Painting. We literally scrubbed the walls with Mr. Clean, filled in holes, and even repainted parts because we had some and heard they might try to do this. The condition would barely border on normal wear and tear, but DAMAGE? No chance. I don't know it to be true, but my guess is that they are doing this to every single tenant in their portfolio. I will be pursuing them legally on behalf of likely the thousands being scammed by them annually regarding security deposits. Wish me luck.

This is a high-end luxury property, and the incompetence of this management team is shocking. They are unresponsive, unprofessional, and appear completely unfit to manage any property, let alone a premium residential building. I have been trying to resolve a major water intrusion issue in my unit since April 2025 -- an issue that should have been handled with urgency and care. Not only has Marquis failed to provide proper mitigation, but they have also ignored multiple follow-ups and closed the incident file without resolving the damage to my unit. It's now months later, and I have yet to receive any adequate response. To make matters worse, the on-site staff is dismissive and unqualified, and concerns raised by residents are either brushed off or flat-out ignored. This is not just poor service -- this is gross negligence. There is also a growing concern among owners that Marquis is actively trying to manipulate or reinterpret association rules to serve their own interests, rather than uphold their fiduciary responsibility to the owners. This company should not be allowed anywhere near luxury condominium buildings. They are degrading the value of our property and eroding owner confidence. If you are on a board considering hiring Marquis Association Management -- do yourself and your residents a favor and look elsewhere.

I am an out-of-town investor from California with 5 properties in Miami Beach. They are small…read morecondominiums that I bought around 2015, and until early 2018 they have caused me nothing but trouble: I was trying to be cheap, and rather than having these units managed professionally, I asked a local friend to take care of renting out these units. That turned out to be a serious mistake. In one unit I ended up with renters who not only repeatedly failed to pay rent, but in addition also destroyed parts of the unit. That caused me significant losses, whereas the other units were barely profitable, mainly because of vacancy. I was not particularly excited about getting a management company involved, but since I had no plan B, and the neighbors recommended JMK a local Miami Beach management company, I thought I would give it a try. The highest priority was (a) to get my destroyed unit restored, and (b) to find decent tenants for the other 4. All of this needed to be done without me being directly involved (I live in California). The only constraints I provided were a budget and a timeline. This is how it went: JMK found the contractors, picked the materials, and had the unit restored. The work was completed a few days ahead of schedule. I never actually saw the work, but since the tenants that are currently in the unit appear to be happy, I assume that it was properly done. JMK was responsible for identifying these tenants. It looks like they know what they are doing: not only did the unit get rented out just a few days after the repair work was completed, but in addition JMK was able to get a rent that also covers the additional expenses for the professional management. In conclusion, this was a very positive experience. My units were finally a profitable investment, and in addition, I no longer have to be involved at all. That's what I was hoping for. Chances are that I will soon purchase a multifamily there since prices in Florida are much more affordable than here. I'll update the review, based on how that goes...

I believe that Icon Realty was involved in hacking my bank account. I leased an apartment in the heart of las olas/Fort Lauderdale from December 2016, from Atlantic loft llc. I agreed to pay a 2 month security deposit of $2400 as well as first, last and security (pretty standard) got my key, etcétera. After 2 different companies handling our property, ICON Realty came in January 2020 and revamped property by implementing a ***online payment service ***** aka , a way to get into your bank account. I questioned who this is and why I had to use this system to pay, not only to be replied with "It is our new system and you have to use it, you must pay rent this way or consult your attorney" As I went ahead and used it but decided to not renew my upcoming ending lease of 3/30/20. I emailed, texted and explain that I would not be renewing the lease because not only I don't trust the payment system, I had a very difficult time communicating with Benjamin (who by the way runs the whole thing). He ignored all my calls and the ones he replied, he did very rudely. I promptly moved out on schedule and handed him the keys along with my original lease agreement. He took the keys and said that He did not have a refund and I would need to wait 30 days to receive one on the mail. Now 30 days later. My bank account has been HACKED and bank investigated the multiple charges leading back to that January rent payment. I have been getting random withdrawals from different wiring entities totaling over 1k so far. Due to covid19, I can not yet file a claim in court. Abe knows every patch of land in Brickell, Edgewater, Downtown, and other parts of Miami.
