    I lived here for exactly 2 years, the majority of which were during the Covid-19 pandemic/lockdown…read more What really appealed to us when we first signed was the amazing front desk staff, but the staff did have a pretty high turnover rate and by the end of our stay, we were less than impressed by the staff. Pros: -Very quiet apartments: we could rarely hear our neighbors. -LOCATION!!!! You can't get better than this location, especially if you work at/near UMN. I didn't have a car, but never had a problem managing/getting around. -Rent specials--we got 2 months of rent off/year for signing a 2-year contract. -The apartments are really nice, and well maintained. Maintenance crew is always great. -Natural light is unbeatable. In the summer, we sometimes never had to turn our lights on! Cons: -Lax covid restrictions throughout pandemic; staff didn't enforce any of their own rules. Furthermore, the staff themselves always had their masks sagging off their noses/mouth and wouldn't bother to pull them up when approached. They were also pretty rude about it when we reached out to them. -The kitchen sink faucets really suck--the water isn't dispersed and it comes shooting out so it would always spray everywhere when we turned the water on. -Lots of hidden fees: $25/month for amenities (which they continued to charge throughout covid, even though they canceled most of the amenities), $4 transaction fee to pay your water/sewer, etc. -I felt they were pretty dishonest with the deposit. We kept our apartment really clean, and also spent 3 hours cleaning it before we moved out, but $25 (+ $50 for "painting") was still deducted from our deposit for "cleaning." They clearly just scrape a bit off the top of everyone's deposit. -Somehow these apartments just get really dusty really quickly! We would do a deep dust/vacuum every 2 weeks or less, never wore shoes in the house, had no pets, but there would always be a thick layer of dust on our toilet/counter tops within a few days! Have no idea if it is a ventilation problem, but we changed our air filters and even purchased an air purifier but nothing helped. Even though the cons section is pretty long, I would still live here again if I had to! I really loved my cozy apartment here and enjoyed being walking distance to so much stuff. The frat bro-y staff was the biggest turn off for us.

Some of our favorite things about 7West include: * Amazing staff that really cares about their residents. I've seen/heard of everything from them sending flowers to newly engaged couples to helping move-ins from out of the country get acclimated. There are regular resident events with delicious food and amazing prizes. And the care doesn't just extend to the human residents... dogs are favorite visitors to the leasing office, with scrumptious treats and lots of head pats available to all. * Beautiful apartments. They may be smaller (at least if you're used to a house), but the spaces are so well designed you'll never miss the extra square footage. And the huge floor-to-ceiling windows with loads of natural light help a lot, too! * Great community spaces, including the biggest, nicest gym I've seen (after touring dozens of downtown apartment buildings). The community room is spacious, the patio has a fantastic view of the river, and the (underused) tea garden is tranquil and beautiful. * You can't get more convenient of a location. One block off 35 and just a few blocks from downtown. Within walking distance of the west bank light rail station and campus. Lots of bus stops. Nice Ride, Zip Car, plus all the scooters. A half a dozen restaurants. And with the new Trader Joe's just down Washington (an easy 12 minute walk), I can't think of anything that would make it a better place to live. * Active but quiet neighborhood. You'd think this would be a noisy location, not at all conducive to sleep, but it's actually pretty quiet around here. There is so much to love here at 7West. From the moment you walk in the building and are greeted by staff that takes the time to learn and remember who you are, you will feel right at home here. (Seriously, the staff is the absolute best!)

    Just moved into the apartment this past week and I must say that I am very impressed. When I first…read moregot here, they had a service drive where I could pull my truck into to unload everything. I think this would be very useful if you are planning on moving in during the winter. From the service drive, you have easy access to the parking lot and the elevators which go to the apartments. The gym here is awesome. The treadmills sync to your apple watch so it can give you accurate workout results. They have enough cable machines to keep anyone happy. Downside is that the dumbells only go up to 50lbs and the bench is a smith machine. Otherwise can't complain about the gym. The gym is open 24/7 I believe... The pool and lounge areas are pretty nice. There are 4 to 6 grills (didn't look too closely) so there is plenty of grilling space to go around. The people here are all pretty nice and haven't seen anyone causing trouble yet. The main lounge area/pool deck at the center of the apartment is shut down at 10pm so there isn't any issues with noise. All in all, no complaints so far. The apartment is beautiful and you get a lot for how much you are spending. Hopefully will write an update review in 6 months to a year.

But, I wanted to specifically write a review regarding our interaction with Logan in maintenance. My family and I have never encountered someone so courteous and willing to help. Logan's customer service and interpersonal skills were unmatched!! He went above and beyond to resolve a plumbing issue for us that we were very grateful for. Logan is the man and I hope management acknowledges him for his tremendous efforts!!

    Truly the worst place I have ever lived…read more Management is absolutely awful. Numerous noise complaints and frequent smoking odors were ignored. Cindy Cook, property manager, dismissed us by saying "that's just how the building is" and stated that the only thing that would make us happy is if she ended our lease and she let us move out. When we chose to do so and asked for the lease termination in writing, she recanted her statement and planned to charge us for a lease buyout. A simple phone call to Cindy asking if the rooftop was closed since the stairwell door was locked was met with her response of "no, why would it be?". She is rude, incompetent, and should not be in any type of managerial role. Maintenance and the cleaning crew unlocked our door and attempted to enter our unit unannounced on two separate occasions because management had informed them our unit was unoccupied while we still very much lived there. Don't be fooled by their promises of "beautiful downtown views". Heritage Landing refuses to have the exterior windows cleaned and you can't see anything out of the filthy windows. The parking garage, which will cost you $175 a month, is dark and dingy with overhead pipes that leak and leave rust stains on vehicles. The building is outdated and the elevators are frequently out of service. Despite blasting the AC all summer and racking up very high electric bills, our apartment never cooled, even with the blinds closed all day, and we were consistently sweating at night. When paying thousands of dollars in rent a month, residents should at least live comfortably. So incredibly disappointed and dissatisfied. Steer clear of Heritage Landing at all costs.

The reviews online lead you to believe that management is responsive and helpful (especially due to the hefty rent prices). My experience was the opposite as management has lied to me and wouldn't taken any actions to comply with the lease agreement. I do not recommend signing a lease here. Here are the main issues: 1. Constant parties & excessive noise 2. Manipulative & non-responsive management My apartment was adjacent to the community room (Penthouse Pub). When touring, I directly asked questions to Alex to learn if noise and parties would be an issue. He told me that "the penthouse pub never has noise issues because no one uses it". This is a blatant lie as the Penthouse Pub is reserved almost every weekend for large parties. Even when it's not reserved, the Penthouse Pub is abused with loud parties until well past 2 AM on all days of the week with drunk people roaming the building (safety concern), residents screaming, furniture rearranged and dragged loudly across the floor, and loud music that can be heard in the hallway and multiple floors down. Due to the weekly issues, I have asked management to take some actions to remedy the situation (especially after lying to me during my tour). After promising to take actions, they have ultimately done nothing. They have even removed the sign from the door stating the rules of the Penthouse Pub and tucked it to the side so it is not immediately visible. I have continued to follow up and management has admitted that they will do nothing so these were my 2 options: move to a smaller/ less desirable apartment (but continue to pay my higher rent) or shut up and deal with the issue because they have no control of the building. That is not reassuring to hear as a resident. Here are other shady things that management has done: 1. Remove assigned parking spots with only a few days notice and clear outrage from residents - the parking garage is now over crowded and full of people who don't pay to park here since it easy to park in the garage now. 2. Also remove our guest parking with only a few days notice. 3. Allow residents of the neighboring apartment (724 lofts) to have access to all amenities of Borealis. However, Borealis does not have access to 724 lofts with our current key fobs. I have lived in many apartment complexes with varying degrees of management. This management is the most deceptive and least responsive that I've ever experienced.

I am so grateful that I was able to call Fair Oaks my home during this challenging time. Having such beautiful, stress-free living arrangements was immeasurably helpful. The quiet, natural beauty of Fair Oaks' courtyard just out my back door and the amazing (and free!) Minneapolis Institute of Art just across the street provide daily sources of respite. My apartment's interior is also beautiful - with the charm of the building's historical origins yet very well-maintained and appropriately modernized. For me, it is also very important to live in an apartment that did not add any stress to my life. Fair Oaks achieves this on every level. - Every work order I've submitted has been completed in less than 12 hours, by extremely courteous and skilled maintenance people. - The landlords and front desk people are simply the best. So incredibly friendly, helpful and attentive to our needs. One small but telling example: one day my husband was exiting the courtyard and happened to run into our landlord, who noticed that my husband's key was sticking a bit in the gate lock. So, unprompted, our landlord gave my husband his own key. How's that for service. - Location. As a medical student and resident, I worked in several hospitals all across the Twin Cities, so a convenient, central location was important to me. Fair Oaks is situated very close to 94 and 35, which means that it is quick and easy to get anywhere in the Twin Cities. We are also very close to downtown which makes it easy to bike or cheap to cab/Uber there - very helpful for avoiding expensive downtown parking. Lastly, this is an awesome neighborhood to live in. In particular, Eat Street has really been growing in recent years, with new, exciting restaurants popping up every few months. It's fun to be able to walk to a variety of interesting bars/restaurants. - Security. Not only are the buildings and courtyards very secure, but via our adjacency to MIA and MCAD, we have the added security provided to those institutions (the security cars also circle our apartment block). I have never felt unsafe here. - Parking. I take advantage of the cheap garage parking. You get a spot assigned to you, so parking is guaranteed. Not having to worry about snow emergencies or scraping ice off my car in the mornings makes my life so much less stressful. On the other hand, if you want to save money, street parking is pretty easy as well. It's very rare not to be able to find parking on our block, usually only when there's a major event at MIA or Children's Theatre. My husband chooses to do street parking and it's been pretty convenient. It's also nice to have easy, free street parking when having company over. In summary, I can't say enough good things about Fair Oaks. When I first learned how inexpensive the rent is, I was in disbelief - I'd always assumed that these beautiful, ivy-covered brick apartment buildings that I'd see when exiting MIA must be very expensive. But they're not! Extremely affordable. The only reason we're moving out of Fair Oaks this year is because we're moving across the country. When we come back to Minneapolis, we plan to move back to Fair Oaks!
