I had a house sale listing on a very nice house that we rushed to market due to the owner trying to take advantage of an opportunity that required a quick sale. The homeowner's opportunity didn't pan out, and the buyer response to the home was both limited and somewhat critical of the price point. The only person who discussed making an offer was going to be $28,000 below the listed price. We pulled the house from the market and the owner took time to clear out 35 years worth of clutter, followed Creative Home's advice on paint colors and had them stage the home with new furniture in the dining room, living room, master bedroom and enclosed patio. They also took new photos with better lighting, as we hadn't done professional photos for the original listing with the rushed time frame. We re-listed the staged home at $12,000 over the original price, which more than covered the expense of the paint and staging. We showed the home Friday, Saturday and Sunday, received multiple offers above list price and have accepted one at $30,000 over the new HIGHER list price! That's a spread of $70,000 from the one potential offer to the final accepted offer. Not only that, but the person who is buying the home had seen it on the first listing and wasn't interested, then wanted it enough to pay significantly more once it was staged.
