    Save yourself thousands of dollars and do not stay at this park. We have been here three weeks for…read morework and so far have lost our refrigerator and an A/C unit due to their low voltage power. Numerous other people staying in the park have reported losing appliances and having fluctuating power issues. We now have a regulator which consistently shows they have low voltage. It has been reported and they have made no effort to repair it. When your appliances blow up, they do not allow any contractors in so you are forced to use their repair service which coincidentally is always busy. We filled out a work request for our fridge and after making it very clear to call first because we don't want anyone inside when we are gone; they helped themselves to enter our RV when we were away. They did not leave a note or notify us that they had sent a technician inside to look at the fridge. They ordered a part, a wrong part, to fix it, which was two weeks ago. We are still in process of replacing the fridge with a different one since that seems to be our only option under $3000. Today I woke up and the water was shut off, has been all day. This is the second time this has happened. Apparently it is an issue with a leak nearby but whatever the case, it affects the park. They also advertise wi-fi internet included in your rent which does not exist. They have internet in the office and you can take your computer up there to check your email but you will not be able to use any wi-fi in the park. We pay $50 a month extra for Xfinity internet service. Now to the minor... If you read the park rules, you must obtain a $20 permit in order to wash your car. Really??! You are permitted the privilege of having guests but good luck parking anywhere. The slots only fit one vehicle and they will jump on you about parking on the grass which everyone does anyways because most people have two vehicles. Please save yourself the headache and loss of appliances and go to a different park. If I can convince just one person to stay away, this will be worth it. Update: 05/19/2014 Since writing this today we have been in contact with the general manager of the park who personally came to our slot and witnessed for himself that indeed there is a low voltage problem. He told us he will be contacting the utility company in the morning. I also will be contacting the utility company in the morning. Update: Their transformer blew up in the middle of a hot July night requiring emergency repairs and leaving us all without power for an entire day in 100 degree heat. We have been using a regulator/booster, and surge protector ever since the appliance lost. We continue to witness and talk to many new campers coming in that end up on the long list of those awaiting repairs at their convenient on site shop. They must be raking in the dough off of all the damage they cause. We wrote numerous times to their corporate headquarters and got no reply. Also beware the huge ditch alongside the side road they will direct you to. I saw a brand new $700k plus motor home go into that ditch and immediately to their repair shop. This happens about once a month. After talking to the poor folks, they said they had asked about the ditch and whoever directed them to that side road said they've never had an issue with rvs ending up in the ditch. This is yet another lie. It happens ALL THE TIME! This outfit needs to be seriously investigated for fraud. Stay anywhere but here!

I went inside the rv park club house and spoke to the General Manage Rachel, she said their is nothing they will do about it, and treated my wife and I like crap on the ground, raising her voice and yelling at us like children, she told us corporate will do nothing about it (and they wont, they dont care). She said it's the lawn companies fault, when I contacted the lawn company they didnt care either, Many guests have had their things broke and windows hit by this lawn company. Both parties refused to take responsibility for their actions. If anything of yours gets broken into at the park, Rachel the general manager says the 'park isnt responsible', be careful when they direct your rv in a certain entrance, for the ditch is so big, that if you don't turn wide enough your rv will fall into it, next thing you know, they win due to their service department onsite, that is always busy, but the service guys are always playing on their phone. Paying rent is risky. The girl at the front desk must get paid extra to make your previous month of rent disappear, we were mad when they played this game on us, this company is only out to nickle and dime you! The 'Free Wi-fi' sucks, you can only connect to it (if your lucky) at the clubhouse. It wont work anywhere else in the park. We've had druggies steal from us in the park and you guessed it, 'their not responsible for that' I wouldn't even buy and rv their, they will shark you to death, their rv's cost $10K-$20K more then the competitor, they tried to shark us when we first stayed. Oh almost forgot, the water has been turned off several times throughout the park, did they not pay their water bill? So you wont have water for a day or two, or if it happens on a holiday weekend, well you've got a long wait ahead of you! HORRIBLE company, we'd rate this park a ZERO star if we could, Never again, will we go to ron hoover again!

Are the residents not allowed visitors. Second you state on the website 3 working restrooms, but you have one closed off just for employees? What the one manager and part time maintenance man. Or the owners that come for 1 hour a day. Then the power tripping of calling the cops on a woman and her son there to witness it. Come on really over an eviction. Maybe the owners should hire a knowledgeable manager that knows the proper procedures of eviction. Then the closing of the clubhouse kitchen. Ok, but when they were going through certain evictions, they closed the clubhouse at 9 pm. And opened at 8 am. They said because of people taken advantage of the privileges. To be honest it was out of retaliation to certain residents over what started with an email. Look in the law books owners and see that anytime you go up on rent, then take away amenities, it's called retaliation and you can be held legally responsible. Come on, those are not privileges, they are amenities offered because we pay for them. So when you take them away and close them early. Why don't you give residents a break on rent. Like that will ever happen. Now let's talk about the water that's at the park. Ladies and gentlemen please get it tested. It is contaminated and making those residents there sick. And here's another fyi, for the residents still there. Look up in the Texas landlord / tenant handbook. The phrase right to quiet enjoyment. You people displaced us and caused a lot of discomfort. You don't care about nothing but your pocketbooks. I recommend going to a homeless shelter or sleeping on the streets before I would ever go back there

    My wife and I stayed here a week and could not wait to leave. This place just had a run down low…read moreclass bad feeling about it. In the whole time we were there, we did not see one woman, child or male over 40 years of age. I think the place is just for young single male oil field workers. The owner and the manager was very nice, but the maintenance man, Joe, was a foul mouth alcoholic who's vocabulary consisted almost exclusively of talking about drinking and the "F" word. He showed no respect for anyone and continued his foul mouthed vulgarities even in the precence of my wife and even after I told him I was a pastor. He did this in the presence of both the owner and the manger (both women) who did not seem to mind it either. As far as the park goes, it is pretty basic. The pads consist of small patches of poor quality uneven asphalt. After a week we moved over to the Kemah RV Resort in Kemah, TX. It was only $5 more a month but a world of difference. We are talking night and day here; no comparison at all. We were not set up 10 minutes and our neighbors were coming over to meet us ( this did not happen during the whole week at sunset). I cannot recommend Sunset RV park. It might be okay for a single male who is just needs a place to park his RV to work out of, but it is certainly not for families or couples

    We have stayed there 4 times. Under the previous management, it was a very clean and neat park, and…read moreI have no reason to believe otherwise now. This review is about our recent treatment for a reservation for early February 2026. We booked a site at this park in February 2025, then in September 2025 changed the dates due to surgery, which they didn't have an issue with. About 3 weeks before our planned arrival, I received an email saying the reservation had been cancelled, followed quickly by an email refunding our money. As we had not cancelled anything and were preparing to depart for a month-long trip, I contacted the park immediately. A man answered who subsequently identified himself as the new owner. He explained that a mistake had been made and the site we were supposed to be in had been double-booked. I initially thought he mean't that they made a mistake when they moved me, so was trying to be understanding. Later in the conversation, though, he said that they booked the other person in NOVEMBER. That mean't that the mistake was with them. My understanding dissipated. Getting sites in southern Texas in the winter is not easy, and this man was kicking us out of a site we are supposed to occupy in 3 weeks. Turned out that the person they made the mistake with was longterm and was already parked in the spot. I'm sorry, but the correct way to handle that situation was to let that person know that they would need to vacate that spot for our stay. We should not have been summarily cancelled because they made a mistake with another person. The owner said that person was already there, so he could not kick them out. He also said he was scheduled to stay until the end of February. Now the truth comes out...he opted for what was financially better for him, rather than correctly handling his customers. The previous owners were a dream to work with, but we will not give this guy a dime going forward. We live in our RV, travel about 20,000 miles a year, and book well in advance. We need to know that, barring an emergency, our site will be open when we arrive. I don't trust this guy to ensure that.
