She drove me through the town and showed me an honest view of the good and bad sides, adding a local's insight to the changing marketplace there. She really listened to what I was looking for and went out of her way to contact people to who might be interested in selling. Once we picked a place she handled all the negotiations and I ended up getting the place I wanted at a price that made both me and the seller happy. - When I went to Delaware for the settlement she helped me find a hotel that would take dogs. - After I bought my condo she continued to help me by recommending contractors who ended up doing an amazing job. I needed help managing the upgrade projects, since I don't live in Delaware, so she kept a set of my keys at her office to give to contractors who did some of the work when I wasn't there. She even lent me a ladder when I was painting. Then she hooked me up with a rental agent so I can rent the place for the summer months when I'll be out of the country. - My place looks great now and is exactly what I wanted. I can honestly say it wouldn't have happened without Carla.

We recently rented 66 Henlopen Ave in Rehoboth through Jack Lingo and unfortunately had a very…read morenegative experience due to the condition of the home. Upon arrival, it was immediately clear that the property was unsafe and uninhabitable due to mold and mildew issues. The overwhelming smell of mildew hit us the moment we opened the door, and within minutes we developed headaches. The carpet by the front door was damp, adding to the unhealthy environment. When we called Jack Lingo immediately upon arrival, our concerns were dismissed. We were told the property had been "rented heavily throughout the season," as if that somehow undermined or excused the condition of the home. They also refused to refund any money, claiming the problem was due to the AC being set to "on" instead of "auto." This explanation is not credible, as an AC setting does not cause widespread mildew, damp carpet, and an overwhelming smell the moment guests arrive. Beyond the mildew, the home was simply not maintained to a professional standard. We found a spider on a pillow in one of the bedrooms, cobwebs throughout the corners of the house, dirty dishes, and greasy residue on the countertops. These conditions made it clear the property had not been properly cleaned or prepared for guests. The one positive was that the outdoor porch and shower were wonderful, but that in no way offsets the unsafe and unsanitary condition of the home itself. Thank goodness we had the means to immediately get a hotel room so our vacation wasn't ruined. However, the next renter may not be as fortunate, and no one should be subjected to these conditions on what should be a relaxing vacation. The fact remains: a house in this condition should never have been on the rental market in the first place. We share this review not out of anger, but to warn future renters to ask direct questions about property condition and to hold the agency accountable for the homes they represent. Travelers deserve transparency, safety, and basic habitability when booking a vacation rental through a trusted local agency.

If we were to decide a location strictly based on our real estate agent, hands down it would have been southern DE because of Sandi Bisgood. Over a period of several years, we made at least 3 trips to The Peninsula, which was a strong contender for our final home. Even though we weren't close to being ready to buy, Sandi spent a lot of time with us, showing us numerous houses and condos. When we were back in WA she responded to our numerous questions quickly and comprehensively. She was never pushy, but always informative. Although we ultimately bought in FL because the location was a better fit for us, we really appreciated all the work Sandi did for us in helping us come to our decision. Unfortunately, she couldn't do much about the DE weather.

We were looking for a beach retreat in Delaware as a second home and we were so fortunate to connect with Jeff! We had some general ideas of the type and location of the property we wanted, as well as a budget and amenities. Jeff really listened to what we were looking for and spent the time showing us a bunch of different properties that met our needs. Jeff carefully guided us to the right developments (and steered us away from others) knowing that we may want to utilize the property as a vacation rental. He ended up finding us the perfect beach home and we are delighted! Jeff is very in tune with his buyers, he is not only personable but he's analytical too, which is a tremendous asset in a real estate agent. When we narrowed it down to 2 houses, Jeff did a market analysis on each of them to help us make an informed decision. He was a tough but fair negotiator, helping us secure a purchase price under market value. Jeff communicated with both my husband and I, keeping us informed every step of the way, and made us feel like we were his only client. When you hire Jeff, not only do you get a fabulous realtor, but you also get to work with his awesome closing team at the Oldfather Group. They were great at handling every detail of our transaction. Our closing was quick and easy and we were able to close within 30 days! If I need a real estate agent again, Jeff is my go-to guy! His greatest attribute, he listens and then asks thought provoking questions which insures you get what you really want. Put your trust in Jeff, it will pay off! He is a class act! We were a party of 2 adults and 3 kids. When we arrived, there were crumbs on the kitchen table but initially we overlooked it and didn't call because we all were in a car for five hours. We also came to learn that all the dishes were sticky and we washed them, drinking glasses had mold in them and there was hair in the refrigerator. The next morning we used the toaster, which was so old, it was burned on the top and seemed never to be emptied so there was a lot of smoke from use. One of the beds, the mattress had broken springs, the pullout couch, mattress on that was totally shot so bought an air mattress. WiFi worked for one night then nothing after that therefore only tv in living room would work. There was a cot that the mattress on that was stained and shot as well. Needs replaced. Intitially we were told to stop at the office of where we rented to pick up pool passes and extra parking permit. Nothing was told to us we needed to spend $90 to get these things, but we did. Issues were brought up upon check out and MARYLU who works at the Rehoboth Office was very loud and boisterous arguing with us. Then stated they would reimburse us the $90 fee for parking pass and $100 for our "troubles". As of this date 9/12/22 we have not heard anything back from MARYLU after numerous emails were sent to her, along with proof I payed for pool passes. MARYLU did advise me that we could have stayed in the 4 seasons room because there was a pullout bed...which there wasn't it was a bamboo or whicker futon, the room had no air conditioning and in august it was at least 90 degrees in the room and the screen was ripped and had a huge bug between the screen door and sliding door. DO NOT RENT FROM THIS AGENCY. Absolutely a horrible experience and they never respond back to you after your stay and do nothing to satisfy the customer.

She was not only nasty any time something was up for negotiation and I questioned it and was looking out for my own interest but was also unethical . She misled and deceived to complete the transaction. She withheld information, breached confidentiality and crossed boundaries. She claimed a licensed plumber completed work when in fact it be was found to be completed by an unlicensed acquaintance, and she deliberately went out of her way to cover this up amongst other things. She constantly blamed both of the agents involved in the transaction every chance she could behind their backs when in reality, her own actions caused the issue. When my desire was expressed to wait for the work to be done before closing she had a fit & took it upon herself to communicate with my movers under false pretenses. She also blamed the seller for various items which have since been confirmed were not the case, in one instance it was from her lack of client confidentiality and limited ability to control her emotions during a business transaction. It's unfortunate because my agent did a nice job but his work was overshadowed by her aggressive shady practices. I also noticed another post on here where it looks like she did the same in a very similar situation. We will never buy another home from her And wouldn't recommend to anyone who is looking to deal with any sort of ethics and class in their transaction.

My standards for a free trip is as low as it can get so that's why I gave it 2 stars....BUT if I had to pay even $1 for this trip, I would've complained up the food chain for this trip. Let me be clear, the property itself was good. It was well furnished and pretty and we all slept and stayed comfortably for the weekend. The property had a surprisingly well stocked kitchen that we were able to use all their tools to cook our breakfast and snacks. I appreciated that a lot. Also, since it was the off season, parking was not an issue. The only thing was the doors stuck and didn't really close all the way...we just dealt with it, not a huge deal. Ok, this is where the good stops. Incident one: No one told us where to pick up the keys. The communication my friend received was to go to the property and there will be a lockbox with the keys. We ended up asking the Hyatt receptionist (because the property is attached to the Hyatt) and she was VERY irritated with us and made it clear that they are separate entities and not to bother her and to figure it out ourselves. Ok, I get that this is not her problem, but really, she could've been nice about it AND Caldwell Bank has an office there so they should put up a sign to tell people where to go to pick up keys! It's very easy to resolve this issue so Hyatt doesn't get bothered all the time. It was clear Hyatt hated having these rental property people bothering them all the time. Whatever, we somehow figured out we needed to go to the Caldwell Banker office to pick up the keys. So we finally got the keys. Incident two & this is what was just unacceptable: We definitely had the place reserved until Sunday as stated on her paperwork. So Saturday afternoon, we're just hanging out in the living room and a random lady and her dog UNLOCKS our door with her keycard and comes inside. Like, WTF? Somehow she had a key to the property! She said "you all need to get out of here because I rented this property for the week." Uhm.... someone really messed up big time. Sure enough, she had HER paperwork that stated she had the property starting today and someone just gave her the keys to our rental property and told her to come! She had a dog with her. She was SO PISSED at us and at Caldwell. 1) we felt unsafe because this lady just came in with her dog and she had a key to our place. 2) how can they double book a property like this?? They gave her a key just now! 3) When we both tried to call the office to sort this mess out, they kept HANGING UP on us. They kept giving the phone to other people who obviously had no idea what to do and then they would just HANG UP. This is UNACCEPTABLE customer service. When something is wrong, you cannot just hangup and avoid the conversation!!! What did you think was going to happen?? That the problem was just going to go away and we were going to sort it out somehow?? NO!. Luckily, I liked dogs, but I ended up watching this stranger's dog while she tried to reach someone to help her. She was embarrassed and furious. She apologized to us once she realized we had no fault in this and directed her anger at Caldwell. I don't know what became of the lady after she left us (she was with us for a good half hour and some of us had to delay our afternoon plans because of this whole ordeal). Even though it set us back, imagine if we weren't there and she came in....she probably would've gotten someone to toss out all our stuff on the street thinking it didn't belong there!! Who knows what she would've done! When we finished with the weekend and went to turn in our keys, the manager was just like "I'm so sorry." Honestly, since it was a free trip, it is what it is. But the fact that this happened makes me distrust this company and I can'y imagine what their real customers go through. Based on the other reviews, it is clear this place is terrible and needs a revamp. You can't run a company like this. I hope they fix their issues. Honestly, giving free trips is a good idea to help promote your company and raise your reputation but even that they messed up. =/

The dishwasher and toaster were broken. The steps to the backyard were broken, loose, with nails sticking up out of the wood. The only positive was proximity to the beach. The staff at Coldwell Banker was horrendous to deal with. Constantly too busy to answer calls and emails in any sort of reasonable timeframe. Nearly impossible to reach. Once we finally did reach them, they offered to bring shower curtain liners and a new toaster... Best Realtor EVER!!!…read more Thanks to Judy Rhodes, I found my dream vacation/retirement home! Judy was professional, diligent and extremely patient with me while she showed me over a dozen homes this past summer. I had looked last season as well and just couldn't find the "right place for me." After taking me all over the region and pointing out all the things that a buyer might miss, (cracks, water stain issues and a multitude of other things I would not have noticed), I finally found the place that was beyond my dreams. Throughout all the steps of purchasing and negotiation, Judy was my representative and coach. She let me know tactfully that I may not have considered an issue that was key to my side of a sensitive monetary negotiation issue. Otherwise, I may have walked away from the home of my dreams. I would highly recommend Judy and Skip for all my real estate needs. Their offices have critical contacts with leaders in the community and within real estate industry and are able to make things happen quickly and competently. Also, when the seller's agent was ocassionally "less than cooperative" in properly representing an issue to the seller, Judy had to work twice as hard to communicate and convey important approaches to making sure the deal was a success! This was a challenging time for me and Judy held my hand throughout the entire process until I received the keys to my new home. I can't say enough about how please and happy I am to have had such an amazing agent on my side of the table! Don't bother with amateurs, go with Judy and Skip for a successful experience in home buying/selling! M. Strong

When I started looking more carefully it was everywhere, in the cupboards around the pots and pans, in the utensils drawer and in the stove. Even worse, I found a mouse bait station behind the fridge leading me to believe that the owner or Coldwell Banker knew about the infestation and still rented this unit to my family. When I called the agency, I was told that this issue was not an emergency and that someone would follow up with me tomorrow. The next day a cleaning person came out and vacuumed up some of the mouse feces. The utensils drawer and pots and pans seemed to be in the same condition as prior. I noted that the cleaning person vacuumed the excrement instead of disinfecting and manually removing it thus aerosolizing the feces and increasing the risk of rodent borne disease transmission. We decided that for our health and safety it was best to leave the unit. Coldwell Banker never assisted us in finding an alternate rental. For the stress and level of filth we had to endure, they really should have given us a full refund or at least an amount proportional to the duration we stayed but instead we got less than half of the the $4200 that we paid them and then had to pay a lot to secure a last minute rental for the remaining days in our trip. Even worse, the Coldwell Banker agent made comments stating that no one else ever complained about rodents in an attempt to make us feel like we were making it up despite the numerous pictures we sent them. We thought that spending $4200 on what appeared to be a luxury rental and personalized service from a well known real estate agency would guarantee us a high quality vacation and great customer service. Instead we got a company that was happy to take our money in exchange for rodent infested lodging and when discovered tried their best to maximize what money they could keep rather than focusing on keeping my family safe and accommodating us for this very serious error. We would have been far better off with AirBNB.

We recently sold our home in Delaware and I couldn't have been happier with the help and guidance I…read morereceived from my realtor, Lori Milton. She offered us sound advice and direction, but the thing that made me appreciate her so deeply ( and this is what made me choose her as my realtor) was this: She saw my house through my eyes. Ours was not an easy property to appreciate. It was an antique, built in 1895, and and we had only lived in it sporadically since 2009. An old house needing care, lots of it just to maintain it, in our youth my husband and I had happily done that to enjoy its spacious rooms, its three floors, the acre of yard. We raised our children there and half the neighborhood kids as well. They could make those old walls shimmer with laughter and generally joyful whooping. It was our family home where we had laughed with and at each other, eaten countless meals and celebrated holidays and at least 100 birthdays around its big table, held each other and cried through our tragedies; it was our safe space. Lori got that. She could see its unique value; to her it was more vintage than old; she told me often how special a property it was. After living in it for 36 years, I needed to hear that. I felt like I was leaving an elderly grandmother who complained often and needed support but was always there to shelter and protect. Ultimately the buyer who came to us had been a child my husband and I had nearly helped raise, our daughter's best buddy and playmate, now a young father with kids of his own. He and his family need all that our home has to give and in turn I'm sure they will rock those old walls with their own good noise. My husband and I have settled in the warmer climate of Georgia, and Lori made it so convenient that we didn't even have to attend the closing. She took care of it all. I could never have done this on my own. I heartily give Lori Milton's work on our behalf two happy thumbs up.
