I have worked with Ben and his team for several years. I would recommend Ben and his team. As a Home inspector I see many agents and their teams. At every inspection he has had himself or his team present at every stage of inspections. His interactions with clients is top notch as well as communication and understanding of the selling or buying process. I would definitely recommend Its a 5 star for me. read more

I appreciate Ben acknowledging that my review raises valid points. However, because his response publicly characterizes both my conduct and the transaction, several points warrant clarification. My dissatisfaction was not the result of simply being "unwilling to take my professional advice," as Ben characterized it. I hired Ben precisely because I wanted professional advice. My initial concern was that when his pricing recommendations materially changed, my fiancée and I repeatedly asked him to substantiate the rationale with market data and comparable sales analysis and, in my experience, he often did not. The negotiating history also matters. Successive buyer offers were repeatedly presented as effectively "final," yet when I declined, the buyers continued moving higher. Ultimately, Ben communicated the number I was willing to accept to the buyers and an agreement was reached. The same dynamic occurred later during escrow. After creosote was discovered, Ben characterized the issue to me in writing as a "deal killer" and "poison" and encouraged me to accept a materially reduced price. Those characterizations were inconsistent with the assessments I received from licensed professionals. I declined his recommendation, promptly addressed the condition, maintained my negotiating position, and the transaction ultimately closed at my number. For those reasons, I disagree with Ben's assertion that he "managed to get [me] top dollar." I give him credit for ultimately communicating my number to the counterparty (which he did begrudgingly). But the negotiating outcome was achieved after I repeatedly declined recommendations to accept less. A successful outcome does not invalidate the concerns described in my review. Nor was my criticism simply that Ben wasn't sufficiently "hands-on." That was one part of a much broader pattern involving unsubstantiated changes in marketing and pricing strategy, concerns regarding how the property was marketed relative to MLS requirements, communications concerning my transaction with third parties without my prior knowledge or consent, representations I believed were inconsistent with information available to me, and resistance when we questioned recommendations (e.g., pricing, marketing strategy) or requested supporting analysis. Collectively, those experiences caused me to lose confidence in the representation I was receiving over time. I deliberately omitted numerous additional incidents from my original review for brevity and have no desire to engage in a public "tit for tat." The clarification above is intended only to provide context regarding the issues Ben chose to raise in his response (to my original review). Ben has invited readers to contact him with questions regarding my review. I am equally happy to discuss my experience and provide additional context to anyone interested in learning more. My original review and recommendation stand. I do not recommend hiring Ben Lee. read more

I recently worked with Ben and his team on the sale of my home. I was a first time seller and a little nervous to say the least. If you're in need of a top realtor on the west side of Los Angeles, Ben is your guy. Ben helped my wife and me rent our Cheviot Hills house and two years later he represented us when it came time to sell the house. Ben got the buyer to agree to a final sales price hundreds of thousands of dollars higher than the buyer's initial offer. And Ben's calm and even-keeled approach to the sales process helped keep the transaction on the rails so to speak. Thank you Ben! read more

Ben was wonderful to work with when I listed my home for rent. The team he brought in to photograph and market the property did an incredible job--my house has honestly never looked better. Through his deep network and stellar reputation, Ben was also able to bring in a high-profile celebrity client who showed serious interest in the home and returned several times to see it. Throughout the process, Ben was professional, responsive, easy to work with, and clearly very well connected. I would absolutely recommend him. read more

Ben Lee and his team provide not only phenomenal customer service but also peace of mind for home sellers like us. We were involved in a transaction that was challenging for several reasons, which is why Ben's extensive knowledge of real estate law and his experienced team were so valuable. We seriously doubt that any other real estate firm in Los Angeles County could have guided our transaction to the finish line. Ben Lee has our highest recommendation. read more

Funny how Yelp directs me to this guy again. Maybe it's karma for him or perhaps someone else needs to hear this. Either way, I will mention that after my last review, it seems Ben's so called buyer and maybe his buddies cleaned up my family home, but no sweet young family really moved in like he said. My past property has been set up as a rental and I suppose this may have been the plan all along with the person he brought to me as a buyer. He was supposed to be my realtor, but was pressuring me to sell at a low price and with him acting as dual agency. My experience with this guy was so unpleasant it still lingers. Since Ben was far more experienced with my old neighborhood and I lived out of state, I suppose there may have been a plan with the purchaser. Now my old family home is listed for thousands a month on Ben's website. If this wasn't a plan on his part I would be very surprised. There are coincidences in life and then there are just dishonest people. Stay away from this guy. There are so many other realtors in Beverlywood that are honest and I totally made the mistake on this one. As the newest reviewer RG said, don't be fooled by him. We all seem to have similar stories about his BS, but again if someone wants to reach out, I am more than happy to let you know the details so you can make a better choice in realtors. Thanks to Yelp we can share from miles away. EDIT: It's very telling how Mr. Lee replies to every review as not accurate or he doesn't know the person. He's a "don't blame me, it's their fault" sort of guy. Take our word for it and stay away from him and his crew. He is so untruthful that even his recent replies are BS. It would take pages to refute, but rest assured reviews are important since hiring an honest realtor will be of utmost importance in selling your home. Since Ben loves to tell stories, I will set it straight. His guy took my things (art, sculptures and family treasures) and I was lucky to get some of them back. The home was already sold when his guy took them as it was my last visit before leaving keys, but that's another fib from Ben. The HOA story is more BS on his part. Very easy to check on the condition of this beautiful home and yes, Ben will try to sucker you and tell you how great your house is, how Hollywood-like and gorgeous, only to bash the house when he has troubles. I'm sure he likes to think someone begged him for something as that appears to be his MO, but my family did no such thing. We tried to be accepting of his many mistakes and even on Yelp his attempt to make himself look better doesn't fly. He will try to insult you and your home after the fact (or during), but read through his words since he isn't as eloquent as he thinks. Yelp reviews are for sharing and this guy just can't help himself. He told us the buyers were his friends that lived outside of Beverly Hills. He also pushed with the "love letter" saying how much they wanted my home (available for anyone interested). If you wish for a true opinion, you can contact me or confer with RG and others here too. Lastly, my home was sold during the pandemic, which was far from a "hot market." Ben was probably desperate for a buck, hence the dual agency, rentals, etc. Save yourself a lot of aggravation he isn't worth it. read more

Ben has represented both me and my folks as buyers and sellers. Ben and his team are first class all the way! As I have had several experiences with them over the years I can confidently tell anyone reading this that they are currently at the top of their game. My only advice - listen to and do everything they tell you. They are experts in this real estate market and incredibly skilled at getting you the best possible price and get the deal closed if you're a seller. If you're a buyer, I'll tell you that Ben is the reason I was able to buy my first home in an incredibly competitive market, he's just the best! read more

It's been 2 years since I dealt with this realtor. There are so many things I could talk about from the sweet talk sell to the pass off to the assistants. His communication was poor and I was going to report him to the Realtor's Board for a variety of things, but figured karma would make its way back and at the time, I let this one go. My house of 50 years in beautiful Beverlywood, CA did sell, but for less then it should have and with so many head games and poor representation. Ben acted as realtor to both myself and the buyer and tried to make it like he was doing me a favor. He knew his 3 months of representation was almost up and started to put down my home, the area, etc. He even tried to tell me that the value of my home would go down because of a Homeless Complex going up nearby. Most of this was a crock and I knew it. In the end, he made off with more money from the dual agency and I still have a chip from the entire process. I see here on Yelp he has done the dual agency game before and others weren't happy either. In the end I was selling from one state over so I was really at his mercy. He made promises he didn't keep and the final straw was when his crew were suppose to clean out some of my items and his miscommunication had them talking artwork, sculptures, etc. before I got to my house to retrieve my family's items. When I called him in distress, he acted as if his person taking my things was my fault. He sent me texts that I saved telling me he wasn't going down that "rabbit hole" which was entirely caused by him. I should have filed a police report, but I gave him a chance to get my things back. Most things did come back, but with a lot of undo stress. In the end whatever I didn't want I ended up donated to a family in need so I am glad his "person" didn't get my things. Again, it's been 2 years and I wanted to forget about this awful experience, but here is YELP once again asking me what I think. I guess it's time to review and if anyone wants to know more... well there is. Ben tried to make it as if my family home of 50 years was being purchased by a family who were moving in and going to remodel and give it the love it deserved. Well, as of my last visit to the area, the person who purchased it painted it so the HOA wouldn't come after them and it looks like it's been vacant the entire time. I suppose they just wanted to make a buck and of course with the market how it is, they made a killing or perhaps they will when they sell. I still have my suspicions of Ben's involvement with the purchase. Perhaps I will never know or maybe I will when it sells again. Dual representation beware. read more

I hired Ben and his team (Joanna and Andrew) to sell my deceased brother's home mid November 2019. Less than two weeks later, Ben produced a buyer with whom he had previous real estate dealings. Escrow closed without a hitch 30 days later. The whole process couldn't have been easier nor painless. I believe this was accomplished because the team knew how to guide and set realistic expectations for both the buyer and seller. And I asked throughout the process what I could do to keep the closing on target. There was a Yelp reviewer named Jakki who felt Ben was not present enough for her, didn't give her enough guidance, and felt slighted that the buyer was a client of his. I don't know all the details of her experience, but I can attest that some of her complaints were actually benefits for me! One of their main goals is to handle as much of the sale as possible so the buyer or seller doesn't have to... that's what we pay them to do. What she might have considered as not enough guidance could be that they fulfilled the needs required to get the sale to move along at a pace necessary to close escrow on time. They only contact the seller when they require action that only the seller can do. In terms of Ben not being present at all the open houses, it's true he cannot be everywhere at the same time, but his team is trained to focus on the positive aspects of the property so prospective buyers will get basic information during the open house and seek more information from Ben later. Plus, sometimes others can share info about the house from a different perspective than Ben alone. Lastly, I felt Ben bringing in an offer from a former client was a positive aspect. What that meant to me was that Ben had vetted the buyer, confirmed he was a serious buyer, known from past experience how this buyer approached real estate transactions, and having developed a trust and rapport with his client, I felt reasonably safe that there would be no unexpected issues. Bottom line....would I hire Ben and his team again? Yes, in a heartbeat! read more

We have known Ben for a few years now. When we first decided to casually start looking we asked him for help. It took us years to find the right place and Ben was with us the entire way. He never got frustrated with or gave up on us. Ben found us the perfect house. The house was under construction when Ben first showed it to us. After meeting with the builder we pulled the trigger. If the house would have been completed and gone on the market we would never have gotten it - with all cash offers being made for everything in West LA we would have been out of luck. Ben knew what we wanted and that we didn't want to settle. He found our dream home and made it all happen!!! Ben also sold our house and negotiated our lease back until the new house was completed. He got us our asking price and took care of all of the details - he and his amazing team: Elizabeth, Kelly, and Mark. They were present at every inspection and meeting the new buyers had at our old property. They talked me off the ledge when I was stressed and always had a smile and kind words to get us through the process. Im so incredibly gratelful to Ben and his team. Although my transaction was a lease and not a sale, I was thoroughly impressed with Ben Lee. He stayed in constant communication with me and I found his law background in real estate quite helpful and reassuring. This also compounded with his vigorous negotiation skills makes him the perfectly balanced Realtor one would seek. It was real wonderful to have Ben as my real estate agent. He represented both the buyer (me) and the seller, and he was able to do that perfectly fair and sweet. I had bad experience with real estate agents being sleazy, or not knowledgeable that gets you in troubles. I found Ben the complete opposite. There are a lot of difficulties in my purchase that he handled them excellent. I am glad I found an agent that I can trust, esp that I have very busy schedule. Without him, the buying process would have been very painful. He also knows how to pick his staff, Elizabeth was so nice and accommodating. My wife and I interviewed a few different real estate agents on the West side before deciding to go with Ben. We commissioned Ben and his team (Elizabeth) to sell our investment property on Bundy Drive a few months ago. They had a very good marketing plan and suggested some good ideas for light remodeling and refreshing up the property before showing. The property attracted over 100 views on the very first week of listing and had 7 offers. We followed Ben's advice and picked the strongest offer and we sold the property within 30 days. During the closing there were a few things that need to be addressed and Elizabeth handled them really well. We strongly recommend Ben Lee and his team and would definitely use them on our future real estate transactions. read more

Ben Lee was my realtor and I wanted to share my experience of having Ben and his fine team that helped me in selling my custom home and helping me close the deal on my new home. Ben is the best realtor that I have worked with, and sold my home at the right price; he was also critical in the closing of a 21-year-old home from difficult sellers. Ben and his group made a difficult job seem easy. He did a brilliant job in the marketing of my custom 2-year old home with great ads and fantastic pictures on the web, and in the View section of the paper. We all have choices in picking people that we work with. As my father said to me when I was 20, people do business with people they like and it is also good to work with best professionals, as they know what they are doing. we sold our house with ben in 2010. ben's presentation to get our contract was a hard sell. i never saw any of the advertising he spoke of, and had to pressure him to follow through on his promise of having an architect present at the showings. at one sunday showing, ben had enlisted a substitute agent for the day, whom i'd never met and was terribly rude to me. i'd spoken to ben a half hour before the showing and ben never mentioned he wasn't going to be at the showing that afternoon. i think he assumed i'd be gone before the showing started and i'd never know he wasn't there. i felt that ben did not protect my interests. i felt he aggressively pursued a buyer who was his own client, so he could collect commission on both sides of the deal. not surprisingly, his clients were the only ones who made an offer. i sometimes wonder if anyone else made an offer, who was NOT his client, but will never know. the truth...in the end, i realized having a trust based relationship with your real estate broker may be an even higher priority than your asking price. i couldn't trust ben.... he gave me very little guidance and i often felt i was on my own in the selling process. on the other hand, ben has a very sweet assistant, julia, who is very loyal to him. i learned my lesson the hard way and would recommend staying away from ben. read more
