OK, so this is my second experience with Ben Cohen and his team at guaranteed rate. The first experience was unlike any I've ever had with a lender, seamless expedient and quite honestly simple. They were able to step in and assist me where my big bank lender wasn't able to perform so not only was it last minute but they made it happen. Thanks Mike Dye for that one. Fast forward to experience number two. My first call on this one was directly to Ben and a little more complicated than the prior. I explain the circumstance and told him I needed to close in 21 days. Near the end of July and with an August 31st closing date looming, I was getting fed up and frustrated with my lender, Bank of America, and my real estate agent recommended Ben Cohen at Guaranteed Rate as an option. She recommended him not only because of their professionalism, but because they were one of the few lenders that she felt were good that were approved for the Illinois state grants that help first time home buyers and I curious as to whether I was eligible for a grant. After my initial telephone conversation with Ben on July 25th, I was referred to his Senior Loan officer Susan Cooley and she was nothing short of being professional and knowledgeable. It turns out that I was ineligible for any first time home buyer assistance, however I decided to forge ahead with Guaranteed Rate. Once I gave Susan all of the documents and letters of explanation that applied to my circumstances I was then handled by Nick Urban and Kaye Cagney through the underwriting process. The appraisal was handled quickly and the report came back a few days later. Additionally, I did not have to provide more documents and/or letters of explanation after the initial request. I did, however catch 1 item that needed a letter of explanation with documentation and provided everything before any request on their end. Ben's team was extremely efficient, patient and professional through the entire process and here I am on August 24th with a clear to close on the original closing date of August 31st. I am confident that if it wasn't for my previous boss taking 2 weeks to get the income verification to them we would have been at 30 days or under for the clear to close.
