I've been living in property for 8 months.. I pay additional $125 for garage, total with utilities $2100 not to include garage. Yesterday, I was not feeling well laid down and forgot to put car in garage. Woke up to a boot on car, and had to pay $160.00 to have boot removed. Is this the type of community you want to live in? No warning... and occupancy is low, so why boot my car? Greed.. they use every opportunity to find ways to make money off the tenant., very disappointed!!

To begin, we really liked the townhome we leased for a year. Great layout, 2 master bedrooms, and a…read moretwo car garage. However, the downstairs was cold and drafty in the winter and there is little or no sound insulation between units. We could hear our neighbors walking up and down their stairs, and front doors being slammed would rattle pictures on our walls. CAUTION: Upon moving out, take the following hints seriously because the owner will take advantage of you and attempt to keep most of your deposit; 1) Have Ward, Sacha, or Jake conduct your final walk though (not the leasing agent). 2) Record and video your final walk through. If someone says they do not give you consent, you can record without their consent. Colorado is a One-Party Consent State meaning you can record your conversation without the other party's consent. 3) Ask if anything is wrong that needs to be fixed before move out. 4) Ask if there are any outstanding bills like common irrigation usage fees. The management was not including this bill in monthly rent charges. It is unfortunate that a landlord/owner would take advantage of his/her renters to keep deposit money, but in reality, it happens. Be careful and follow these suggestions and you should not have any problems.

We arrived at opening time and were rudely greeted with "you don't have an appointment?" The information on the apartment guide was completely false in terms of availability . Furthermore, we were told that the application would take as much as 120 days to approve. So without explanation, I think this is a different animal. Maybe it is all income qualified through the affordable housing program, but not available for cash customers. I think they could put up notices of explanation to help avoid folks driving a bazillion miles based upon inaccuracies found on the subscription apartment finding services. They should remove their listing from these services and replace their rude representative. It is a lovely property and will be, but not with present management.

I rented one of the units with a private exterior entrance, which made potty breaks with my dog incredibly convenient. Another major highlight is being just a short walk from the Sand Creek Trail, making it easy to go for a run, walk the dog, or enjoy a beautiful sunset outdoors. If I ever needed to rent again, 21 Fitz would absolutely be my first choice. I highly recommend this community.
