I called on a Monday and she did all 3 site visits on Friday of the same week. 2. I received all 3 reports on Sunday, just 6 days after my initial call. 3. She was extremely pleasant to deal with. 4. I was thrilled with the values she determined. 5. The price was very reasonable. Her fee was 35% less than what I had to pay for an appraisal with my last refi. The purpose of my appraisals were estate tax issues. After a death in the family member, I had properties that needed a step up in basis for the IRS. This is not the most common reason for an appraisal. It determines how much you are going to pay in capital gains when you eventually sell. She nailed it. I am so happy I used her, and would recommend her to anyone. I have passed her business card on to my attorney. I am very hard to please, so it is a double success that I am so pleased.

He used comps from other neighborhoods other than mine. three houses on my street sold this year, he did not use these comps. My house sits on a golf course, he used comps that were not on a golf course. They refused to correct their appraisal. I lost that refinance. I applied to a different lender and that appraiser valued my home at $180,000 more than Alliance did. Save your money, these people are lazy and incompetent.

Advanced Appraisal Services (Charles Collums) is an unbelievably incompetent appraiser. It is very…read moreunfortunate that my mortgage lender chose Mr. Collums to perform the appraisal on a primary residence I purchased in May 2021 in the Sarasota area. This time period was during the real estate boom across the United States, and especially in Florida. Most houses were selling in one day or less and prices were increasing over 20% per year. Mr. Collums appraisal incorrectly stated that the real estate market in the Sarasota area had been flat the past 12 months and that average time on market was 60 to 150 days. Really? Where has he been? Every home that I looked at sold in 1 day for well above asking price. Mr. Collums appraised my house at 10% less than the contract price. It was pointed out to him that he used old comps that weren't valid, but he refused to change his appraisal despite being given relevant comps. I can't believe I had to pay money for such incompetence.
