Rooms are nice otherwise. Food is spectacular. One morning a spinach, asiago and ham crepe was served on the lovely porch. We also had stuffed French Toast. Bfast is included in the room rate. They also have an afternoon tea with wonderful lemonade/iced tea and homemade pies and breads. Pastry chef here is CIA trained. Overall a great place and a decent value.

We stayed in room #3 that had bath and outside porch overlooking the front street. When I spoke to Cheryl on the phone, she was really great. Very patient and described all the different rooms available. She told be ahead time that if you don't mind a little noise from the street, then 3 would be nice. The inside of the room was five star. Very clean. I travel a lot and normally never walk barefoot. I had no problem at the Magnolia house. Well done! The outside of the house was lacking detail. For example, the chairs were broken and the wicker chairs are falling apart so it wasn't very welcoming to sit down. The inside of main house was lovely and Victorian feel throughout. The outside, however, was missing the detail again. The grounds were overgrown and also needed sweeping. They have a pool table outside that looks terrible. They had one bike with a broken chain. Again this is not a show stopper but it just gives you insight as to how the care or lack of care to the outside. The service was good. Very friendly and inviting. The food was ok. I wouldn't call it gourmet style and I was a little disappointed to have sausage 2 days in a row. I was expecting something different. My big complaint is no Wifi. We were totally expecting and planned to stream music and relax on our porch. The day we checked in we were told Tony went to buy new router. The next morning I confirmed I was accessing the correct access point but I was being prompted for a password. I asked the waitress if she knew the password. She said she needed to ask Tony. I felt bad because i didn't want to make a big deal. Tony came out and advised there is no password but then I showed him that I was, in fact, being promoted for a password. He seemed a annoyed and said well I can't help you right now and now is not the time. Now I felt really bad. I certainly understood but i wasn't asking him to troubleshoot right then, I just needed him to know that his new router was in fact prompting users for a password. There was never any follow up to resolve the issue. Tony only complained about spending 4 hours trying to fix it the day before. So we were out of luck to stream music or videos. Lucky for me I didn't need it for work. Overall we enjoyed ourselves and would recommend it to others. You really won't find a more friendlier team on the island who make you feel at home. They seemed to have a lot of availability in the high season where other B&Bs had no vacancies. The location is perfect. Very close to all the restaurants and about 2 and half blocks from the beach.

The weather was great..even with the complimentary downpour day to let the skin come off sizzle mode..just perfect. We were a large family group... family coming in from NY, NM, Ca and Germany. We pushed the limits in space but with the backyard patio area, rooftop hot tub soaking deck (special accolades to that), the ocean so close and so many places you could walk, bike, paddle to we never at all came to in your face situations... which we all know with family is usually inevitable. We wanted to do something special for our Mom (Omi) for her birthday so we took Mary Ann and Tom's referral and hired the caterer that they suggested... we did a luau theme and they came to the house with the pig roast complete with Hawaiian veges and salads. I for one was amazed that we actually surprised her but I do believe we really pulled it off. We were initially hesitant to rent because of landowners sharing the same house..but we started our search late and there weren't many options to accommodate our large group so we took the chance. Couldn't have been any farther from the fears we had to reality. Always friendly and helpful.. never intrusive or controlling. By the time we left it felt like we were leaving old friends.... the hot donuts Mary Ann brought us from an old time LBI donut shop, the morning before we left sealed the deal! Our family grew up summers in LBI..staying with friends that owned and/or our family renting for weeks at a time. I think I can speak for our family in saying we came home that week. A wonderful magical place in our memories. Lucky me got to share it with my granddaughter while my Mom (Omi) is still with us and oh so big a center of our family. 4 generations of LBI addicts.... what better place to enjoy family!

(After all, they've been in business for 30+ years!) I've been coming to LBI since i was a baby, and somehow missed this hidden gem! My fiancé and I were recommended this place by numerous people and boy were they right! The second you walk in, you're in awe of all the cute homey decor and games, piano, and cozy patio! Some things to note: -If you're worried about a shared bathroom: most rooms have their own private bathroom, but we booked late and were left with only the shared bathroom option. There was a separate key and it was always locked after use. The bathroom is shared with two rooms only, and was kept immaculate. I would definitely be content if i had to stay in that room again (plus it saved a bit of money) -The breakfast was great! It made it feel like home! Joanne's banana bread was deliiicious! As was everything else, and they have a ton of options for all dietary needs! -You can't go wrong staying on any of the floors! We were on the second floor and it was easy to pop in and out! -The $20/PP for late checkout was so worth it! You get to stay at the beach a little later, make use of their bikes and chairs, beach badges and pop in for a quick refreshment and shower before your trip ends! -Location: 10/10. Beach side, so it's easy to get to, but around the corner from CHEGG and a quick walk to fantasy island! Overall, I would give it a higher rating if i could!
