I've been coming to Provincetown for close to 30 years now and have stayed virtually everywhere, from camping to 5-star luxury and everywhere in between. This year I was very excited to be able to book our annual Bear Week weeklong stay at Captain Jack's Wharf, a place I have ALWAYS wanted to stay at. We got in touch with the management company way back in February this year and booked one of the upper cabins for our trip last week. The pictures looked like the ultimate beach side bohemian getaway. The reviews were mostly positive. But what we eventually experienced was a nightmare and I wanted to share what occurred so hopefully others will read this and know the full story of what they should expect. We got to CJs around 5pm last Saturday and were greeted by the property manager in a Covid Mask and a speedo about an hour later. No office, no place to check in. Both my boyfriend and dog wanted a place to lay down after our 4-hour drive from Boston. When we did meet with the property manager, we were just pointed upstairs to our cabin with a "You're up there" and he walked away. When I asked about keys for our room, we got this answer "Are you crazy...No one locks their cabins here!" to which I prefaced, that I know there are plenty of sticky fingers in town and we weren't just going to leave our valuables unlocked every day. We were then told "there's probably a lock up there", and there was...a rusted padlock with the key rusted into it laying on a table. This was not a great first impression at all. We headed up the rickety stairs and entered our cabin. Sand all over the floor, spiderwebs in the bathroom, but we knew it was going to be rustic. However, as we started to get settled in, we realized the extreme problem that was to come.... the heat. Our cabin came with one broken window fan and inoperable skylights that were rusted shut, and windows that wouldn't open (one did open but came off its track). The weather outside last week as you remember was HOT... it was in the high 80s, and it was equally as hot if not hotter in the room. We knew there wasn't going to be A/C and to be prepared we brought three tower fans with us. After running extension cords to turn them on due to the one working outlet in the room, we noted the room wasn't getting any cooler...conversely it was blowing hot air on us. It was VERY similar to what it's like in a hot pizza restaurant in a heat wave. Our dream vacation on the water quickly turned to a literal hell. As night neared it didn't get better. The bed was a mattress on top of a wood platform, the pillows may have been there for a decade. We both were lucky if we slept an hour that night. But the worst part was the rapid decline our dog was going through, she couldn't settle, she couldn't sleep, she wasn't drinking or eating, and when she finally did have some ice water, she gagged and puked. We realized we had to get out of there. Sunday morning the temperature inside our room reached 92 degrees (there was a thermometer on the wall) We tried to call the property manager multiple times to tell him we were leaving but he never answered our calls. We lasted less than 24 hours at Captain Jack's and luckily escaped to the Crown Pointe for the rest of the week after spending another $3000. Yes, our cost for Captain Jack's was $3000 for the week (the same as a week at the 5-star Crown Pointe) which we had to pay with checks. Because of this we can't dispute it with our credit card company, we most likely will count it as a loss. But I wanted to share this story with the greater Provincetown community as a cautionary tale about Captain Jack's Wharf. I know it's iconic, I know it's rustic and bohemian. But I also know now it's terribly managed, extraordinarily uncomfortable, and ultimately unsafe for humans and pets alike.

INFESTED!!! STAY AT YOUR OWN RISK. Three days into our week…read morelong stay we could no longer ignore the welts and incessant itching. The room we stayed in was completely INFESTED with FLEAS or some other insect in the beds and couch. We let management know and were ignored for a full day. Two days later we were promised we would either be moved or the room would be bombed - neither ended up happening. We left our stay early. Getting home was no fun - we had to meticulously isolate and wash all things infested from our time at this place. We WERE NOT reimbursed for our stay and no one would respond to our complaints. This place likes to present itself as bohemian, good vibes, a local hotel; it is nothing of the sort. The unit we stayed in is owned by a company in New York out to make a buck - zero hospitality or humanity. AGAIN, DO NOT STAY HERE UNLESS YOU WANT TO BRING AN INFESTATION HOME WITH YOU!

Poor Richard's Landing - Absolutely love coming to this little piece of paradise. Reasonably priced and welcoming . Been coming her for years and will continue!

I am staying in number 2 Wharf Cottage right now. The manager Sarah is amazing- friendly but will…read moreleave you alone. I arrived late on Saturday and she found me Sunday morning reading in the sun on a lounge chair and said something like "oh you look so comfortable there, stay! I'll check you in whenever you are ready." That was just so nice as I was tired from traveling. The vibe is easygoing and full of kindness. Some guests that knew each other had had a celebration and we came back to PRL while they were having dessert. They offered us cake and ice cream and we sat and joined them! Poor Richard's Landing evokes the best of Provincetown - how the community welcomes and supports people. Straight couples, gay men, lesbian women, and trans and non-binary folx were all present during my week on the wharf. There is a shared gas grill, plus bicycles and locks, kayaks, life jackets, floaties, and beach chairs available. Cottage #2 is super cute with a bedroom with a view of the beach and MacMillan Pier, and a table and chairs with the same view in the living area. There is a single bed in the living room- with a trundle underneath! (I think you have to pay extra for a 4th person). No couch, but a cozy reading chair. Galley kitchen is very narrow with a half fridge but has everything you need. Bathroom has a sliding door and a nice hot shower. The toilet is right up against the wall so there's a little bit of maneuvering involved if you are, like me, a little overweight. There are heaters and fans to help control the temperature, and the bay breeze is wonderful. This is a GREAT PLACE. The dune shacks were originally built to help shipwrecked sailors who made it to shore- inside the shacks there was everything a sailor might need to survive- food, clean clothes, a bed- and in the same spirit Poor Richard's Landing is truly a safe harbor. Happy New Year from my happy place!…read more A friend introduced me to Lis Sur Mer three years ago when I was seeking a quiet retreat on the Cape to write, reflect and recharge. My first visit was in July and I was the fortunate beneficiary of a last minute cancelation in the Stable, one of three cottages I'd come to call my home away from home. Since that magical trip I've been back to Lis Sur Mer with my kids, with my dog, with friends and a few times on my own and had the pleasure of staying in each of the cottages. Lis Sur Mer is a quiet retreat in North Truro with three cottages, each with its own unique charm. The owner clearly takes pride in providing the ultimate cape experience from maintaining the natural landscape and foliage of the local environment, to the privacy and deliberate tranquility of each cottage, to the obvious care taken in outfitting the spaces with furniture, artwork and other comforts that extend the peace of the Cape into the peace of my home away from home. The property embodies the natural habitat of the Cape and has its own private beach on the bay where sunsets are spectacular and fellow beach-goers are scarce. The off season rates can't be beat, so I've made Lis Sur Mer my regular destination for a long winter weekend, Thanksgiving, New Years and week-long stays during the warm months. The property staff is attentive and warm. The local shops and restaurants are welcoming and fun to visit. My favorite is Chequessett Chocolate just up the road in North Truro - best cappuccino with almond milk outside of NYC!

Something I had dreamt of, yearned for. Always so crowded. I was searching online one day and I saw Lis Sur Mer. "Artist Cottages." We decided to start a new tradition. Come to the Cape for Christmas. When we got here, it was off the main road, then off the secondary road. We stayed in "The Stable." It was so comfy and cozy and the grounds are amazing. You can walk (in a minute) to the stairs that lead to the beach. The three cottages are just far apart enough for total privacy. Peace. Quiet. I never slept so well in my life. We definitely knew we wanted to come back in the spring. They let us see the Beach Cottage. This was my dream come true! All the windows in front look out at the bay and Provincetown. When you walk in there are high ceilings, beams and charming antiques. Eclectic. Magical. Old Cape Cod. You do not immediately see modern devices, but they are there! The hard wood floors, beams and skylights all catch your eye. There is a fireplace when you walk in, (old fashioned gas) and in the first bedroom a king size bed and a fireplace. Romantic. I also write, and the table in front of the window is perfect. The towels are glorious and plentiful! This comforter seems to keep me at the perfect temperature! (not easy) The proprietor is a good, kind man and if you need anything there are 3 wonderful people here to help you. I could go on but believe me, if you get a chance come stay here. Every person who writes in the visitors book says just about the same things. You will be renewed. Lis Sur Mer is magical! They have a Facebook page. We will be back in June! P.S. In my experience, Peter's property management is one of the most grossly overpriced and under…read moreperforming businesses I've ever had the displeasure of being involved with. The prices are outrageous and their work in my experience shoddy at best. I would say run, do not walk, run from this company as fast as you can ! Hire any other property management company in the Outer Cape but don't hire Peter's Property Mis- Management. Management has a bad/entitled attitude. The work is low quality at a high price that's what you get with Peter's. The summer I ask them to install three window air conditioners they wanted to charge me $600 - SIX HUNDRED DOLLARS. I was in a pinch so I paid them in advance. They told me they'd be out that day then I got a call saying no they'd be out the next day then they told me that a construction manager had a first look at the job and then when I complained that the price was outrageous They called me and said you know what we're not gonna do the job even though they managed the condo association I live in. This used to be a really good company prior to Laurie taking it over. She's got a bad attitude. She's unappreciative of the business that's been grown in this town and as I say, the work is sub par at best and the prices are outrageous.
