    This apartment complex is wonderful. The apartments and grounds are fantastic, well kept and clean. I'm from the Midwest and have a different (apparently higher?) standard of living than what I found moving to the Santa Cruz area. I dealt with private landlords that were completely irresponsible, and unbelievably trashy apartment complexes (some were literally falling apart on the inside!) for $2k/month rent. Bay Tree is different. Coming here felt like I was finally dealing with professional, reasonable people. I'm so sad to be moving out. By far, one of the best parts of living here was the amazing Property Manager, Robert. He's very kind and professional, and he really goes above and beyond for his tenants. The best apartment in the world, managed poorly, can be miserable. You don't have to worry about that here as long as Robert Murphy is managing things. It's a really great little community to be a part of, in a more relaxing atmosphere than Santa Cruz.

    The washer leaves a rust like residue. After reporting to the property management, still not fixed after 3 months.  Worst property managemen

I felt they cared about me as a tenant and they went above and beyond to help me anytime I needed anything. I also felt I could call them friends by the end of my stay at Pacific Shores. The management company does a great job here at Pacific Shores. I would also recommend this apartment complex for other reasons. The location is very nice for hiking and beach walks. There is a safeway close by and also the apartments are a nice size. I have really loved living at Pacific Shores. Also, if you read some of the other reviews with 1 or 2 stars of this apartment complex, the issues that are raised are more Santa Cruz wide issues vs. issues with this specific apartment complex. Homelessness and drug abuse are Santa Cruz wide issues. There is not a place in Santa Cruz where this is not an issue. But Santa Cruz is also one of the most desirable places to live in the world because of the wonderful nature hikes and views of the ocean. I loved this apartment complex and walking around near by it, by the ocean and I loved all the wildlife I got to know: Owls, Whales, Cows, Coyotes, Egrets, and other animals were part of my daily life there. But also, I could go get sushi and have enough of a city life to be happy also. I loved Humble Sea brewery for their food trucks and Todal Fitness gym, both in walking distance. This is a great place to live and make memories and the management is top notch and helpful.

The manager appoints a random tenant to hold keys to the apartments while they are away, which seems often. The floors are pretty thin, you can hear neighbors above or below with television/music. There is plenty of parking space and a large storage closet which is very convenient. The outside is well maintained. If you decide to extend your lease, they will offer a discount, which is more than I can say for other outfits. Otherwise, if you chose month to month the rent is increase by a minimal amount. Every month you receive get a bill that is hung to your doorknob, included is your rent and water. doorknob eh..Talk about Luxury.. ;) Although, the majority of the time I received neighboring bills and was so happy for them that their bill was much lower than mine. Watch out when you move. They follow a checklist and if one hair is out of place, even if you follow the same checklist, a cleaning service is hired (or just said they hire) to the tune of $250 to go back over the ENTIRE place. Thinking of shampooing the carpets before you leave? why bother, they will have it done again regardless of your effort and charge to your deposit. In the year I was there, my entire building moved out. As well as witnessing other moveouts in surrounding buildings. Always wondered why.....

My workplace is…read moreclose-by, and sometimes after lunch we walk through the outside ring parking to reach Middlefield and return to the office. Today, two of us were walking through chatting, and a Meadows property manager/worker yelled at us from across the parking lot, maybe 40 yards away, asking who we were. Thinking he had mental issues or a salesman, we kept walking. He then approached and harassed us, screaming about how we were trespassing, continuing verbal abuse and harassment and followed us until we left the property. We talked quietly, did not approach anyone, hang door tags, play music, or toss trash. We didn't go into the center apartment area. We're both computer professionals. This employee could have gotten on his golf cart and quietly told us sorry we cannot walk thru his parking lot and to kindly exit the premises. Instead, he chose to yell threateningly across a parking lot and come after us with verbal abuse. A good way to judge apartment management is how they treat visitors. Because as residents, you're going to get more of that - or worse. Stay away from this complex.

Meadows is very safe and it's also in a good location - it is right off of Central expressway and it's close to 237 and 101. Apartment was spacious as well. I also thought the gym was great and bigger than a lot of other apartment gyms so amenities as good here. There is a community pool as well. The management company was very responsive with service requests. We had an issue where the central AC was spewing out dead bugs so the maintenance team quickly came in and gave us a new AC. Meadows also hosts some events every couple months (coffee station, Easter egg hunt, food trucks, etc.) which made the apartment complex feel more like a community. One of the drawbacks about this complex is the lack of natural light in the some of the apartments. Because of all the tall redwood trees and the direction of our apartment, we didn't get much light. For the most part, we had our lamps turned on all the time. And because of the trees, leaves would fall into our balcony so we had to frequently clean that up. We decided to leave once the lease was up as we found a place with more natural light closer to our offices and meadows was going to increase the rent by $250 a month. If it wasn't for the light situation, probably would have continued to stay here. Overall I enjoyed living here, and if you are ok with less natural light or you are able to get an apartment facing the right direction, then I recommend!

    Absolutely horrible, awful company. Complained for weeks about roof, mold, rot and unlivable…read moreconditions with a "sure we'll fix it" at first. Then days, weeks, without action. Messages to them went unanswered. Moved as soon as I could but they make you sign long leases with huge deposits and money up front, with lots of promises but dont hold up their end of anything. It's unfortunate these people are still in business or allowed to manage anything.

    if you are a perspective renter read this, in you are considering using this company to manage you…read moreproperty you really need to read this. this is horrible company to do business with. they are disrespectful, and unwilling to do due diligence. if you are a property owner you should know that they will put you at financial risk, if you are a renter, be forewarned that they don't keep their word, are willing to put you in a filthy unsafe house, and won't respond to your legitimate concerns. as a landlord myself I am appalled how they treated and trick their customers. they definitely give landlords and PM companies a bad name. they are completely unethical. Recently we helped our friend get a rental property. I wish I had known about them before we rented from them. first Terra said that my friend could move in a couple of days early as we had paid them first months rent and security deposit. once she had moved in, she was told that she was going to be charged for those 3 days. Terra should have said that up front and not waited until after the fact. we will often let people move in a few days early if the house was ready to go, just as a simple courtesy. its really no big deal, or real cost to the landlord. this house had been vacant for some time. so really no imposition on their part. The house was supposed to be clean, ready to move in, and although partly furnished we were assured that any furniture that my friend didn't want would be promptly removed. none of this proved to be true! Aside from the fact that they are only open 4 days a week, far more often they are closed and unavailable. calls go unreturned, emails un answered the house was dusty and filthy, the basement had numerous dead and mummified rats in traps laying about. But the worse yet is still to come- My friend has a small child and was going to open a day care business, and was given permission to do so. the "furnishings" consisted of a musty old couch a bed, a tiny and uncomfortable table and chairs, pile of damp blankets, and lots of and I mean lots of trash. upstairs there was a Coffee maker and associated garbage. this where the damp blankets were. the room smelled musty, and it looked as if someone had been squatting there. Clearly the house was not move in ready! Within the first week we had a typical rain storm, which flooded the basement. the sump pump failed to work and since the gas water heater was placed on the floor at the lowest point (code violation ) it submerged the pilot light and electronics causing the water heater to shut off. she called Terra, and was assured someone would come out and fix things. yet no one showed. by thew next morning she and her son had been without hot water for 24 hours, and it probably would have been 48 if hadn't stepped in and fixed things. terra's excuse was that the plumber had tried to reach her multiple times, however a quick check of her phone showed that wasn't true (I also called her a couple of times and had no trouble reaching her) Terra as the property manager had a responsibility to see that the issue had been rectified, she never called, never checked back, nothing! totally irresponsible behavior for a PM. two days later the drain on the kitchen sink blew off, flooding the kitchen floor due to improper plumbing and poor workmanship. Remembering the basement debacle I fixed it myself, knowing she could be without a kitchen sink for a few days. as she was going to use this as a daycare facility, she would need to be signed off by the fire martial to obtain her license. so I started a pre inspection. what I found was shocking! (no pun intended- well ok maybe) I found multiple electrical code violations, outlet with the neutral and hot leads reversed, GFI's missing in wet areas, open junction boxes, improper wiring that could be a shock or fire hazard , as well many other code violations. Ive been in the building trades for over 40 years, so I know what to look for. And if you are a property owner- here's where you need to pay attention- in two of the bedrooms the only windows large enough for emergency fire egress were made inoperable. if the fire martial had seen this she likely wouldn't get her license, but worse yet the house might have been red tagged as unfit for human occupation. but it's worse for the property owner- each of the violations carries a fine penalty of anywhere from $500 to $5000.by SVPM not duding due diligence and inspecting the house first (or hiring a qualified inspector) this could end up costing the property owner any where from $1000 to $10,000 for both violations! this isn't something that is supposed to be corrected after the fact, but prior to move in! When I tried to inform Terra about this issues and the code violations were setting my friends plans back by at least a month she wouldn't listen and kept trying shut me off. she said this isn't how thing work! she then said that any code repairs were my friends responsibility to fix!!
