Barb Gallivan is a 30 year veteran and has put together a team of professionals to assist the seller with this complicated and time consuming process. The coordination of home inspection, handyman, appraiser, market analysis, photography, advertising, showings, open houses, negotiations, estate sale and final cleaning led to receiving multiple offers. The result was what we had hope for... we sold our home through a seamless process and well above the listing price. Twenty years ago when selling our last house we did not use a realtor. Experiencing the team approach from The Gallivan Group was a welcome change. We felt informed and supported throughout and are very happy with our choice.

Of all the services, food venues, etc. I have reviewed, Barb and her team define what it means to go the extra mile for customer satisfaction and when her team establishes a relationship, it continues well after the sale. It's been several years since her team helped me and even now she stays connected to her clients. I've dealt with realtors (both on selling and buying side) in the Northern Virginia, Chicago and Champaign area (all very active markets) in the last 20 years. I have noticed many times the successful realtors start their own teams and the realtor becomes "too big for their britches". Even after realizing success, Barb remains connected and seems to remembers each of her clients and it's that personal touch that will make a difference as you deal with selling or buying a new home. HIGHLY recommend Barb and her team if you need a team member to help buy, sell or someone to help educate you on the process.

I spoke with Scott Bechtel who is the managing broker. He interrupted me, would not listen to what I was trying to convey and called me a "Smartass" twice. It was shocking and gives me an understanding of what kind of behavior he allows.

I was introduced to…read moreher through a friend and she initially offered to come over and give me advice on what I should focus on prior to listing. I was really impressed with her prep and detail-oriented work, so I decided to use her outside of the relocation firm. And that was definitely the right choice! Thanks to Mariya's advice and thoroughness, I had my first buyer within a week! She gave me tips on what I should fix, what is not worth fixing, how to stage the house during showings; she worked with me on times that were convenient, and she was an immense help during the final stages of the sale, even meeting contractors and movers when I've already left. Even after the first buyer fell through, she walked me through my options, what's our best path and how to proceed. Thanks to all of her work, I had a second buyer and a signed contract less than a month from my original listing date. And just to drive it all "home" for you (a little pun humor :)), this happened in the dead of winter: Dec-Jan, a time notorious for very poor turnover in the Champaign-Urbana market. If you're thinking of selling your house, I highly recommend using Mariya Vandivort and her team.

My wife entered the hospital shortly after we signed a contract with Janice to sell our house making it a difficult time with getting the new house ready, moving and getting our house ready and staged to sell. With out the excellent advice and help from Janice things would not have turned out as well. Janice worked with me to design what I need to do to get the best price but also helped me find people to do the up grades that were required to people to even clean up. She pitched in to stage the house after the work was done. The first offer came in the first day and was a fill price offer and we expected the offer. After a couple of days it be came obviously there was going to be a problem for the buyer getting a loan. Janice suggested we go ahead with the planed open house the following weekend. We received three more offers that weekend all over the asking price. In about 10 days the original buyer signed a contract to back out of his offer and we accepted thus allowing us to look at the others that came in all above asking price. As we looked over the offers with Janice I chose the one offer that 75% cash down so there were no worries about one more loan failing. I'm sure there are other dedicated realtors out there but in our opinion Janice is on top. Her total dedication to her clients and knowledge in her field of real estate gives her your top rating in our book. Janice thank you again for your expert advice and guidance. Vic & Mary

However, working with Tim he was so experienced he knew what to look for when looking at houses, what things we could update if we purchased a house and much more. He went above and beyond from meeting arrangements to getting us in quickly so we did miss out on a house. He shows so much passion for what he does and has a passion for working with his clients. He really loves what he does and shows it. He didn't mind how many or what kind of houses we wanted to look at he showed enthusiasm each time. Tim knew everything about each house we looked at (there were many) as well as the neighborhoods. He didn't just hand us a sheet of paper he knew each house and neighborhood thoroughly. When we chose our house he advocated for us, made sure we were getting the best deal and outcome for our behalf. He was just as excited for us as we were when we signed our contract. Tim was also on top of everything as far as communication to get us in for the inspection, as well as making sure we had a great inspector. We did not have the best mortgage broker (Busey), they did not keep us in the loop about anything.
