    This company is the definition of "Slum Lord. Supperrr crappy rental company. Just looking to steal…read moremoney from college kids. The apartments that they have within affordable prices for college students are dumps and they don't want to fix anything. When we moved in it wasn't cleaned at all. We didn't have a dryer for the entire summer. The office said it was because "they couldn't find the part". We also had some leaks. Instead of fixing the problem (which would've caused them a little bit of money) they kept putting Band-Aids on it for almost 2 months. Leaving us without things intermittently. It's hard getting affordable and nice apartments in Eau Claire especially as a college student. Sometimes you have to bite the bullet and go with companies like JCap. However, if you can find someone else, I would highly recommend it.

They're $100 "processing fee" is absurd. I experienced a $500 total fee for finding a couple to sublet our tiny 2 bedroom apartment and when I asked why it was so much, they're response was "time and processing" and that's the biggest lie I've ever heard. My security deposit was also lost in the mail and they made ME pay the fee to cancel THEIR check that THEY entrusted the mail carrier service with and didn't help me whatsoever in trying to see if we could locate the missing mail they just wanted money. UPDATE: when they resent my security deposit they SENT IT AND DIDNT BOTHER TO CLOSE THE ENVELOPE. The postage stamp was on the flap that you close so they CLEARLY HAD AN OPPORTUNITY TO DO IT THE RIGHT WAY. There was also TWO spots where they used whiteout so yet ANOTHER OPPORTUNITY TO SEAL THE ENVELOPE CORRECTLY YET THEY DIDNT AND ALLOWED FOR ANYONE TO STEAL THE CHECK. He always took the easy route and that inevitably meant that the tenets suffer. One of the classic problems; there is a hill that leads into the complex that may or may not be plowed in the dead of winter...a bit of a crap shoot. Either way, unless you have 4wd plan on hitting it around 30mph or else you'll slide right back down the ice rink. Plus I'd hate to know how many times we fell and busted our asses on the way to the street. He is also one of the gougers that will try to take all of your security deposit for problems he initially dismissed. When moving in he said that "the rip in the screen isn't a big deal" yet he charged me $50 to not fix it. It all culminated when we moved out early and were told that we could sublet the condo for no fee. He then charged us $500 to break the lease despite the fact that I found the new tenant and was willing to pay any damages they caused. Consequently our entire deposit was taken, and the sad part is that this was lucky compared to a couple buddies of mine! They lived in the same complex and were taken to small claims court and were forced to pay far more than they owed because he straight up lies. And I haven't even mentioned his short shorts...

He comes into my place of business and throws demands at my employees, yells and uses foul language and purposely holds up the line which upsets the rest of the customers. He is extremely difficult to do business with, doesn't do business the right way, and treats all of us in customer service like we are garbage. We have had to escalate his complaints every time he comes to our place of business and we are sick of dealing with him. STOP BEING SUCH A JERK!

    This was one of the worst rental experiences we have ever experienced. We have rented for the last…read more12-15 years and the most we have ever had taken from a security deposit was $50 for cleaning (because of a miscommunication between my wife and I over whether the stove had been pulled out already). When we moved in with RVPM the carpet was filthy and literally falling apart. I spent the first three month getting poked in the foot from carpet tack that was coming up through the carpet--even in places that carpet tack should never had been used. There were grease stains on the walls and cabinets, the bathrooms were not clean, and the sliding door was no longer sealed properly so the door jamb was swelled with moisture and the door was barely functional. Folks, we actually invited the Kirby salesman in and listened to a two hour sales pitch to try to get the stains out of the carpet, and he couldn't even get it clean. We took extensive videos of the move-in condition and can verify everything. When we moved out we cleaned extensively. Everything in the bathrooms, kitchens, etc were in clean condition (and much cleaner than we moved in) and was verified by staff from UWEC Housing and Residence life (my wife's former employer) before we left. The only "damage" we left were a few drywall anchors from a rack we had hung in a bathroom with no cabinets to store the cleaning chemicals out of children's reach, and we left a pot rack and paper towel rack that we had installed (with permission from the maintenance worker as nails would have caused damage to the wall with items that bear weight). They were left in because depending on how the painters wanted to refinish, we wanted to leave it up to them how or if they would remove. The were installed properly by a Wisconsin state certified building inspector. River Valley Property Management not only kept our entire security deposit, but they also charged additional fees. They charged $281.62 for dirty carpet. They charged $50 for cleaning, though everything was in cleaner condition than we moved in, AND they had showings of the apartment after we moved out. They said we had screws and "dings" in the bedroom, which was false. We used poster putty for all things in the bedrooms. They also claimed black marks in stairs and above normal wear and tear. The only legitimate charge was for "bathroom wall damage" which was the 4 drywall anchors we installed. Grand total cost charged for these items: $$374.36. Then they charged again for "drywall damage" another $85.81. We have extensive videos, photos, and signed witness statements of the apartment condition, and we will be contesting the charges, of course. But, wow, I've never dealt with such a shady management company ever before. Do NOT rent from RVPM if you can avoid it. They will cheat you out of anything they can, hoping that you won't put up a fight. I can't even express how disgusted I am, and how much time I've had to waste fighting against this outfit. AVOID

    i've been with Prosper now for a few years. i really like their properties, but the management is…read moreabsolutely abhorrent. i've fought through many battles with them - from being cheated out of the apartment unit we expressed we wanted and not being told til last minute that we got another one, to having harmful mold in our bathroom *literally just covered up with paint*, to them ignoring that our breaker kept tripping so much that a fire started in our dryer and almost made us lose the entire house. it left dozens of ash wisps for us to clean up afterward. wanna know what they did when they came to "clean" the basement? painted it white. the landlord special. my latest qualm with them was when the furnace broke and i was stuck with cold air blowing half the time in subzero temperatures. after asking for compensation from them for my utility bill, they tried to claim multiple times that the high gas bill cost was from seasonally colder temperatures around this time and that it's just "normal", while their maintenance team (who are exceptionally difficult to reach and incipient with communication), came in and literally fixed it. because it was broken. just for another manager to tell us that there was nothing wrong with it before. as with most college-rental landlords, these people are exceedingly greedy and act like they don't know what's going on, on purpose, simply to hoard wealth. your hard-earned money, gone down the drain. the only person i will thank is a field agent, Kelly. not sure if she's still with the company today, but she has always made sure we have everything we needed as much as she can help it. if you are looking for a good rental company in the eau claire area, i would suggest Compass. i've heard nothing but good things about them so far.
