Writing this review because I think the low Yelp rating misrepresents Ballard. I was skeptical initially because of the mixed ratings online. We ultimately ended up taking the chance because a property they had checked all of the boxes for us. I just finished up renting a lease and didn't have any problems. They were timely with communication/addressing of maintenance items. Perhaps some of the negative reviews are old and are related to folks who no longer work there?! Deserves zero stars but yelp makes you do at least 1. I am noticing a common theme with these reviews. This company purchased my parents condo and my they rented back due to their new home not being ready yet. They held onto $250 of my parents deposit for a bathroom sink drain, they said didn't drain fast enough & same thing for the shower drain. Something that maybe would cost $20 or they could've done it themselves if they were given the option. They were never notified this was an issue. As I see from the other reviews, this it is common practice for this Company to keep people's money, charge excessively and basically rip off their customers hand over fist. I am helping my 81 year-old father rent a home as he has relocating to Las Vegas. He makes three times the income as required. He has good credit. He also has good rental history. He currently owns a home that he is going to be selling. So we applied for a home to rent through Ballard and paid the $85 required for an application fee. This company rejected him stating it was an owner rejection. Since he clearly met all of the qualifications necessary to rent this home I called and asked for the $85 back. I feel like this is stealing and taking advantage of the elderly. When I called I was met with a rude man on the phone who was sassy, argumentative, and very short with me. He stated false information about my dad's application and when I corrected him he wasn't trying to hear me at all. He made up something that wasn't even true about my father and his living situation!! Then defended it when I corrected him. I would absolutely steer clear of this company. It is unfortunate that there are so many poor reviews left for Ballard as this has simply not been my experience what so ever and I would inclined to believe maybe these poor commenters have decided to leave out their blame in these situations. Debbie and the entire team at Ballard from the office staff to the the handyman have been nothing but amazing! I moved in here two years ago after moving down from Reno after college. Not once was I ever left waiting on a repair request or left hanging with any questions. The rent has always been an extremely fair price with minimal raises year to year to match the market. I would highly recommend that anyone rents from Ballard Realty as they are professional, timely, and genuinely kind people! read more

Unfortunately they took over the HOA about a year ago where I've been renting for over 12 years. When you call them to deal with any situation, they are pious and let you know their disdain for you as a renter (who knows, maybe it's all champagne and roses for owners). I've talked to them many times and on the last call I had with them, they pretended not to know who I was. That was just so they can make a point that I'm just a renter and they only recognize the owner. I would have respected a direct approach on that, not high school shenanigans. They will try to anger you to draw you into an argument so they can take the upper hand. They're pretty good at it, and the way they talk down to you, you can't help but get angry... They truly are masters of gaslighting. On that same call the woman on the phone supposedly put me on hold but she didn't mute it as she talked to her boss and I heard them talking bunk about me, just one of their many tactics to enrage the caller so you get upset, and then they can have an excuse to hang up on you. You have to watch yourself in any interaction with them. In one example, one of the neighbors was destroying some common area, and my only purpose originally was to have them come out and look at it and see what he was doing. Next thing I know, they talked me into surveilling my neighbor and sending them pictures like I was their own personal NSA. They promised they wouldn't show the photos to the neighbor. Of course they showed it to the neighbor and threw me under the bus which caused an altercation with said neighbor. (Normally I'm not the type to report on anybody I just let live. But the guy was basically digging up the all grass, really trashing the place.) To add insult to injury, when I confronted them on this they said they never share the picture, which was another gaslight as I physically saw the guy looking at the picture, that was not to be shared. They had promised in the past to mark a spot for me handicap as there's absolutely no handicap in this entire complex, (the law; parking lots with 26 to 50 spaces: 2 designated handicap parking spots). And I know at least one person in each building (we have five in total) could really use a handicap spot. Legally from what I understand, there should be at least two spots as we have at least 50 spaces. When I followed up on this, they claimed they claimed to never have had this conversation with me. Like I said, gaslighting masters. I highly doubt they even know what the term selective enforcement is but it seems to be par for the course for that company, that is to say unscrupulous application of CCR's. They have targeted me for selective enforcement. I'm sure they don't even know that it's illegal to do so. The same standard should be set for all residents, not for just ones that you don't like. They treat townhome developments as they're nothing more than apartment complexes. They have no understanding of the differences of how to manage different properties. Just expect they will manage any properties you give them all the same, like it's some rundown apartment complex. Do expect them to raise the HOA fees though. I mean I can write a book about these people and I've only had a few dealings with them. I'm sure everything will be all fine and dandy in dealings with them until you run into a problem that is an inconvenience for them. And you'll definitely be treated a lot better as a owner, but I can tell you for sure as a renter, you're just something they accidentally stepped on that needs to be wiped off the bottom of their shoe. Make sure you keep all documentation in any dealings with them or any letters that they send, also gathering any relevant evidence when they start in on you, if it ever gets to that point. Just remember in general that no HOA can hide behind CCR's and put it above actual law. You have rights and when someone pushes against you, push back against them in a civilized legal matter and be prepared with evidence and reason. Even if you are just a lowly renter. You should always treat people you first deal with in a civilized manner and level of respect as I did with this management company, until they themselves eroded that goodwill. One has to give respect to earn respect, don't expect any from this company. Maybe for some people looking to rent their properties this might be a good management company for you. They can be your Henry Frick to your Andrew Carnegie. If you're looking for a management company to run your property, or to rent property from. Keep on looking for a company that'll actually respects people, that are professional, and won't gaslight you. There are plenty of companies out here to choose from. read more

Just don't. They are extremely unethical. Very nice in the beginning but hostile when it's move-out time. They delay repairs so they can charge you for them at move-out. I was renting from another company prior to them taking over. The move-in/move-out forms don't cover the same things. When I moved in, the place had been freshly painted, the doorstops had been removed but never replaced. They put it on my move-out and actually deducted it from my security deposit. Renter beware! Take pictures of every thing in the unit you rent through Ballard. Have photocopies of your contract and everything you sign especially when you do your final walk-through. They did not give us a copy of the final walk-through and after the fact, they did a subsequent walk-through (illegal) adding false pictures and damages and then actually falsifying documents that had already been signed by the renters. They try To use THEIR handyman to claim that the apartment was damaged but that handyman they listed doesn't even exist. We googled this operation and it was some house in the middle of a bad area of town and the phone number did not go to any kind of business. Then they suggest using their carpet people. You pay to have your carpets cleaned and then they claim that the carpets were not done right and charge you double. Some sort of con game going on here Sadly Las Vegas small claims court is such an absolute hot mess it's almost impossible to take anyone to court there especially if you moved out of the city. I'm sure the owner of the unit didn't even know about this property management company trying to embezzle money from the renters. They threaten young kids with notifying collection agencies. They are unprofessional and unethical. I'm surprise they're allowed to stay in business. I only wish we were able to follow through in court. read more

My experience with this realtor is they are the most unethical realtor I have every encountered. The charges I was charged upon move out was ridiculous. This realtor tries to take advantage of renters and makes their own rules regarding the meaning of "normal wear and tear" I left this property clean and ready to move in condition. Horrible!! I called to put in a maintenance request and was told that it would have to wait- they didn't have time to get to it. It's a leak and they still didn't care. Wow! Homeowners beware- your home will float away before they give a hoot. But man, be a day late and they will call you.... What's up with this? read more

I didn't have a positive experience with this company after working with them for over a year and a half. I paid my rent on time every month and during that time I received multiple late $50 payment notices. I was very confused because I set up autopay for the 1st. I called and shared that I was receiving emails from the company sharing the payment was processed on the 1st of the month (the email that THEY send to confirm) and they continued to insist my payment was late and that I was not using ACH for withdraw. After months of having payment issues and going back and forth, Debra shared she would need to do an 'inspection' and said it was her right. I had to take off work and miss pay. Very inconsiderate. Ask yourself-if you rent from them would you like to take off work for random inspections? It felt like a retaliation to either get me out or find something--it was a waste of my day requiring that I needed to take off. She entered and then said she would need to charge a repaint fee because I had a peel off sticker on the wall. I shared it was a peel off and she continued to say I would need to pay. Ultimately, I ended up walking over and peeling off the sticker from the wall so that she would see the paint was not damaged. I was 6 months into my one year lease- how bizarre, strange and untrustworthy of behavior is that? Also, my mom put the peel sticker on the wall. I felt so bad having to rip it off. Debra's rude. She also fails to take your calls so I got into the habit of emailing. It's also a great way to keep record of things and verify the truthfulness of what I am sharing. The final straw was move out. I moved out on a month that ended on a holiday. Debra told me I would need to leave by the 28th even though I paid a full month and refused to prorate. During check out, I shared this information with the person checking me out and he shared my move out day should legally be the 31st. He then called Debra about it.
