This place is absolutely awful. After the previous management pulled out everything has gone downhill and I tried to give the new management some grace but this has been absolutely ridiculous. In February the Wifi was out for over a month with little to know explanation and is still spotty at times (unacceptable for students trying to do work). A few weeks ago the trash was not picked up for over a week, this led to horrible smelling hallways and fruit fly infestation (which are still on going). The trash is now out of the hallways and is instead being stored in the parking garage in a massive pile! To top it all off I've now found cockroaches in my apartment and when I brought this up to management they were extremely unhelpful and didn't seem concerned in the slightest. I have called the health department several times and they have received several violations but nothing has seemed to change. DO NOT MOVE HERE. read more

PLEASE DON'T. The building smells like piss, weed, vomit or all of the above. there are pipes leaking in the garage, that leave massive puddles. There's a bunch of trash/ old furniture stockpiled in there. The floors are uneven or have visible dents you could see, and the amenities are not entirely as advertised. You can hear anyone from the floor above you and the walls are very thin. The paint comes off easily and you can see areas with exposed drywall. I find portions of the contract misleading and borderline predatory. They target college students by offering a lease within minutes of submitting an application yet we must agree to these harsh standards in order to lease. The contract states that if tenants wish to get out of a lease contract, they must find someone to take over the lease on their own. There is a portion on the lease contract which makes us agree that allegedly we aren't giving up any of our rights as part of this lease contract. We are also obligated to sign an "as is addendum" stating that we must take the apartment as is, regardless of the condition it is in; they don't clean/do repairs between lease terms. They make you pay the entire first month of rent despite not letting you move in until near-end of August, I found my first apartment completely dirty, and with things damaged. I still had to pay for it after move-out even though I didn't cause it. They show you a model room never-used if you tour. But that's not how you'll truly find the unit. If you do lease here, avoid random assignment. I was in a nightmare and despite the number of complaints I have made, I received no support for my situation. They only offered me an "intervention" after I decided to leave, it was to the point where I no longer felt safe and mediation would not work. The student-staff are decent, but their management don't sound genuine when you're looking for support, like they're reading a script. There's no humanness to this, just looking for profit. I'm glad I left. Tenants deserve sanitary and safe living conditions. Despite me moving out, and having someone else take over my lease they still make charges to my account for utilities. I note this is my personal view of the apartment complex based on the facts of my experience/ observations here as a former tenant. You will pay upwards of $12,000 and they still won't put you with the roommates you requested, signed leases with, and were confirmed to be living with. Instead, they'll throw you in with strangers like you're disposable. They do not care about what was promised. They do not care about your comfort. They do not care about your safety. They take your money, ignore the agreements THEY put in place, and act like it's YOUR fault when they screw it all up. And don't expect help. When I called, the woman on the phone was more concerned about eating her damn Chick-fil-A than doing her actual job. She was literally chewing and pretending like she couldn't hear me while I was clearly speaking, upset and trying to fix the issue THEY caused. Unprofessional doesn't even begin to describe it. Wish I could leave a 0 star. Future juniors please do not lease here. First off, they show you pristine apartments, make it seem so nice. Nope! This apartment is right next to the highway, so the noise is ridiculous, we moved in to a broken dishwasher & drawers, cigarette burns on our tables, and water damaged ceilings. Also our dryer broke almost immediately and worst of all WE LOSE HOT WATER AT LEAST TWICE A WEEK. The water is warm AT BEST 4/7 days of the week. Maintenance took 2 weeks to fix my basic apartment problems. Do not lease here they fuck you over continuously. Save yourself the trouble and either live on campus or downtown. Anything is better than this shithole!!! I can't wait to get out of this absolute dumpster of a place. Also, I have had multiple packages stolen from delivery drivers leaving them outside including a $100 order. The "staff" said that's none of their business even when I asked for security cameras for the cops. DO NOT LEASE HERE. This place was absolutely terrible to live in, and I would never recommend it to anyone. My roommate and I had moved up to Albany for our graduate programs at UAlbany, and thought it would be a safe bet to live in off-campus student housing. We were entirely in the wrong, and had run into so many issues living there. The photo in this review holds the list of problems we had at the building. The biggest issues were definitely the pest problem (mice and bugs) and the noise level from neighbors. If you are contemplating leasing here, keep searching and find somewhere that is much less expensive for similar or better living standards. Signing a lease with Auden Albany has singlehandedly been one of the worst decisions that I have ever made. By signing this lease, I subjected myself, and my family, to tremendous financial stress and manipulation. I pay $1,020/month (plus other expenses like parking, electricity, etc.) for twelve months - a full-year lease. I had expected to move in on 8/1/2019, however, I was told that I could not move in until the third week of August, having already paid $1,020 (in addition to parking, fees, deposits, and insurance) for the entire month of August. The delay of moving in was due to a supposed "cleaning." Yet, when we finally moved in, the apartment was extremely dirty. Communication between the property management/Auden office and the tenants is extremely poor and unreliable. The Property Manager is extremely rude and condescending to both the tenants and the tenants' families. When confronted with an issue, they are degrading and dismissive. I have never encountered a more disorganized establishment than Auden. There have been multiple incidents where property management/maintenance has entered into our apartment without notifying us first - or they have shown up on the wrong day. They did not notify us that a new roommate would be moving into our apartment, rather, management came into the apartment unexpected and we were never notified that someone would be moving into our apartment. All in all, do not sign a lease at Auden Albany. The lease is extremely binding and restrictive. This has been a waste of nearly $14,000. This place is HORRIBLE. I have never seen a place more nonchalant and more of a scandal than Auden Albany. Like how do you sign a lease BEFORE being approved for the apartment? Or how do you approve someone for an apartment who you have never seen? I am genuinely curious. I called a MONTH before I was approved, several times to tell them that I could no longer afford the apartment due to not working because of my health and to see if I could cancel my lease BEFORE being approved by management (I have proof and will be willing to share it). they are a RIP off. my daughter lived there 2 years. never had a problem with her 1st room cause she was coming back. this was her last year. she was supposed to get 200.00 off for a referral. they didn't give it to her. now they are trying to charge me 96.00 for Mark's on the wall that were made by the person before her. all three of her roommates were charged 600.00 out of their security deposit for "garbage removal" when we cleaned it and there was no garbage and they wint give them the balance of their security deposit. TOTAL SCAMMING. I contacted the guy at corporate and he doesn't get back to anyone. people propping doors open with water bottles so no safety. the entire place smells like weed as everyone is smoking and they do nothing about it. read more
