If you like to live at a place that raises it's rent considerably EVERY year then this is the place…read morefor you. They will sucker you in for the first year and then it gets jacked up after that. Also, if you like to live at a place that has high rent and thinks its a luxury apartment/townhouse complex but cheap product (meaning cheap carpet, cupboards, blinds, etc, etc) then this is the place for you. Under new management that doesn't allow anything like grills, bikes, plants, toys..... Last I knew they had 18 empties and people still leaving.....wont be long and this will be a section 8 complex

The products are cheap. My closet door by my front door breaks every time the rude maintenance man attempt to fix it. It's to the point where I just let the doors dangle now. My blinds are missing like 6 and they broke while trying to open my blinds, on their own. He's also so rude, talks to tenants like they are children. I had to give him a piece of my mind a few times. My cabinets are falling apart. And they agreed to give me a echo dot when I renewed my lease. Needless to say 7 months later, I still haven't received it and they jacked my rent $40. And a few months ago they started sending out bills that cost $5 additional to remind you of how much rent you pay and when it's due. The reason "so tenants requested it" that's what the girl in the office said. AS IF YOU DID NOT SIGN A LEASE! I told them I don't need it to save my $5 but I still have to pay it! Any way to make a dollar. Like the other reviewer mentioned...this place will soon be a section 8 apartment complex and others still paying top dollar for these apartments. They need to upgrade these apartments for these prices.

Pilot Family Properties is one of two limited liability rental companies owned by Chad Sexton. He…read morehas apartments around Michigan. I rented from him in Mt. Pleasant, MI, around the campus of Central Michigan University. To start, I have never met Chad Sexton. I viewed the apartment through his "regional manager" Dave Acles, and was told Mr. Sexton lived in Florida, which is why he was unavailable to show me the apartment himself. The apartments are nothing special, and the one I rented wasn't even clean when I moved in, but it was nothing I couldn't fix. I rented the apartment for 6 months and decided to move. After 2 weeks of calling the manager to tell him that I would not be renewing my lease, I was instructed to leave the key and my forwarding address in the mailbox, which I did. Here's where it starts to get...fun. After a month I had not received a list of damages or any reason as to why I had not yet received my security deposit. Several days later, I was able to contact the manager, who assured me that Chad would be sending my deposit and he would get in contact with him. I again gave him my address and phone number to contact me. Another month passed and still no security deposit. Again, the manager assured me I would receive it soon, but because Chad was in Florida communications were often slow. Two more months passed and still nothing. Finally, I went to the manager and said I would be pressing charges if I did not get a phone number and address where I could reach Chad myself. Turns out, he does NOT live in Florida...he lives two hours away in Swartz Creek. I first emailed Mr. Sexton. He responded and told me to call his office so we could "take care of this right away." The next day, I called his office, and left a voicemail message because no one responded. I did the same thing the next day. After 2 weeks, I still had not heard from Mr. Sexton. Finally, I had had enough. I filed a claim against Mr. Sexton and Pilot Family Properties. Mr. Sexton did not show up to the hearing, and the judgement was awarded in my favor. Almost exactly one year after I moved out of the apartment, I will finally be receiving my security deposit within the next two months, one way or another. It is ridiculous for someone to conduct business in this manner. I left that apartment in better condition than I found it, and I am entitled to my security deposit. I should not have had to fight so hard for it. In my opinion, spend a little extra for an apartment with another company, because this one is not worth the hassle.

I lived here for 5 years. At first it was cool and cheap, but it just got yukkier each year I lived…read morethere. I moved as soon as I got a better job. This is no place for a lady! The pros: The rent is still cheap (I guess), off street parking (if you're lucky), and you are in walking distance to Kettering University and McLaren Hospital. The cons: Grubby and ugly buildings, shady neighbors, bugs and wack radiators that whistle and leak. P.S. Two of my friends got their cars stolen from the lot!

Oh, where to begin? The absolute worst place I've ever lived (though it's a billion times worse now…read morethan at any point during which I lived there). Dirty, bad tenants, loud, criminal activity, incidents of domestic violence, unkempt-looking apartments, squatters, and lackluster management. This complex gets worse every single year that passes by. Get this straight: the place is foul. It's a sad, sad sight to behold these days, it truly is. The worst part of it is that Sunset Village wasn't like this several years ago. Once a stately-looking Art Deco apartment complex is largely now in ruins, overtaken by time, neglect and rampant crime. It's been sold multiple times (more times than anyone really knows) and has been under various "management teams" for years, mostly real estate groups with no physical presence in this country, let alone the community. There is no real on-site security or maintenance, which explains the level of squatting that has currently become a real problem. The city has been slow to recognize this growing tempest of a situation, though there has been some talk of razing all of the buildings and starting over, but who knows? Unfortunately, Sunset Village is located within a pretty nice residential area across the street from a golf course and park near the hospital, so it's become not only an eyesore for the local community, but a source of exploding criminal activity in recent years. I couldn't wait to move out when I did (which was years ago), although in retrospect, the place was like Buckingham Palace compared to what it looks like today. Centipedes have taken up resident in the apartments, which is truly pathetic, not to mention disturbing as hell. There are drunks and addicts sleeping in the hallways and milling around the doorways, grafitti scrawls etched along the exterior of the complex and missing brickwork on some of the buildings.
