My husband and I got pre-approved for a loan. We sent our loan guy (Caleb Gingues) information on the property while we were in this pre-approval process. After we made an offer he came back and said this property wouldn't qualify for a traditional loan. Then he drug his feet for over a week while we could have been pursuing other loan options elsewhere, just to say he couldn't help us. To add insult to injury, after we finally found a different loan guy to work with, we started receiving automated emails from Caleb about loan products and services. Even after emailing the guy and asking to be removed from his mailing list, the emails persist...so here I am, leaving a bad review. This company will not listen to you. Even when you send them the property ahead of time, they won't look at it. Even when you point out the issues with the property, that are plainly spelled out in the listing, and ask if it's going to be an issue, they will say no...and waste your time. read more

ACM, hands down one of the best lenders i have come across. Being a first time home buyer, I did tons of research on mortgage loan types, interest rates, aprs, lenders, etc. After going through 2-3 other lenders, Phil was able to beat all other lenders and then some! He took his time to answer my questions, send me updated documents, keep me in the loop and made me aware of what I can get with my credit and current circumstances. Their online site for document submission and signing was quick and easy to use. Phil and his team were very responsive and were able to help me close with the lowest rate in the nation and close on time!(closed a few days early in my example as i requested it.) Plus, there were No random junk fees like other lenders sneak in. This is a horrible company. I've had two bad experiences with this company, one with a new purchase and most recently with a attempt to refinance my home. The lender came referred by my realtor but that didn't matter much when it came to the horrible customer service I received. I "worked" with Tan, if you want to call my experienced working with someone. Tan was horrible at communication. It would take him days to respond to my inquiries and most times he pushed me off to his assistant who had limited ability to provide much assistance herself. I've been waiting almost 3 weeks for a response from Tan or anyone in his office regarding the process of my refinance application and have not heard anything. Tan asked for all of my personal information such as tax returns, bank statements, etc, things that any company would for such a business transaction-Howver, when you give over such important information to someone and never hear back you start to fear for the risk of potential cyber crime, fraud, or identity theft. I am sending in a complaint to the attorney generals office of Virginia, the better business bureau, as well as the 3 credit bureaus. If you want to work with a company you can trust during one of the most important purchases of your life whether it be for a first time homebuyer, refinance, investment acquisition, etc, do yourself a favor and bypass this company. My last experience with Atlantic Coast was not so good. This was for a refinance. It wasn't the process that was bad it was the end result. Keep in mind when you use Atlantic Coast they immediately sell your loan to a servicer. You have no choice of who this may be. They sold my loan to SLS, which is typically a loan servicer for people with poor credit and prior payment history. I am none of these things. My credit score is over 800 and have never been late with mortgage payments. SLS has been difficult to deal with from the start. I would suggest finding a bank you want to use to be your mortgage servicer and not walk into the unknown. I've learned my lesson and for my next loan I plan to contact the servicer/bank I want to use instead of going with a company that sells your loan. read more

My Agent recommended that we go with Atlantic Coast Mortgage. I was told they had the ability to offer lower rates than Bank lenders most of the time. The beginning of our process seemed very smooth. We were provided with a customer portal where one could upload relevant application documents and securely provide them directly to the loan officer. Then, Atlantic coast mortgage provided a separate upload site that was easier to use because one could see the status of the upload a document and was easier to reference. We were provided with a complete list of required documentation to upload an application for the loan. Upon loading this documentation on the first site, I had requested the underwriting team to provide me with an inventory of what else they might need as one couldn't see if the upload process was always successful. The underwriter did not respond to me in a timely manner. So much so that it took until the week of the settlement to reply that she needed a full year tax filing when we were told that the extension documents would be sufficient. I had to take my accountant off his existing work and force him to create my last year's tax return in two days in order to satisfy the underwriter at great expense. At the time of settlement, this firm made mistakes in the required settlement documentation by referring to our property in the wrong county. Additionally, I had specifically directed this group to include my wife on the title work. I was informed during the signing of settlement documents that my wife was not included on the title and that we would have to come back the following week to pay an additional fee to have her added. I called Atlantic coast mortgage on the day of settlement to make them aware of this oversight and a representative there admitted a mistake had been made. I addressed all of these issues with the loan officer, Carey Meushaw, following the settlement, and he provided me with a less than professional response taking no responsibility for the shortcomings of the process and service provided by his staff. I would caution anyone in the Virginia area from applying for a mortgage loan from Atlantic coast mortgage. My experience has proven that this group is not in a class of lenders I would choose to deal with in the future. read more

Just got off the phone with Phil Nguyen. Called about to learn mortgage potion available for my parents to live. We are considering purchasing a home for them to live, and some day when they are no loner here, we want to be able to rent to out. I wanted to understand basic high level rules. He goes I don't have time to go over all the guidelines. And then when I asked to clarify the difference between conventional loan and investment loan, he goes "I just said that". I had worked with him before at George Mason Mortage, totally difference customer service from the same person....disappointing. As customer we need to hold these people accountable. read more

I applied for a loan with a 720 credit score. I was going to put down 3.5 percent on the loan at closing. I was told by my loan officer that I was approved for 200, 000. After about a week the loan officer contacted me and said that I was only approved for 150,000. I added my girlfriend to the loan and then he texted me and said I was now approved for 180,000 loan. Me and my girlfriend found a house for 174,990 and let our real estate agent know. He contacted our loan officer to give him the heads up. We were then told we was only approved for 150,000. This loan officer that I will call dude from the fredericksburg va office has done nothing but waste our time with lies and empty promises. I highly recommend going somewhere else for a loan. We are currently starting over at square one because dude has wasted out time for the past 45 days. read more

Atlantic Coast Mortgage in Northern Virginia came highly recommended but unfortunately my experience with the company resulted in near disaster. After receiving pre-approval for a property that they agreed to finance for me, I received an email, about twenty days before the closing date, informing me that the property was not a fit for the loan. The senior loan officer recommended I either pick a different property or put down 20% on an FHA loan. In other words, the senior loan officer wanted to strip me of the initial conventional loan that I qualified for as an applicant with excellent credit. At that point, I asked my real estate agent to start looking at different properties, however, there were no other equivalent properties on the market. All of this was happening after I submitted my notice to vacate. I decided to give up on finding a home and was prepared to continue to rent. Given that this was in the midst of the holiday season this whole situation elevated the stress levels of my family and I. To make matters worse, I had already given notice on my apartment and my move out date was fast approaching. I stopped by the apartment community leasing office to inquire if I might renew my lease but the apartment was already leased. I begged the leasing office to find a way to let me stay in my apartment. The answer from the future residents was a big NO as they already connected all their accounts to that specific address. With my head spinning, I decided to continue to search for a property to purchase last minute. ("Last minute" and "home purchase" are two phrases that should never be uttered in the same breath) I looked for more properties but struck out again. I finally reached out to a couple of friends in the real estate industry and they all recommended I contact different, more established mortgage companies. I shopped around and came across a company and,after I explained my situation, the new loan officer cautioned that because of the holidays, it might be almost impossible to meet the deadline that I gave him. At this point I had no plan b and so I decided to put my faith in the new company and move forward. With bated breath I waited for a call or email from the new loan officer. Despite it being the New Year holiday, the new loan officer came through for my family and I with an even better deal with a conventional loan. I ended up with a lower rate than the original one from Atlantic Coast Mortgage. The new company also applied a $1,500.00 discount, which brought down my closing cost on settlement day. Had I listened to Atlantic Coast Mortgage, I would either be paying far more for a non-conventional loan or maybe even homeless. At the end I got the property that I wanted, with a much lower closing cost than Atlantic Coast Mortgage, lower interest rate on a conventional loan, and all in all more than $3000 lower on the closing costs. Atlantic Coast Mortgage did not work for me. I had the worst experience with Atlantic Coast Mortgage. read more

I was bounced around between multiple representatives, never really knew who to ask what, and was bombarded by a variety of information and document requests from various people in various formats to be filled via both email and upload to a website that was ...less than stellar. I was unable to set up auto pay, and had to use check payment while about to go on deployment, with no recourse if for some reason the check got lost or the payment did not process, if unable to use internet or make phone calls. Would definitely not recommend if you have a job that requires travel. Would definitely not recommend, if you do not always and quickly have access to any and all conceivable documents. Would definitely not recommend if you are a first time buyer dealing with many other complicated and stressful aspects of your first mortgage buying process. Would definitely not recommend if you have a stressful, time-consuming job that does not allow you to take a week or two off of work to deal with a complicated process you have never been involved in. Would definitely not recommend if you don't want your mortgage loan to be sold, and re-sold. read more
