Only giving three stars because the lady who showed us the apt was given the impossible task of showing us a bomb of an apt and she did a fantastic job. We toured a townhouse that was inhabited by two "bros" and had a HORRENDOUS smell that reeked of protein shakes and dirty laundry. Immediately upon walking in the lady said we would replace all the carpets and a fresh coat of paint. We nicknamed the house the bro house. We ultimately did not sign because they didn't return with answers to our questions regarding appliances and we would have had to downsize with some of our furniture. New appliances were needed. The oven and fridge were disgusting. read more

The people in the leasing office are amazing! I left my WiFi box im my apartment, and didnt return it to the provider. If I didn't return it, I would have had a very hefty charge on my account. But I had already moved out and returned to my key. I called the leasing office and a women named Mary went over to my apartment and grabbed the Wi-Fi box brought it back to the leasing office for my friend to pick up and return for me since I had left State College by that time. Very thankful for all of her help! read more

If there was a 0 star rating, I would have pressed that. I currently live in University Gateway which is a building under ARPM's company. ARPM is an absolute joke of a management company. ARPM has put on so many RANDOM written charges for our account THAT AREN'T EVEN DISCLOSED ABOUT ON THE LEASE. On top of that, when you question that something isn't written down on the lease and you get charged for it, they make some bullshit up about how "it's not really worded correctly in a way that explains exactly what you got charged for". ARPM does not take accountability for their mistakes and their service is completely abusive. Most staff members I've spoke to have had rude tones and are far from helpful. If you need somewhere to stay during your experience in State College, ARPM is not something I would request unless you're a fan of having your money completely stolen from you. read more

Please--as someone who has lived in State College for 30+ years as a PSU student, parent, and now resident--take my advice which was learned the hard way: Spare yourself the inevitable grief and exploitation of renting from ARPM. Parents, be prepared to lose your security deposit. Students, expect no/slow responses to maintenance issues and, if the issue is serviced, brace yourself for a lofty charge to appear on your ARPM account without warning. I encourage you to read ARPM's Google reviews. ARPM's childish and vindictive responses to every legitimate complaint are a shining example of how not to run a business. Mark Bigatel, President and owner of ARPM, demonstrates questionable business ethics and his staff follows suit. If you feel emboldened to voice a complaint in person, do not be intimidated by the ARPM office ladies who have little to no interest in helping tenants. Subletting your apartment? Good luck jumping through all the hoops and paying additional fees. Mice in your unit? It's the tenants' fault for leaving trash and food out. Your last resort will be to contact the Better Business Bureau; Vern Squier, the president and CEO of the Centre County Chamber of Business and Industry; PA Attorney General Josh Shapiro; State Senator Jake Corman; and State Representatives Scott Conklin and Kerry Benninghoff. It is a hassle but we can't let them continue scamming students and their families. Good luck, renters. Rent with anyone but ARPM. Better yet, live on campus! https://www.centredaily.com/news/local/community/state-college/article232488902.html read more

I am a working professional that has lived in a townhome managed by ARPM with my boyfriend and a roommate for 2+ years and it has been the worst experience I've ever had with an apartment company. We first moved in and the apartment was absolutely disgusting, they stated that because of their "as is" policy, they would not make any arrangements to clean or repair the apartment. Although the lease my boyfriend and I signed did not mention this, I have known this to be the case with other companies. However, not only was the apartment quite trashed, a previous tenant was STILL in the apartment for a whole week after we were supposed to move in. Throughout our stay here, the electricity has been shotty, the dishwasher doesn't work correctly, and the emergency maintenance office rarely sends out workers when we request them. When we do get a repair person they always act very confused. "We didn't even know this property was out here. It's not even on our list." The last time we had a maintenance worker in our unit, I asked him if there was anything he could do about the electrical issues. He said that ARPM is just the company that manages the unit, so any changes or repairs that go over a certain dollar amount are handed off to whoever owns the unit. He informed me that the unit needs a total power upgrade, but that I shouldn't hold my breath because the work recommendation he put in will likely never get approved. My unit has a washer, dryer, and free parking. These are nice amenities when I can use them. They don't offer a gym, clubhouse, bus pass, or even office hours past 4pm most days. I would be fine with all of those limitations, if they at least had the courtesy of making sure my unit had updated appliances. All in all, I would not recommend renting with this company. There are other apartment offices willing to do their best and even go that extra mile to make your unit feel like a home. read more

The worst apartments to lease from in State College. I've lived in Beaver Hill, Calder Commons, and University Towers (an ARPM unit) and it is by far my worst experience. The staff communication is terrible and the workers are so unhelpful. The ceiling light fell on my head and the only comment I got was "we don't know how to fix it we put a screw in, try not to let this hit you" our dishwasher was broken for a month without any communication. And finally our apartment flooded from the unit above us and they did nothing to help us. The emergency water extraction team didn't want to work on the weekend which wasn't helpful in an emergency situation . I would never recommend a property run by them. DONT SIGN A LEASE HERE !!!!!!!!! read more

Everything handled through ARPM becomes so much more complicated than it should be. This lady, Michelle Witmer has been the one dealing with everything but honestly she is as useless as a rat. She was extremely rude to all of us and kept calling and emailing at weird times of the night. Very unprofessional. I don't know if it is ARPM as a whole that sucks or Michelle Witmer should simply be fired. read more

Stole our furniture because they decided they no longer wanted to follow the lease agreement which stated outside furniture was permitted. Claimed it "promoted gatherings" during covid even though we never had more than our roommates outside using it. Well over $300 of our possessions were stolen from our patio. read more

My blinds were broken the WHOLE year. I told them when I moved in, and then again when they asked if anything was wrong. My apartment wasn't clean when I moved in. At the end of the year, they took over half of my security deposit out for "cleaning" and for carpet cleaning when the apartment was all hard wood floor. The person who showed me the apartment was so nice, but when I went to the office about my keys being lost, the lady was rude and took a while to help me. Overall, I would not rent from them again. read more

They deserve minus stars. I am a property owner and it is shameful how they run their business. Their buildings are run down and tenants complain how disgusting common areas are. They can not rent all the apartments they manage so if you own a property managed by arpm their is a reasonable chance you'll lose money. There is good reason why their reviews are so poor; Management is a bunch of bunglers. If you are a tenant or an owner stay away from this group for your own good!! read more

Their customer service is awful. Any time you call with a question or concern they have an air about them that makes you feel stupid for even calling. If there's an issue they somehow blame you for it. They make sure they hold no accountability. At the beginning of the tenant's lease separate security deposits are turned in, but at the end of the lease they issue ONE check for all of the tenants. Once the check is issued they hold no accountability for what happens. They don't even let the tenants know what each of their portion is (after damages, etc.) unless you request the ledger. They also charge you for everything and anything. Overall, I would not rent from this company again nor recommend them to anyone I now. read more

I will never rent from this company again. Upon moving in, the apartment was disgusting. The floors needed replaced, including the carpets and the tile in both the kitchen and the bathroom. It's like the company didn't feel the need to clean at all. We filed a few maintenance requests by using the form provided. One day in December, about a week before Christmas break, we got a bang on our door around 7:30. Keep in mind that I and my four other roommates had classes that day as well. We answer the door and three men are standing outside saying that they are there to replace our carpets. We received no phone call, no notice that this was happening. So, we all had to get up at 7:30 and move EVERYTHING (I quite literally mean everything) off of the floors in our apartment, including our closets. It was one of the worst days ever. Why couldn't they have waited a week until we were all gone for break?? More recently, we received a notice in the mail a few days ago saying that maintenance was coming in to repaint our entire apartment, which means everything off the walls and everything out of our closets. There are five girls living there!! First of all, our lease is up on August 8th. I'm confused as to why they can't do the maintenance in the gap between when we move out and the other tenants move in. If you want to do maintenance in the summer, then make our lease end earlier!! Sorry about the rant, it's just that everything about this company makes me want to rip my hair out. read more

Would have given 0 if was possible. Horrible service, every week facing a new problem. Service men enter your apartment at 2am, in the middle of the day unannounced. The water has enough salts and metal in it to build a bridge, half the fixtures do not work. Edit: Two months since this review, no water in the apartment now. ARPM says they do not maintain the apartment any more. If possible please do not stay in an ARPM property. read more

DO NOT rent with ARPM!!!! They are unethical, rude, unprofessional but most important will create fake fees and charge you. They will not return your security deposit in full. They enter your apartment when you are on break & break your stuff. Don't believe me, there are multiple law suits against them. Look it up read more

Terrible apartment for anyone, including college students, to live in. Only 1 bathroom which is nice if you have 1 roommate but not so nice when you're living with 4 people so there's no escaping it. There's never any hot water in the place no matter how long you wait. All of the appliances are old and out of date/ broken and need to be fixed and then they charge you if they have to fix/ replace them. We got charged to have maintenance fix a toilet that started leaking in a bathroom that had to be 20 years old. This place is way too expensive for what you're paying for and it doesn't even include electricity or heat which can end up costing you over $200 a month depending on how many people you live with so this place is just an absolute nightmare. Never living here again and I'm telling everyone I know to never even consider living here and I hope ARPM goes out of business like the greedy moneysuckers they are should. read more

They don't even deserve one star. This company will fuck you over in every way possible. They will add extra charges to your bill and make up fake maintenance charges. Please do yourself a favor and never sign a lease here. No one in the office helps you, and they all play dumb when trying to resolve issues so it's literally more work than just paying the charge and moving on. Also, they will scam you for your security deposit so be prepared to lose $700. read more

ATTENTION PENN STATE STUDENTS AND PARENTS...ABSOLUTELY DON'T LOOK HERE FIRST. If you find yourself in their offices, grab your pocket books and wallets and run!!!! If their was a choice for zero stars, I would not have hesitated to select it. I've been thinking long and hard on how to summarize our three year affiliation with ARPM. In short, they are not looking out for your student. Rather, they are looking out for their bottom line. They will make technical and unreasonable interpretations of the lease to screw you and your student out of money. What's that, someone pulled a fire alarm on their way out of the building after stopping by your apartment for less than a minute, bam...$350 bucks. They just don't care that no one in the apartment left the offender into the building. They were more worried about getting the money from the tenants than investigating who it was that actually committed a crime they had on tape. When the 15 year old blind in the apartment finally broke ... bam $175, sorry, no depreciation or consideration for normal wear and tear. I could go on and on, but there is an even more shocking example of their lack of caring for the well being of your student. One evening, we were concerned for our son's well being, travelled to State College and called ARPM to get access to his apartment when he did not answer the door. They refused to open the apartment for us even though we were parent guarantors on the lease ... bam, $150 for a locksmith. As a parent, I would never let my child rent from this company ever again given our experience. We were never so happy to no longer have a business relationship with ARPM. THEY ARE THE ABSOLUTE WORST! read more

If I could give ARPM a 0 star rating, I would. I have never encountered such incompetent and unprofessional people. I urge you, DO NOT RENT FROM THEM. We have had numerous issues. University Gateway has washers and dryers that are even less effective than rolling around in the snow and hanging your clothes out the window to dry, not to mention they eat your quarters! We were charged over winter break for maintenance on a hole in our wall, which 1) was there when we moved in and we documented it and 2) DIDN'T EVEN ACTUALLY GET FIXED. Last summer, we had a working dishwasher for a total of three weeks. They said they had to order a new part, so naturally, they left stagnant water at the bottom our dishwasher, which obviously caused mold. Last winter, we were charged an outrageous amount by the electric company. After repeatedly complaining to ARPM (I'm talking over and over again), it was discovered that our water heater was broken. However, ARPM offered no assistance in covering the costs of THEIR faulty equipment. If you are a college student, get ready to be talked down to. Honestly, if ARPM put half the effort they put into answering bad reviews online towards answering emails and phone calls, they'd have much happier residents. Save yourself and rent from another agency. read more

Better lawyer up now if you want to consider renting from ARPM. They are run down terrible apartments and continue to take advantage of every student that rents from them. Here are just a few of the many issues I have had with them as a student renter: - maintenance requests are never fulfilled (unless your parent calls in to complain and threatens to not pay rent until it's fixed) - terrible customer service - most unorganized place I have ever been in and no one in there knows what they are doing so they send you to a different office who then sends you to another office and so forth.. - old, filthy, and outdated - security deposit is kept for reasons that were clearly listed upon the move in inspection sheet - charged for keys that were returned well before the due date - charged over $200 for carpet cleaning in a hard wood floor apartment..? - all "included" amenities are broken and won't be fixed but you still get to pay for them Overall, all they care about is scamming students and I will never rent from them again. There are plenty of other realtors downtown to rent from that know how to run an efficient company. read more

Terrible company! Shitty apartments for high prices accommodated by the WORST customer service you could imagine. No AC in May. Broken laundry machines that never get fixed and never even have a sign indicating it's broken so you pay $1.75 in quarters only (no quarter machine) to find all your clothes are still dirty. Broken and slow elevators. They tell you you owe money when you don't because they're so unorganized they don't know what's going on. Again, high prices, terrible quality. read more

Terrible. Came home multiple times to the owner of the property in my apartment. Sometimes she would be repairing things, other times she would let herself in to just check on things. ARPM is the most unprofessional and dishonest business I have ever dealt with. The following is a list of actions they have taken during the term of my one year lease: - They do not send maintenance when inquiries are made. Our garage flooded every time it rained heavily and everything got ruined, yet they still refused to take our requests seriously - They let us accumulate two refuse charges on the property before notifying us of either one. This resulted in over $1000 in fines from them in addition to fines from the borough, yet they never told us that these fines were possible upon signing the lease. - They attempted to charge me several hundred dollars in late fees when they lost my rent check and did not notify me until 25 days had passed. - Upon moving out of the apartment they decided they wanted to remodel the place, so they are holding our security deposits hostage and are attempting to fine us $2500 for damages, claiming we never filled out a damage report in the beginning. We in fact filled out an extensive damage report and left the place spotless when we moved out. These are just a few highlights of their actions. I have heard story after story from other clients who had similar issues. BEWARE!!!!!!!!! read more

ARPM has awful customer service. They hang up on you, don't answer your calls, and when you have maintenance issues they tell you someone is coming and a month later you realize no one is actually coming. They also up the rent every year because they pretty much have a monopoly of apartments in State College. Another thing is that they contact you telling you someone hasn't paid their rent and that they are going to evict you when in fact everyone paid their rent and someone in ARPM just can't do math. Awful company. Claimed that a check I wrote them bounced, but did not tell me until two months after the "bouncing" occurred, which resulted in increased late fees from them. ARPM has a near monopoly over rented property in State College, and they act just as a monopoly would - no customer service. The linoleum and counter tops were peeling and the sinks looked dingy and bang-up. When my son moved out both he, his roommate and my husband scrubbed the place and and made sure that hit all the items on Associated Realty's list of things that needed to be cleaned. Associated Reality still held back about 40% of the deposit claiming things like the tub and sinks were not clean not true), bugs in the lighting fixtures, floors, blinds and counter-tops not clean (not true).
