A Complete House Inspection

A Complete House Inspection

We found A Complete House Inspection via Home Advisor/Angie's List. I've never utilized this…read morereferral service, as I'm a 1st time homebuyer, but heard good things about Angie's List. A Complete House Inspection was 1 out of 3 places I called for a quote. Not only were they the most affordable, but I absolutely felt at ease immediately following my conversation with Pat, who called me within minutes of my inquiry. I've never done this before, so I had a lot of questions. Pat was patient with me and explained everything to me in great detail & with the utmost respect. He was very knowledgeable and by the time we ended our conversation, I felt very informed about the next steps. However, I still had 2 other quotes to obtain. What sealed the deal for me on A Complete House Inspection was something I didn't expect. The other 2 companies quoted me a MUCH higher price, but also included an additional test I was told is "necessary" - yet Pat did not include it. So I called him and asked how much more it would be for this "necessary" test. Pat asked me many follow up questions and determined I did not need this test, as he had suspected earlier so that's why he didn't include it in the quote. But he'd gladly do it for an extra charge if I wanted it. This made me realize the kind of integrity this company has. It made me realize that they customize their quotes to fit the needs of the homeowner and don't just have standard pricing that include tests not every home needs. They were hired! On the day of the inspection, Pat arrived early and got started! We arrived shortly after and Pat started over so we could be part of all the details. Again, he walked us through the entire house and pointed out everything he was observing/inspecting. He even gave us many energy saving tips along the way, which we found super helpful. Pat was very personable and again, super knowledgeable and respectful. The insocetion ended and Pat had the results to our realtor/mortgage company within 24 hours. We could not be happier with our choice to use A Complete House Inspection. It was one of the few stress free things we had to do in the house buying process. Thank you, Pat!!!!

BIG THANKS to Pat the home inspection we ordered. He really helped us get to know the property we…read morewere buying and was very helpful with explaining everything from a home buyer's perspective (both positive and negative things). He was full of advice. The report itself was quick and thorough. It was easy to read with plenty of images. I would definitely recommend Pat and A Complete House Inspection.

Guys who work/run this company are great. You want 4 things from a home inspector and these guys…read morehave them all, in flying colors: 1) Honesty 2) Knowledge 3) Competence 4) Fair Pricing I just had the worst almost home purchase ever. Almost every person involved was shady and underhanded, which is why Iucked out by having Chuck and Todd on my side. Todd did a great and thorough job inspecting the home. Because of the hoarder's clutter in the home, a dishonest seller and resentful tenants that would barely let us in, he wasn't able to inspect some aspects of the home, and Chuck volunteered to come back before closing if there was access and inspect the areas/things that were blocked on the original inspection (at no-charge). These are the most straightforward, on the level guys. Reasonable and on your side. The deal ended up going south, and the seller's agent/new buyers tried to pressure Chuck into giving them the inspection report and he immediately called to tell me, I would've never known, but he is so honest and legit--- he's that guy. This entire experience has been extraordinarily disheartening and if it wasn't for the great guys at above grade I would have 1) been doubly screwed over, and 2) lost all faith in humanity. Also, the phone support they provided me and going through the inspection report and talking through the process was beyond expectations. They are seriously great, we are still looking and without a doubt I'm going to be hiring them to inspect the next place.

I am so happy we chose Above Grade Home Inspections for our home inspection needs. They stand by…read moretheir name and provide top-notch service and valuable advice when inspecting your home. Todd was excellent and went above and beyond. He provided a clear explanation of where everything was and what everything did. We would not have felt comfortable closing on our house if we did not have Above Grade Home Inspections on our side. Chuck made scheduling very easy and was very accommodating when planning our inspection. Our report turnaround time was speedy compared to other companies, which allowed us to have inspection report actions items fixed faster. I will be recommending Above Grade Home Inspections to all my friends and family.

Accurate Inspections

Accurate Inspections and Michael have a reputation of a very thorough inspector, which sometimes…read morecauses controversy, so I hope I can clarify the situation a little. Michael provides a super thorough inspection and pays attention even to the smallest details. He points out loose stones in the stairs, narrow parking spots that claim to fit more cars than it is realistically possible, stair handles placed uncomfortably, among other things. He also points out important things that are done not up to code and can cause serious issues down the line. It is a responsibility of a buyer to evaluate the findings and apply them, whether in negotiations with the seller, or just for your own reference later to understand what requires fixing and how urgent it is. And knowing that in advance, I think I received a superior service, because thanks to Michael, not only I received a concession from a buyer to fix an improperly installed, though working, garage door, but also avoided troubles with insurance company later by requesting asbestos removal and obtaining corresponding certificate. Michael's commission may be a bit higher than the market, but it's well worth it.

This inspector is by far the worst person any buyer or seller would want to use. He ruined the deal…read morefor our buyer as the things he reported were so far stretched that our buyer backed out. I have been told this is very typical of this man as he then gets a second inspection and gets to make more money. He actually said our furnace was leaking toxic poisonous gas and if that was the case we would have died years ago. Our furnace was also tested by a professional with no issues. He then said our garage was going to cave in at any moment and again it was checked and this too was a lie. The best one yet was he said our entire house smelt like mold and was most likely full of mold. Pretty amazing that I was a health inspector for over 30 years and know a little more about mold than this moron and on top of that my home was completely renovated within the last 5 years and we never ever had mold. If you don't perform a test how can you even state such a thing! I could go on and on with the nonsense that this man comes up with to make himself look like god. Our buyer backed out after trying to get us to lower our price substantially for issues we knew were not legit. In the end we ended up with a better price and buyer so it was a win for us and a loss for the first buyer who lost out on great house and probably overpaid for a second inspection. This man should have his license removed and will be reported to the better business bureau. Do yourself a favor and do not waste your money on this guy. No house is perfect but there are plenty of other inspectors who are not alarmists and liars like this guy! What a joke!
