Marshall Reddick Real Estate - Nashville-Clarksville Annual Team Photo 2025

    Marshall Reddick Real Estate

    (15 reviews)

Me and my wife were excited to move into our new home, but our entire move in experience with…read moreMarshall Reddick has been extremely frustrating. From the very beginning there were issues that should have been handled long before we arrived. First, the security system situation was honestly unacceptable. I was told in writing that there was no alarm system installed. I still have those messages. Then on move in day, when I walked in with my new keys, the alarm immediately went off. I was never given a security code, no instructions, nothing. They also never communicated to me that the security system code was the same code as the house code. The alarm was blaring and warning that police would be alerted, and I had to literally guess that the house code might disarm it. Thankfully it worked, but being told the system didn't exist and then not receiving a code made for a very stressful and unnecessary situation. Next, basic maintenance in the home was not taken care of. Every smoke detector was low battery on move in and I had to pay out of pocket to replace them. Both HVAC air filters were extremely dirty. They eventually mailed a filter, but that does not fix the fact that this should have been handled before we moved in. We also did not have any bathtub plugs, which they sent after I requested them. The fridge water was turned off, so my father in law had to pull the fridge out to get it working. The fridge light bulb was out, and while they offered to reimburse it, again this is something that should have been ready on move in. With our thermostat, it would have been helpful to be informed of the make and model ahead of time so I could at least look up how to use it. This particular smart thermostat was not nearly as simple to figure out as it might seem, especially with no instructions provided, and the battery in it was dead as well. Having to troubleshoot and research all of this on move in day added even more unnecessary stress. There was also confusion about key pickup. I was originally told to pick them up at their office. When I reached out closer to move in, they forgot they told me that and instead said to use a lockbox at the property. This would have been more convenient, but I only found out because I asked. If I hadn't reached out right before move in to remind them about the key pickup, I might have driven all the way to their office in Clarksville only to find out the keys were actually at the property. This is something that should have been communicated clearly without me having to chase the information down. On top of that, the alarm system was still under the previous resident's account. Again, nothing was communicated about this and I had to figure it out myself when the system would not set up correctly. The biggest and most stressful issue has been our HVAC. Since early November we have had constant problems with our heat. It has gone out five different times. We have had to rely on space heaters just to sleep and stay comfortable, and this has been incredibly concerning especially with my wife being pregnant. We have put in multiple maintenance requests and yet we still have not had consistent heat for the entire month and a half we have lived here. As I am writing this review, the heat has gone out again. This has made us extremely uncomfortable in a home we are paying full rent for. To be fair, they offered to reimburse the fridge light bulb, sent bathtub plugs, mailed an air filter after I asked, and they have been communicating with me throughout this process to try and resolve these issues. That effort is the reason this is not a zero star review. Still, none of that changes the fact that nearly every issue I listed should have been handled before move in, and it does not undo the stress we have been under because of the HVAC problem. If you plan on moving into a home in Nashville with Marshall Reddick, I strongly recommend doing a very thorough inspection before committing. Check all batteries, confirm every system, make sure you are given the correct codes, and definitely verify the HVAC is working properly. I hope no one else has to experience the level of inconvenience and discomfort we have gone through.

Where to begin.. We rented a house through this company for two years. Maintenance: Anytime we needed a maintenance issue fixed it typically took at least a week until someone came out. When our microwave went out it took THREE WEEKS for it to be replaced. Fees: When our dryer went out we were charged a service fee ($125) despite the technician telling me directly that the dryer was at least 15 years old and needed to have the motor replaced. When I spoke to the service department they said I had "overloaded the dryer" and thats why it was not working. (despite having done this EXACT same load several times with no issues). On another occasion, within the master suite closet the DIY PVC pipe (literally it was a PVC pipe) that was used to hold up our clothes broke. Whenever they came to repair it, we were charged ($125). When we moved out of our rental they charged us $875 from our security deposit. ($450 for removing child proof latches- yes they charged $450 for the 1 or 2 we may have left) and then $425 for a cleaning fee adding on a "extra dirty cleaning fee" (despite us having cleaned for 5+ hours including cleaning all the floors, baseboards, surfaces, bleaching all the tubs, toilets, floors, etc.) (Note- when we first moved in I had asked if they had cleaned the house before our move in and they said they had despite my mother and I having to clean for 3+ hours to remove all of the spider webs before unpacking anything). Staff: Anytime I have called to speak with any of the staff I have NEVER been able to reach them on the phone. What I have to do to get ahold of ANYONE is leave them several voicemails and emails. When I called to speak to them about the dryer I had to call FOUR TIMES and spoke to three different people who said they would get back to me and then never did. The final time when I was able to speak to someone, she asked who I had previously talked to. I told her I did not know and that it was someone from admin. She literally then replied, "We don't have anyone who works here by the name of admin". EXTREMELY UNPROFESSIONAL. DO. NOT. RENT. FROM. THEM. DO. NOT. TRUST. THEM. WITH. YOUR. RENTAL. They will take your money and then make you move heaven and earth for an explanation of fees are to have any formal resolution.

I should have listened to the negative reviews before we rented from them. I assumed the negative…read morereviews were people that left the house in bad shape and just like to complain. Then out heat went out several times during the winter. We woke up in a 40 degree house several times and struggled to get anyone to contact us. Renters Warehouse told us that they were waiting to hear from Hiller Heating/Air for several hours. I eventually called Hiller myself and they said no call or order was ever put in. After Hiller rushed to come out Renters Warehouse and the owner decided they wanted a second opinion, so now we have 2 more days of a house that is 40 degrees. One time of that in 18 months would be fine. However, this was the 3rd time the heat or air had gone out. The first time, the repairman told the owner the entire unit was shot and would need to be replaced. They refused and kept repairing it instead. Having a house that is 85 degrees or 40 degrees should not be acceptable. The communication from Renters Warehouse was terrible as well. Several different people would text me or my roommate throughout the day and have no idea someone else reached out already. Each time it was like starting over. When it was time to move out the owner asked if a real estate agent could do a walk through while we lived there and she brought a painter with her. We were fine with the painters coming by because the house needed a lot of painting before the owner could sell it. Renters Warehouse warned us of that before we moved in. When it came time to move out we did a walk through with the Renters Warehouse representative. He told us everything was good except for some spots on a very high ceiling that he wouldn't expect us to be able to reach. He also mentioned that several light bulbs were out. So I showed him how a light switch worked and then he took that off of his list. We then signed his walk through and gave him the address of where to send the security deposit. Over a month later and we had not heard from anyone. After reaching out they said we didn't give them an address, so we provided it. A day later they said they needed the address again. So we provided it again. My roommate then was e-mailed the security deposit disposition which removed $350 with no explanation. I called for several days and never heard back. I was put directly into voicemail and never received return calls. A week later we received very condescending emails telling us to contact the person who had been ignoring the calls. The check arrived several days later with a letter saying the invoices for damages and explanation were attached. (They were not.) Back to more rude emails that were vague and not providing any information about the charges. One was listed as painting for a TV mount location and one was listed as a missing outlet. Another charge was taken out for Renters Insurance, which we had on our own. I had to provide their own texts and emails to me to prove that and they refunded that $15. After several more e-mails we received the invoices for the painting and outlet. The $150 painting charge was listed as "Painting, frame damage, towel rack = $150." The frame damage was never mentioned, we still have no idea what that is. The towel rack was a maintenance request put in months ago that they didn't fix. And then the patching and painting for a mounted TV...$150. An insane amount. Renters Warehouse told us that only the painting went into that charge, apparently forgetting how lists and equal signs work. The $200 for a missing electrical outlet is confusing, they claim the outlet is missing a piece no longer created, but we have no way to know since we had moved out 30 days before. Overall, they were very unprofessional. They are only committed to the owner. I would not recommend every renting a property they manage. If you are already in a lease with them, immediately send an e-mail and say you require to be at any and all walk-throughs after you move out. They will require that you attend one, but have more without you where they come up with charges. $350 was not worth to continue fighting over and going to small claims court. Unfortunately they know that and will screw you out of any money they can.

In what should be a routine paperwork transaction, Realty Title managed to make my recent home purchase the worst of any I have ever had and the problems are still going a week later. First, the charges for title insurance were deceitful and unethical at best. They told me they would reduce my charge but what they didn't tell me was that what I had to pay for my lender's title insurance went up by the exact amount that they reduced mine so the overall cost was the same. Then my bank wired them my money at 3:10 PM. The title company said that was after 'the deadline' and that because they didn't have the money earlier they refused to give me the keys to my new house (even though movers were coming the next morning). When asked for clarification, they said they did have the money but that they had a deadline that they imposed (but never told me or my bank about) and told me "I would suggest you should reschedule your movers" because they refused to give me keys and would not be open before the movers were to come the next day. They contacted me the next day to tell me that they had forgotten to get me to sign one of the documents at closing and asked me to drive into the office to sign it. By this point, there was no way as I was juggling movers and installers. And they, of course, said it had to be done that day and though it was their mistake, they would not make any effort. Fortunately, my real estate agent drove to me and had me sign it and returned it. Finally, it is now a week later and my insurance company sends me a note and tells me that the title company has not sent them the money that I paid at closing for my homeowner's insurance premium. Never have I dealt with a worse company. They even make the cable company look almost decent

When it came time to list my Brentwood home for sale, I asked around to find out who the best…read morerealtor in town was. After several recommendations for Dick and Judy Williams of Crye-Leike, I scheduled a meeting with Judy. From the start, I knew this team was the best of the best even before learning that they have been rated the number 1 sales team in Nashville for the last four years running. Before Judy left our house on the first meeting, she was already on the phone calling clients to schedule showings for them to view our home. Dick and Judy have provided invaluable feedback and input about the state of the housing market in Nashville and specifically my neighborhood which helped guide me in my decision on pricing. We initially had one low ball offer and frankly they told me to turn it down. I've never had a partnership with a realtor where they "had my back" enough to tell me to walk away from an offer in hand. I have the utmost respect for Dick and Judy. They have an amazing assistant, Nancy, that is as on top of her game as they are. In the first two weeks of putting our house on the market, we have close to 20 showings and our first open house alone had a dozen couples visit. Dick and Judy printed up the most beautiful brochures of our home which highlighted the professional photos they had taken. They have mailed postcards out to the community announcing our sale and they have advertised in the Nashville Tennessean for us. Dick and Judy also had a video made of our property. They have spent considerable time and money making our house as visible as possible to potential buyers. They are the most responsive real-estate team I've come across. I could go on and on for hours about Dick and Judy. But the best part is that while I've only known them from the sale of this house, they have become instant friends that I expect to stay in touch with for years. If you are looking to buy or sell property, you are doing yourself an extreme disservice if you do not meet with Dick and Judy. I'll be shocked if you don't feel the same as I do. They have a perfect combination of sales talent, dedication to excellence, and attention to detail that is needed. There is no question why they have been awarded the number one team in all of Nashville year after year. Simply put, I love Dick and Judy Williams and would never consider using anyone else. Whether you are selling a small townhouse or a McMansion, Dick and Judy will treat your sale or purchase as if it's the only thing on their plate and give you the honest answers that so many other realtors will not.
