If I could go lower than one star I would. I've been living in this crappy house for about two…read moreyears now. There is holes in the walls, the front door and basement doors are always broken, the bathroom titles were breaking, etc. I recall one time we called about our mouse problem and they told us we had to deal with it. Another time we called and they straight up hung up on us. There was a time, after the city had to get involved (3 times actually) that they finally sent someone over to fix all the issues. These people were supposed to do 3 days worth of work and only did a day at that and have never returned for the other 2 days. This is the WORST company you could go though for renting. I can't wait to move out.

I am writing a review as a landlord and property owner rather than renter…read more Realiant has been managing my duplex for 6 years. They have been prompt with filling (leasing) with tenants and steady with getting rents paid, dealing with difficult tenants, and making repairs. When I did a walkthrough of my own properties I did find some minor issues that the tenants had complained about but were never fixed. So I followed up and pushed to get those issues taken care of and progress is being made. My advice to renters is this: don't complain so much about the managers but complain about the owners. The owners are the ones who authorize repairs or don't. It's ultimately the owner's responsibility. Ask Realiant for what you need, and if you don't get it, tell them to pass along a message to the property owners, that you are going to move out etc. if you don't get your needs addressed. It's basic customer service. The customer is always right, so make your voice heard and don't give up. Thanks Realiant!

Leah helped to make our move a little less stressful. The Henry has amazing resident events as well. There was a pool party with Agave and Rye catered, free holiday photos, cocktail hour at Whiskey Bear and more. A favorite event of mine was a free class at Cycle Bar. They also organized free holiday photos! This was amazing to take part in. My fiancé and I love how the photos turned out. All of these events are a fun way to get to know your neighbors and the community. As a resident, you get special discounts at the majority of stores in the Summit. Parking is also wonderful and stress-free. There are delivery lockers for easy and safe package delivery. The pool is a heated saltwater pool. The lounge area is amazing as well. Pretty much, it's the best place to live in Lexington.

Terrible place to live, absolutely horrible Assistant Community Manager who could not care less…read moreabout the residents. Moved in March 2021 and our first months water bill was $500, claiming we used 10K gallons of water in one month when we were only there for 2 weeks and all subsequent water bills have been $35 or approximately 750 gallons, clearly there was something wrong. Staff was unwilling to help or take off the over $400 late fee that was charged because we were unaware the bill was that high and pay on auto pay so because the water bill was so high the system thought we did not pay our rent. The only option was to take it up with the city and I called and was told I had to take it up with the building. More recently our FOB stopped working and our door code and instead of an "I'm so sorry, let me fix that right away" it seems like as a resident you are purely an annoyance. And apparently now there is an app that opens the door but I had to have my FOB not work for 3 months, wait to speak to someone to have an email sent to me with the app link and activation code. The only positive is maintenance is done very professionally and quickly. But I would look somewhere else unless you enjoy being treated like a second class citizen.

They lost a very good manager since then over 5 different managers as just as many maintenance men, property is not maintained as well. Bed bugs in most apartments and roach infested. I am a current resident of these properties. My family has been under constant harassment since…read morethey moved in the last family next to us months ago. My kids can never sleep properly cause these people bang on the walls and do all types of disturbing activities throughout the night. The management refuses to do anything about it. We have written complaints, called the police, and nothing has ever happened. These people only had to say it was us and the cops come banging on our door. My children have been harrassed and intimidated by the so called man in their house...all the while these people have been slandering our name by calling management and the police..sayinf they live in total fear of their lives as the continue to slam and bang on my kids. My 9 year is also medicated and gets no rest. All they do is collect rent and smile in your face while they do absolutely nothing to solve this problem because its a "he say,she say" situation. This same male of the house even tried to start a fight with me while i had my 2 and 5 year olds with me at the bus stop and nothing has been said about it. But they can tell me to do nothing i guess because im black and they are white, which the mother of my children is also white...so i assume only 100 percent white families are believable but not ours. Because my kids still listen to tge constant slamming and banging, witch style humming at 1,2,3 and even into 6 am,but i guess me and my children can only lie because of our skin color. The units are infested with Bed Bugs and their treatments yeild no results. I urge no family come here or any of their properties especially black families.

These are not luxury apartments at all. I had a one-bedroom apartment that cost $1200 per month…read more Given that price, I expected a much higher quality from this complex. I can't speak to the experiences of other residents, and it's possible that some may have had a more positive experience. Regardless, I would like to share mine. Let me start with some of the pros: - The staff were always kind to me, although the professionalism was sometimes questionable. - The location is excellent, with numerous stores and restaurants within close driving distance. Having Shillito Park nearby is a huge plus if you are an active person! - The complex has a gym (it's small and limited, but a gym, nonetheless), which is great if you are on a tight budget. There is an on-site laundry room (I used my friend's off-site, so I can't confirm its quality) for those who prefer not to travel to wash their clothes, and a pool is available during the summer (I moved out before it opened). - My place was bug-free and rodent-free, which is the bottom line, but a positive aspect. The sinks, hot water, fridge/freezer, dishwasher, kitchen garbage disposal, and microwave all worked perfectly fine. If you have your own laundry facilities, a laundry room is available within the apartments. - They were active in towing cars that did not belong to the complex. - Although it wasn't the cleanest/nicest in my opinion, having a balcony was nice. - The complex definitely needs more lighting, but I felt safe walking around at night. I never felt like I was in danger. Now, the cons: - When I first moved in, I was not informed that an additional $100 short-term lease fee would be applied per month. This might have just been a miscommunication, but if I had known the actual cost upfront, I would have chosen a different option. I was desperate, so I agreed to pay an extra monthly fee regardless. - During my time there, neither my AC unit nor my heater ever worked. After calling the emergency maintenance line, I was told multiple times that "someone would come check it out," but that never happened. - Most times, nobody picked up the emergency maintenance line. This is a huge concern. My calls were during regular work hours (although someone should be reachable 24/7). - The state of my apartment when I moved in was unacceptable. The floor was dirty (both hardwood and carpet), the paint job was cheap (there was paint splattered across the microwave and hardwood floor), there were nails on the floor in the dining room and kitchen, the handle to my shower was broken, and right away, the heater was not working. Additionally, the paint job was so sloppy that several outlets did not work because the painters had painted over them. My storage/closet door, when you first walk in, was painted shut. I literally could not open it for two months. - I was not given my parking pass when I moved in, and my car was towed, which cost me almost $200. - The parking was abysmal. I often had to park in visitors parking, which was far from my apartment. Now, in the complex's defense, they are simply running out of space. This needs to be addressed regardless. - A huge problem I had living at Shillito was the smell of weed and cigarette smoke, which drowned my apartment in a gross stench. My downstairs neighbors smoked cigarettes, and my next-door neighbor smoked weed. I know they were smoking inside their apartments (which is not allowed), since my place reeked of it. The rooms closer to my next-door neighbor smelled of weed, and my floors smelled of cigarette smoke. I could never get the smell out of my apartment. It was just awful. Right away, the apartment smelled of cigarettes when I first moved in. When I raised this concern to management, they simply told me that residents are allowed to smoke on their patio. If you are allergic to cigarette smoke or sensitive to strong odors, I would tour the apartment before moving in. I would personally not live here again, but if you are desperate for a place to live and need a quick turnaround, it's manageable. Read additional reviews!
