You should have support , encouragement and someone that's looking out for your needs because you represent them and she did none of that, we feel like she has been so unethical that there is something shady going on in that office that they are pushing relentlessly to use their lender, pushing to use their title company and then trying to sabotage the situation. I simply asked to see the listing which I could NOT find on any search I made. Karen insisted she could see it. However, when I used common search engines to see my property listing, the listing was nowhere to be found. I made recommendations to help market the property on multiple commonly known real estate websites. Karen insisted it already was being automatically marketed on those same websites I recommended from the time she listed it on the MLS. It was NOT. When Karen finally showed me the property she could see but I could NOT, it was the wrong address being marketed by a completely different agent. Since this incident, I have neglected to work with Karen and plain and simple, if you would like for your property to actually be listed and marketed, I would NOT recommend Karen to anyone in search for Real Estate guidance or services.

February 8, 2026…read more This is a warning to any landlord considering having your property managed by MKB Property Management. Robyn Smeltzer with MKB gave a good presentation and I trusted her, so I listed my home with them last year. I received an e-mail from MKB stating they had a well-qualified applicant and the home was rented. It has been a horror to say the least. MKB and the tenant created a war zone between themselves. Nothing went right but it was at my expense. The tenant was not a well-qualified applicant. MKB did not bother to vet the tenant. This tenant has been in Roanoke Co. general court, Roanoke City general court, and Salem general court. Her actions ranged from assault and battery, grand larceny, traffic court, and entering a house to commit grand larceny. MKB and Robyn Smeltzer clearly did not vet this tenant. Over the course of about 4 months, there were about 30 work orders. The tenant became so angry with MKB and called code enforcement, and I ended up caught in the middle. The tenant summons me to court. I live in Michigan. Robyn appeared in court not to represent me although MKB is my property management company but to represent themselves. I was blind sighted in court. I had no idea the tenant had been without water in the shower for over a week. Also, MKB charged both me and the tenant for the same repair. The judge awarded the tenant a judgement. Of course I had to pay for it. MKB did not take any responsibility for their actions. The tenants moved out of the house. Robyn at MKB did a move out inspection, I am missing window coverings and a few other items. She is pleading stupid now and refuses to give me a copy of the move inspection and the move out inspection signed and dated by the tenant and a representative from MKB. I have spoken to her broker, Ed Smith on several occasions, again a lot of promises and no actions. Now the only thing they are asking me to do is to sign a lease termination. BE AWARE OF THIS COMPANY. THEY DO NOT PROVIDE THE SERVICES YOU WILL NEED AND WILL MAKE YOUR LIFE A LIVING HELL!!!! Chris Aikens

In our minds, moving to Lynchburg was just a "someday" idea. Knowing that we were just window shopping at the time, Billy took the time to show us three houses that were on the market to give us a flavor of the stock and pricing. Fast-forward six months and circumstances changed such that we were serious about making the move. From 3,000 miles away, we were ready to start shopping, so reconnected with Billy. Billy shared his insights about the listings we liked and arranged to tour a number of properties with our family members in Lynchburg for more perspective. Understanding what we liked and wanted, he also kept an eye out for new listings that were coming to market. Our first offer on a house was unsuccessful, but when we were ready to bid on another and told him "We want to win this one", Billy dug deep into the comps and market trends to help us craft an offer with an escalation clause and wisely waived contingencies that led to a quick win and successful closing. Of course, the journey from an accepted bid to a successful closing on a sight-unseen home three time zones away is no easy task. Billy made it look easy. He provided slates of inspectors and coordinated their work on our behalf. He also gave us an honest appraisal of work that should be done to the house prior to move-in and put us in touch with contractors--and then toured the house with them on our behalf so they could provide estimates. Likewise, he put us in touch with local title and settlement resources, provided contact info for local utility companies, and remained available for any and all of our many questions in the run-up to the move. I arrived in Lynchburg on Thursday for a Friday closing, secure in the knowledge that Billy had everything in order. Seeing the house for the first time in-person during the pre-closing walkthrough, we were very pleased with all Billy's hard work on our behalf, his candor about the property's condition and needs, and his guidance every step of the way.
