Otherwise, no complaint on the structure of the home. The builder still operates the HOA and is lacking in the upkeep of the property. When comparing builders, Minto and Lennar communities shine in this category. I am certain when the HOA is turned over to the community, the upkeep issues will resolve. As most know, with any new build, monitor everything with the build and ensure you document everything wrong. Walk the property, several times, at all different times of the day. Talk to residents that live in the community your purchasing in and older communities of the builder. We are happy with location and living in Pembroke Pines is a plus! Bottom line, if I had to purchase again, I would consider shopping around Pembroke Pines a bit more and compare other local builders.

People playing ball on the court by my patio smashed through the screen and bent the aluminum frame and security said there was nothing they can do. They allow a resident to play his giant band instrument in the common areas at any time of day. The hallways & laundry rooms always have animal droppings & roaches. They have a monthly pest control but it does not work and I have to spray my own unit every week for roaches not to come in from the hallways. You are only assigned 1 parking spot per unit so you usually have to park on the other side of the complex , especially on the weekends when they allow all of the outsiders in to party in the BBQ/Pool area where they blast music from noon until night. The laundry rooms are always full and usually broken. The unit walls are very thin and you hear every conversation your neighbor has in addition to the loud and screaming children. They advertise a Bowling alley that has not been open in 2 years, a Pool Hall that they also keep locked, a gym that only has 5 machines and 3 of them are broken and a BBQ area that is never cleaned and always full of loud parties. I stayed at a beach resort that shared the same beach as this hotel does. Upon arriving to the…read morebeach, we did not know which beach chairs were designated to our resort. A super rude beach chair attendant that's employed by The Beach Club aggressively approached us and cursed us out, with zero provocation. Calling me a bitch (in Spanish) because I was "about to" picked up the wrong beach chair (I didn't even touch it). The situation was so embarrassing as it happened in front of others. I proceeded to simply ask him where do we get the beach chairs and umbrella from in the most calmest manner, only for him to continue cursing at me. It's not my fault that you are in the United States and can't understand nor speak English and try to use your language barrier as an excuse to be rude to others. This is South Florida pal, not Cuba. I immediately called the hotel and made a report about the incident. I even walked into the front desk and spoke to someone in management about the incident, I've then sent two emails about the incident but of course nothing will be done. Shame of you for having a disgruntle employee working for your establishment that would get that upset with beachgoers on vacation because of something as simple as a beach chair. This hotel need to provide some customer service training and explain to your employees that these same people that patronizes South Florida, contributes to their paychecks.
