Nothing special, access to bike trail is nice. Never use the pool because there's always screaming kids there. Manager isn't friendly and makes you feel like an idiot. Issues with hot water is frequent and they need more washers in the laundry room, expect to wait hrs to do your laundry. read more

This is by far one of the friendliest staff I have ever meet. Not only are they professional they go beyond that. They somehow show you who they are as people. I was locked out of my apartment and they showed me beyond kindness. Made sure I wasnt hungry or thirsty. Terrible management charged extra days at the end of the lease. Money taken directly out of my account for a months rent after I left. I had to stop payment then was charged an NSF fee. They threatened to send me to collections if I did not pay the amount they wanted within 3 days. When I lived there we were locked out of the pool on a Sunday I was told life happens. Dog poop all over no one picks it up or enforces it dogs barking all hours of the night. Washing machines and dryers work sometimes but not all the time. 2 washers and 2 dryers for 12 units. Hallways smell bad. Not a good idea to rent they are very shady. read more

I lived here for 4 years. Loved living by the bike trail! But the complex itself is not the greatest. Constantly dealing with dog poop not being picked up. Laundry machines constantly down. I could hear neighbors in their bathroom and bedrooms (yeah). Water heater went out and it took me calling for 3 days to get a new one installed and acted like I was bothering them every time I called. They will do everything they can to not return a deposit even though I was out early and they still charged me for 5 days of the next month. Watch your paperwork- they charge a $125 "administration fee" for moving out. Would definitely not recommend. read more

If I could give no stars- I would. I'm not about attracting negative vibes or karma so I'll keep this very brief and honest. Four laundry machines for twelve units. 1-2 machines always broken. Standing water in them for weeks. No deep cleaning of machines once resolved. Hallways always smelled bad. Management is poor, disrespectful and unprofessional to put it nicely and appropriately. Consistent water leaks, 12+ hour water shut offs; no advance notice. No amenities. Apartments are small and poorly kept. The tennis court picture? Not what it is. Cracked, discolored, gates are broken, it's gross and an eye sore. Rent increases but nothing changes lol. Best advise: read all reviews. if i could put .5 stars i would. they don't have a "pet deposit" that covers any damage your pet does. they have a "pet privilege fee" that only allows your pet to be there. You will have an out of pocket payment for any damage your pet does. They will slam you with anything and everything they can upon leaving, my mom when trying to move out did it at the end of the month and was out 2 days early yet they charged her for an extra 5 days. They do not enforce their own policies when it comes to dog breeds nor waste pick up. Would not recommend to worst enemy tbh‍ read more

Absolutely terribly management. Very high turn over with Maintenance employees as well as staff. Work never gets done properly or on time. The building are older & they removed carpet flooring & thought making wood flooring would be great (not even professionally installed). Wood flooring has many cracks and coming up off the concrete. Apartment echos like a hallway plus you'll hear your neighbors clear as day (From side to side & above you). Used to love this place. New ownership took a turn in a different direction... Current manager has been reported to the FHA by quite a few residence come to find out... Note: Power outages are common & water outages. I am moving out after just a year to go elsewhere. I would give the apartment 5 stars for location, but they have issues with the water. Either it will be shut off maybe once a month for a few hours (many times without notice). Or you will be forced to take a cold shower as the water will not heat up in the winter. Overall great if you can deal with that. read more

As a current tenant of this place, I love living here. I have had zero problems getting anything fixed if it was necessary. The level of communication from management was incredible. I don't think I've ever had people so nice and accommodating when dealing with property management!! The property itself was also awesome! I've lived here a little less then a year and here are some of the things I've experienced: The pros: -Lovely landscaping -Loveland Bike Trail -Good location - lovely neighbors The cons: -I can hear my neighbors conversations from the halls, so I can only imagine they can hear mine as well. - 9/10 times I've called they haven't answered. - when in the restroom I can hear my neighbors above and next to me. - feels like there is no privacy - maintenance isn't great - shared laundry is inconvenient to say the least, especially since I'm paying 1200 a month. - shower has had stains in the tub since I've moved in. - caulking was super lazy and butchered - I find nails coming out of the carpet occasionally and when I brought it up when I moved in they didn't really acknowledge it nor attempt to fix it ( I have a baby who just started crawling and we can't give her any freedom because we fear she'll find a nail and try to eat it) - uneven flooring - small bedroom spaces - tires got slashed and they didn't have cameras, which is relatively normal but still inconvenient -hallways smell weird - Random fees - Wanted me to pay 200$ to add my boyfriend to the lease because of "move in fees and the application price" even though the application fee was 50$ for me. It literally made no sense. I'm a leasing consultant at a complex in Mason, and we don't do that. It's ridiculous. - During the winter storm in February, I had to physically dig my car out of the snow because the snow plow did such a bad job that I couldn't get out until the ice started to melt so I could shovel. So I was stuck in my apartment for 2 days. -The property manager Jennifer Is weird. I went to the leasing office to pick up my pool pass, and less then 5 mins after I left she called me asking about my dog who is an ESA and is very much on their files, and when I told her that I sent in the paperwork prior to move in she claimed she couldn't find it. Im relatively sure im on her radar now because of this review. Apparently we can't have opinions without there being a problem. I've also talked to many other tenants and if you're younger then 40, she's gonna have an issue with you. The lack of professionalism from the property manager is insane. - Also Jennifer claims that the dog park can't have visiting pets, however I have seen and met so many people who are coming from the Loveland bike trail who bring their dogs there. So apparently it's only an issue if it's me. -They don't clean or keep up with the buildings washers and dryers. So they're always dirty. Anyways, pro tip: read the reviews, and take them into consideration when moving. You can get more at a different apartment community with better management for the same price. I moved here in October and I'm counting the days until my lease is up. I don't think it's safe and the apartment just isn't worth the struggles I've had here. read more

Our family migrated here to the US a few years ago. It's our first time renting an apartment in the country and I will say that Arrowhead Apartments made the process super easy. They are also very considerate of our situation since we don't have a rental history. We lived there for 2 years and I would say that our experience was very good. We truly recommend them if you're looking for an apartment. It's clean and peaceful. It's also very close to the Loveland Bike Trail. The management and staff are also very helpful. My partner and I lived here for 7 years. In that time, we experienced many things at Arrowhead: Water main breaking multiple times a year and the water being turned off for days as a result. Used tampons and diapers strewn throughout the parking lot from the raccoons that would get into the dumpsters nightly. Yearly furnace filter changes that, despite living there for 7 years, always caught the office by surprise. We had a specific size that was apparently different than the ones they had in other units, but no one ever made a note of this, so they never had our filter when they came to change it. We ended up buying our own. Old, clunky appliances that didn't clean. We bought our own dishwasher and, after multiple laundry room thefts, a small clothes washer for our bathroom. Slow maintenance that took days or weeks to respond, leaving us in sweltering heat mid summer as we waited for our AC to be fixed. Rent increases with nothing about the units being improved. Water pressure that made it impossible to do two things at once; a shower or dishwasher cycle meant that nothing else requiring water could get done until it was over. Maintenance guy who walked in unannounced on both of us naked. Broken sliding glass door on our first day there. The office was content to leave us with an open door throughout the night until my mother in law got on the phone. Toilet that constantly needed repairs (which we did ourselves) or else it wouldn't flush. That picture of the tennis court is very outdated; it now has huge holes in the fencing/parts of it are falling down. The advertised dog park has the same problems, and is just an open stretch of grass with a huge mosquito infestation during the summer. Doors that didn't reach the floor and so allowed every smell from the hallway (cat piss, cooking, pot, etc) to waft into the apartment. We had to shove a towel into the gap just not to gag. And as has been stated by other reviewers, they will want an arm and a leg if you break your lease. Arrowhead has an automatic rollover policy on their leases, and require 60 days notice before you leave. So what happens if you don't sign a new lease and try to leave on the last month of your expiring lease? They consider it a break of the new lease you never signed and will charge accordingly. That is unless you're leaving for accessibility reasons and inform them that this would be a violation of the Americans with Disabilities Act, then they'll back off. Still in dispute over leaving charges however; we did not clean before we left and there were things left behind that needed to be cleared out. We expected to be charged for that, as well as the repainting. However, they are gutting all the newly vacated units, replacing appliances, ripping up floors, etc. So we were not expecting to be charged for the cleanliness of the stove which they're going to replace, or the cleanliness of the bathroom and kitchen which will all be ripped out and made into a construction zone. I have nothing but great things to say about Arrowhead. One of my favorite parts is the beautiful landscape and the bike trail. They do an amazing job of keeping the complex well kept and aestheticly pleasing all season long. The management is amazing. This makes a HUGE difference when it comes to your happiness and overall experience! They are always happy to help and they truly care about their residents. They handle service issues quickly and thoroughly. We enjoyed the large pool all summer as well as the tennis courts and basketball court. Overall it's a great place to live for an affordable price. everything seems great about this place until it all starts to unravel. a pipe burts in our living room leaving my playstation.switch,tv and other electronics covered in water. maintenance cant fix anything the first time so weve had a huge hole in our celieng for months. weve been told we cant use our own shower for 24 hours and weve had lights fall off the wall onto the floor, leaky Fossett's, plus having to have a super loud dehumidifier run all day because of their mess ups. overall i just cant stand to live here anymore and would tell others to stay away read more

Worst. Management. Ever. First off, my ac unit blew the FIRST week. Then they give me a temporary ac unit that has to be hooked up OUTSIDE when it was like 80 degrees. My sliding glass door leading to the patio door had to be sealed with TAPE. That led to stink bugs getting inside. Then what's worse is I had to break the lease early THANK GOD. They forced me to pay OVER 2000 DOLLARS when I was only there for 3 WEEKS. Then Emily, one of the horrible people on staff had the nerve to shout at me when I was simply trying to get the breakdown of the over 2000 dollar buyout fees! Management sucks and does not care about their residents and will try to shout at you. The apartments are old and things break down all the time. They even threatened to throw away china which was a wedding present that we almost left there. Do yourself a favor and DON'T RENT HERE. read more

Look elsewhere! Maintenance staff is nice but they aren't able to fix anything. We've had recurrent air problems for the last month and still have them! They tried many different solutions never checking our windows until I called management on Friday. They said our windows by our sky lights were never insulated and would call the window company. We have been here since May 2016, and have been overpaying our electric bill since then because of the excessive use of the air and heat. They said they called the window company, yet it's three days later and still almost 80 in our apartment! We have old cabinets from the 70s yet get charged more rent each year for 'market value.' The grounds are nicer towards the front but a mess by our apartments. Too expensive for what you get (not too mention they still have coin laundry) and it's clear that management doesn't care about their tenants. Not to mention now you only have three days to pay rent before you get charged compared to the five they gave you when you first moved in. read more

I had the worst interaction with this apartment and I was not even a tenant yet! Once I filled out the application and handed it over with my check (everything cleared and was on time,) everything went down hill. I had a woman call me from the complex that was extremely rude to me, accusing me of things that were on my credit report that I assured her were false and I was unaware and it would be taken care of immediately. Even though she would rather have accused me rather than take my word for it (or at least wait for action to be taken,) she jumped our $200 security deposit up to an outrageous $850 and required that it be paid within THREE days of hanging up the phone. Mind you, this was never discussed prior to submitting the application, otherwise I would've chosen not to submit the app. Due to the fact that we were saving up for the new apartment but couldn't come up with the money THAT fast, we had to forfeit the apartment, which, in turn, forced us to forfeit the $100 hold fee that we placed on an apartment that we didn't even opt to live in. As someone who represents the company, especially to *possible* incoming tenants, this was all very unprofessional in my book. read more

I'm not sure where the other review lived (Sarah M.), but it couldn't have been Arrowhead. Arrowhead is a wonderful place to live. You would be making a huge mistake not living here. I have lived in 6 apartments in 6 years (mainly because of college & moving because of my job) & Arrowhead is by far the best complex I have ever lived. The staff is top notch - the first month I moved in I dropped off rent and the woman greeted me by name and even knew my apartment number without me telling her. 5 months into my lease & they still greet me by name & ask how work is going, etc. when I drop off rent. I travel sometimes with my job too & they always offer to check on my apartment & keep an eye on my car when I am away for days at a time. They truly seem to care. At Christmas they gave all the tenants hot chocolate gift bags for the holidays. Tonight I come home from work with a bag of popcorn at my door with a note saying "just poppin' in to say hi!". You do not get the quality from other complexes like you do with Arrowhead. The physical apartments are a bit older, but all have been completely renovated & show no signs of the 70's! With an older building I was concerned with the possibility of old/drafty windows, but when I moved in the windows and doors had just been replaced. My heating bill this winter was cut in half from my last apartment. I currently live in a one bed/one bath & although it is not the largest one bedroom I have lived in, it is still a great size. No complaints what-so-ever. Maintenance has always been another top priority with apartments and again Arrowhead has been the best with maintenance. The drain in my tub was clogged (thanks to my long hair...) & maintenance had it fixe din less than 24 hours. My last complex took 3 weeks and 3 phone calls. The maintenance guy even left a funny note to let me know he was able to get it cleared up. In the winter, they are great with plowing & shoveling the sidewalks. I leave for work at 7am & they were always out well before then salting. There are several dumpsters throughout the complex as well - which may sound random - but in my last complex there was one in the very front of the complex, which was a pain when you lived in the very last apartment in the back of the complex... Laundry is coin laundry, but very cheap to wash and dry ($2.00 for both, compared to $3.75 at other complexes) & there is a washer & dryer on the 2nd floor of every apartment, which is nice not to have to lug your laundry outside every time you want to wash your clothes. I cannot say enough great things about this Arrowhead. From the wonderful bike trail, scenery, pool, clean apartments, & maintenance & management staff - this is a great place to live & I HIGHLY recommend it. The apartments and what the area has to offer is great, but we will not be renewing our lease because of how rude management is. We were so happy to live here, but it has been a horrible experience! They all seemed incredibly nice when we were looking for a place, I guess since it benefits them when the lease an apartment. Anytime we have called for maintenance work, management would be so rude and act as if they have been offended. The area is amazing, but sadly, when the people in charge of making sure you are happy in their apartment building are so rude, it's kind of hard to want to stay living here. Also, they allow pets, which is great but when we moved in we were told that the carpets were professionally shampooed. That was a lie! I am allergic to certain animals and when we would lay on the carpet, hairs would be stuck to my pants and at first we thought it was just carpet fibers but then my coughing and sneezing started a few days later. So we went ahead and shampooed the carpet ourselves and A SHIT TON OF FUR WAS IN THE VACUUM!
