I paid $25,785 total: $10,000 earnest money deposit (at contract execution) $15,785 paid at the design/selection appointment for upgrades Total: $25,785 When my home did not sell within the required timeframe, I could not move forward. By the time the home was completed, I was pressured (verbally and via text) to cancel, and I was told I needed to list my Ence home or Ence would begin assessing financial penalties/charges. I was also told that the sooner they could list the Ence home, the more money I might recoup from my deposit, and that I would likely receive some money back once it sold. The home was listed and later sold. When I followed up about the refund that was discussed, communication changed and I was told the funds were non-refundable. I did not receive any refund and Ence kept the full $25,785. In my personal opinion, the outcome felt unfair given that the home was resold after I canceled. I'm sharing this so future buyers understand the risk up front. My advice: do not rely on verbal assurances or texts. If a refund is mentioned, get a written agreement stating the amount, timing, and conditions. Also ask for written terms on what is refundable if you cancel and what documentation you will receive. Please do your homework before signing with Ence: ask other buyers, ask independent realtors about their experiences, and get every promised in writing.

They wrote my name down saying it "checked me in" and that then takes away all my rights as a buyer to choose my own agent to represent me. When buying and building a home it is 100% my choice who I want as my agent. And I want someone on my side. Not someone who is just on the builders side. Because they don't have my best interest in mind. They have sales, sales, sales on the agenda. My agent now 3 1/2 years later calls to check in on things now that we are ready to buy and they tell him they won't let him be listed as my agent. Well that's not a trustworthy builder. If they are this shady from the start saying that I agreed that I would refuse all my legal rights to my own agent then good bye, you lost a potential customer. I'll go somewhere else. I never would have given you my name if my legal rights were violated. Reading through other reviews looks like others have had issues with the building process as well as the warrantees they say they have and so on. My agent appealed them saying he can't be my agent if I use ence as a builder and they decided against allowing me my own agent. I dodged a bullet with this one. Don't bother with ence homes. Go build with a trusted builder.

The warranty portal had been used before on my last review and again after. Unfortunately the…read morepeople that come to service the problems we have had are unable to correct the problems. We have one bedroom that does not get cool at all with air conditioning. They tried to reroute the cool air but it didn't correct the situation. The wood flooring was not replaced but had the gaps filled in without making it look any better. The fire alarms continue to go off even when using the exhaust fans when cooking. We cant't reach them to turn them off when blaring. There are no windows in the room for ventilation. All they say is it past inspection so there is nothing they can do. We have been here a year and they have not been helpful. I wish we never would have paid cash for the home! Maybe they would have been more eager to help us.

He got everything done as promised and delivered above and beyond. Not just that, he's truly such a nice dude and is always smiling, even remembers homeowners by their name. He's been nothing but friendly and kind. Anytime I visited the home sight, he just gives the biggest and best "hello". We are now 100% separated from Sunwest Management and SunRiver Communities, although the names are similar and confusing we are also not associated with SunRiver Villas.
