    TLDR; Roaches, useless management, illegal charges…read more I lived on this property from 05/2019 through 11/2025. I first lived in a 2bd unit with a roommate, then lived in 2 - 1bd units over the following 5 years. On Christmas Eve, 2023, a drunk driver crashed their vehicle through my bedroom wall in the unit I lived in on Raleigh Ct (Pictures attached). Management provided absolutely nothing to assist while I was displaced due this. I was then forced to move to another unit. In October 2024, I discovered a cockroach in my kitchen. I immediately opened a maintenance ticket with the property. A worker was sent and inspected my unit, and recorded that it was clean and did not require any hygiene remediation. The worker told me that the roach problem in my building started in a unit 2 floors below me after a resident moved out and they discovered an unreported roach infestation. The roaches then infested several neighboring units before eventually making their way to the top floor to infest my unit. The worker treated my apartment with bait and returned every 2 weeks for the next 2-3 months, all the while I continued to see roaches in my apartment and was terrified of eating anything in my home. The worker then closed out my ticket and stated that the issue was resolved, even though I continued to see and take pictures of roaches in my unit. I then sent an email to the property manager demanding a better response to the issue. They sent the worker out again, and they used the same bait that failed to work before. They refused to hire professional pest control to treat the entire building, even though the issue affected multiple units already. After 6-8 months from the first sighting, I finally resolved the issue after taking measures of my own to treat the infestation. I got a job offer in California in 11/2025, and gave 30 day notice to move out of my unit. I paid $200 for professional cleaners to clean the unit after I moved all my stuff out, and turned in the keys on 11/7/2025. On 11/26/2025, I got an email stating that I owed some $490 for "Damaged carpeting" that they claimed needed to be replaced. I replied asking for pictures of the claimed damage and any additional details available regarding the issue. I received a reply from Mikayla Rogers, "Assistant Community Manager", that said "I am not able to go into to much detail" ... "The charges stand". I sent a total of 5 replies asking for photos of the supposed damage, each time Mikayla Rogers responded with increasing hostility denying my request. I then CC'ed the property manager, and received an email from Samantha Cain, "Accounting Rep", who finally sent an attached PDF with pictures of the "damage". The pictures did not show any apparent damage that was not normal wear, and per Ohio tenant law, it is illegal to charge fees for normal wear and tear of carpeting in rental units. I would absolutely recommend avoiding this property. The management is useless at best, and actively malicious at times. I cannot overstate the mental impact that the roach infestation has had on me, and the way they handled the additional charges after move out is despicable. If I still lived in the area I would seriously consider legal action, but I can't justify a $500 flight to dispute a $490 fee even though I am very tempted just to spite them.

Fairfield pointe is just a facade and a location , nothing else because you cannot even used your patio, they enter property without permission and basically you need to live how the management wants.

    If you have taken a tour of Savoy or recently moved-in you will undoubtedly be bombarded by the…read moremanagement team to provide a 5 star Google review. Don't do it. This is their way of getting 5 star reviews before you have had a chance to interact with them for an extended period of time. Wait to provide a review until you move-out. This will give you more time to determine how Savoy West Chester (Hills Properties) truly operates. The management team is exceptionally good at being very friendly before and immediately upon move-in. Just read the other reviews...they are from people who recently took a tour of the property or recently moved-in. Then compare those reviews to the reviews provided by tenants that have moved out. You will see a vast difference in opinion.. Move-out becomes a problem if you have to break your lease and move out early. They tell you they have a "waiting list" and ask you for "accelerated" rent payments. They tell you they will refund any amount if they are able to place a new tenant before your lease expires and since they have a waiting list, that time period is typically 2 weeks. My 3 neighbors moved out at least 3 weeks before any work was even started on 2 of the units. If you need an honest opinion of Savoy don't rely on this review or anything you hear from the management team, with the exception of Taylor. Taylor is great to work with and has a great personality. Come by the place and talk to the 3rd party cleaning crew and ask their opinion of the management team. You will be amazed at what they have to say about the management team. There are plenty of other decent apartments in the area. I would encourage everyone to consider those first. You will regret staying at Savoy in the end. Again, please, please, please don't give them a 5 star review until you stay here at least a year or more and have had a chance to see how they handle move-out! What have you got to lose? Also, before signing the lease, ask them what the "Lease Break Fee" is and get it in writing. As mentioned before, working with Taylor was great. I can't say that about the leasing staff. Forget about calling the corporate office. The regional manager can't seem to return emails or phone calls. She gets the manager to do her dirty work. Shame on Savoy West Chester and Hills Properties.

At first it was great but if you have ANY issues that requires more than one step you are going to have to do several requests. Which seems only mildly annoying until you have a hole in your ceiling because the pipes burst and now the neighbors could see you shower because they closed the request without patching the hole. I then had to make TWO more requests after that to get it properly patched because the first time they did a shoddy job. Even then, it's wildly uneven and they probably should have just cut out the entire over bath portion. If that had been the only incident I would have been annoyed but moved on. But then there was a leak of some kind, which went from the utility closet into the baseboards on the other side. I lost a bookcase and dresser to this and I had a huge amount of mold to deal with. I moved and it is remarkable how much better I can breathe! I sent in a work request and got the mold fixed but it came back because the leak was clearly not fixed. I moved out of state and I asked them to provide me pictures to prove they had fixed the leak but I have received NOTHING. I told them they need to provide proof that I am not paying rent for a moldy house. Which brings me to my last point. EVEN IF YOUR LEASE IS ENDING, you need to give two months notice. They will make you pay an extra month at the higher month to month rate. So I am now supposed to pay $1500 for a place that is potentially a complete health hazard. This is not to mention that there are roaches that are impossible to get rid of because the apartments are so connected. If someone else has a problem and sprays then BOOM, they're coming right back to your place, regardless of how clean it is. Pest control is prompt and easy to order, but they also are necessary. Additionally, you can smell your neighbor's (delicious) cooking because the vents are so connected and you WILL hear your neighbor's kids crying. The noise is honestly expected with a place this cheap but being able to smell my neighbors food in my own house was a new experience!

    I was one of the first to move in to these "newly renovated apartments". I knew there would still…read morebe construction going on, but had NO idea how horrible it would be to live here. I arrived on move-in day, and the apartment I was moving to was not emptied or cleaned. I had to wait on them to empty the apartment before I could move in. Then I had put in a couple of maintenance requests, two weeks later I still had no answer. I had to purchase a lock from the post office before I could start receiving mail. It was only $15, but still--that should have been the property's expense. Then my mailbox was gone for a few days... they took it away for painting. I had two mice in my apartment. I am guessing from the workers propping open the building doors all day long for weeks while they worked. My electric bills? OUTRAGEOUS. My apartment is 680 sq ft. My typical bill in the winter was $120. Not to mention I was only home three nights/ four days each week. There have been MULTIPLE all-day power outages. Maintenance came into my apartment to run the cable lines--they did not cover any of my things (TV, chairs, etc.). When I got home, there was dry wall dust all over my TV, and they didn't paint over the patches in the wall. Took them an additional week to come back to paint the wall. I have woken up in the morning twice to have no water in my apartment. When I first turned on my A/C in May, I had maintenance come to check it because it was EXTREMELY loud... they left a mess, and didn't clean it up. I received a letter on my door at the end of May saying that the pool would be open in Mid-June... It's June 25, and the pool is covered showing NO signs of opening anytime soon. It has been a nightmare living at Creekside Village. It is safe to say that I will NOT be renewing a lease.
