We had a great time at Aqua-511 for our vacation. The condo has great views of the beach and on the end of the building with a wrap-around porch. The master bedroom has a private door onto the patio which was super nice! The condo was clean, and spacious. Two big bedrooms, both with King size beds gave plenty room for us to spread out and move around. The biggest bonus was the QUEEN size bunk beds! There are two pools on the property that are beachside, and the beach is easily accessible. We like the fact that there are beach chairs right there for rent and you can also rent jet skis, parasailing, banana boat rides and boat trips to Shell Island. Across the street behind Alvin's Island you can rent golf carts. The condo kitchen was stocked with everything we needed to cook. There is also a full-size washer and dryer that was great to have to wash daily beach wear. I loved the fact that the parking garage was attached with a walkway, and you didn't have to attempt crossing the busy street with all your luggage and groceries. To access this condo, there is actually another elevator located on the west end of building. Made it easier to get to and from the condo. The main elevator on the 3rd floor at the walkthrough gets really busy at check-in and check-out time. Condo is close to great shopping, eating places and Pier Park. Right across the street from Shuckums. The only issues we had with the condo were minor for the most part. The blender in the kitchen didn't work. The shower head in the guest bathroom was made so that it would not angle all the way down and would spray out of the shower onto the floor if you opened door to get in/out. the guest bedroom REALLY could use some Blackout curtains. Alvin's Island is directly across the street and their lights stay on ALL NIGHT which makes it really bright in the bedroom. If you're a light-sensitive sleeper like me, you'll never get to sleep! I actually slept on the couch one night. The biggest issue was the sliding barn door closure on the kitchen closet. It is not secured with a guide on the floor and easily comes off the track when trying to open. It even fell completely off the track once and fell over onto my granddaughter. Fortunately, it did not injure anything or break. This is the most serious issue and really needs to be fixed/secured. All in all, the condo was great, our trip was great, and the weather was great. I would definitely go back to Aqua 511 again. Couldn't ask for anything better! read more

This review is for Unit 1806 - not Aqua directly, as we have stayed at this property multiple times. ECDI is the management group- do your research on them! This condo is NASTY - if there is a good review, it's not from anyone who actually has standards. There is mold. There is grime. The mattresses will make you cringe. No mattress pads, just a fitted sheet directly on filth. I wish I could post pictures- I have plenty. We left early and can assure you, we will stay far away from this unit and any others managed by this group. read more

Aqua is a hotel/condominium located right on the beach of popular and touristy Panama City beach Florida. My family and I stayed here while on our summer vacation to Panama City beach.ole most condominium they are usually privately owned and rented out through the resorts website. Thai Ken was no different. We booked a condo on the 11th floor and the room was nice. It had one room with a bunk bed, a main bathroom, a full kitchen, a living room, and a large master bedroom with a private bath and shower. Every room at this resort has a balcony view of the beach and ocean as well. The property does have an on-site fitness room and features two pools. A smaller one rams larger one that actually has a swim inside feature as well. Almost nightly at the large pool area they had a person performing live music which was cool. The resort had private beach access and a parking garage across the street. Brown weee passcode protected as were the rooms. The owner or resort will test you all the necessary codes for all 3. The garage while across the street does have a 3rd floor skywalk to keep you inside and get you across the road easily. Right on the beach so a great location. My biggest and only complaint was the beach access did not have a handicap ramp at all. Steps to the was then only way down. Which made it difficult for a family of 7 with two babies and a wagon or stroller to make daily beach visits. Overall a great resort in a great location. Comfy and nice vises rooms, nice pools, right on the beach and very close to attractions like popular eateries and pier park. read more

My family and I stayed at this vacation rental for our son's baseball. We've had problems since before we even arrived. We always choose our vacation around comfort and relaxation. We received none of the sort. A few days after they received our final deposit(30 days prior), I received an email stating that the pool & hot tub would be out of service because of renovation. They offered a 10% discount. I was very disappointed and so were the kids. After many times of trying to contact the property, leaving messages and emails. They finally answered. When I was voicing my concerns, they told me that the west end pool was still open (unheated) and can give us a token to go down the street to use the pool at the aquatic center. Which defeats the purpose of convenience. I then asked if we could just cancel. She said, "Sorry, no cancelations." I explained that this is our only vacation, and we base them around relaxation, & pool. She said, "Sorry, ma'am," with no compassion or empathy. She said they could give an extra 10% off and a token and nothing more. Then she proceeded to tell me that she was hanging up on me as I was talking. So, at that point, I decided to let it go. Upon arrival, we learned that all the pools were closed, with postings all over the building stating that ALL POOLS will be closed as of December 26th. So they clearly knew prior about all the pools and were just blowing smoke to pacify about the "west pool" being open. Also, our unit was supposed to have bunk beds, and they reassured me when I asked prior to booking. We were also missing a remote in the master bedroom. I tried to call the front desk, but they just had a non working prop phone. I used my cell phone and called to voice my concerns. Diane was very rude and hung up on me. Then I called back to try to understand why she was so rude with not one once of compassion. I asked her if she had children, and she said," No, but she's sorry." Then hung up yet, AGAIN!!! Then 2 people showed up at my door. One was the maintenance man and a woman with a clip board. They said under Florida law you don't need an emergency landline, we just have it because "the Canadians" like it. I'm not to sure what that meant, but ok. The morning of checkout, my son wasn't feeling very well, and the same 2 people were at our door at 9:25am to basically kick us out. They said you have until 10am. Then we are charging you (with a smile). The better business bureau will be contacted!! read more

We LOVE Aqua!! Thanks for another great stay!! Check in was very easy and parking was very convenient. We stayed on the 14th floor and had a great view of the beach and the pier. Might I add, there was a pirate festival, so we enjoyed watching the fireworks from our balcony and the music from across the street at Shuckums. The weather was fantastic, and the ocean temps were in the mid 80s. Can anyone say, "October sunburn?" We left before Hurricane Michael made his arrival and understand that Aqua faired well- thank goodness. Our thoughts and prayers are with the residents of PCB and the Florida Panhandle. You will recover, and we plan to return soon! read more

Aqua resorts and condos is an amazing location with amazing views. We specifically stayed in unit 1504 for about 3 days. Our view was an unobstructed ocean view with tons of privacy. We left the doors/window open the entire time. The unit was recently renovated and upgraded. You have 3 HUGE TVs for the kids, a full kitchen, and a garden tub with a separate shower in the master suite. You can pretty much live here for a month and not get tired of it. The back of the property butts up against a private beach entrance so you have pretty much 24/7 beach access. There is also a heated indoor/outdoor pool in case you have little ones and they want to get in the water. You're about 2 blocks away from Pier Park with touristy shopping and restaurants. We'll be looking at this unit again if we decide to make another trip to PCB. The only thing that I would say get ready for is the low/slow internet connection. The property has shared internet access, so everyone getting on will slow it down. Its nothing that unit 1504 can do about that.... So if you have a device or TV that needs decent high-speed internet, you're out of luck. But hey, we were on vacation and were meant to unplug. read more

Room was falling apart but besides that it was good. Great view, they had two pools and a indoor hot tub and a indoor section of the pool.

Our buddies reserved this condo at this establishment and we stayed with them for one night. This 3 bedroom condo was beautiful, with the ocean views, all the amenities of a home. We were staying at La Quinta, and the next time we come down to Panama City we will definitely rent at Aqua Condo. They have a parking lot across the street, so no problems with parking. Also, your I'm walking distance to some bars and restaurants. Nice place for sure. read more

The condo itself was great! However, the elevators are garbage, which is essential to a 20+ story condo. We arrived on Saturday and it took hours to get our luggage from the car to the 12th floor. The elevators were not fixed until Monday because. Supposedly they broke because of the wind and rain. Fast forward to Friday, coming back from dinner, all 4 elevators were out. Hard to recommend when you have to constantly walk up 10 flights of stairs. read more

Great place to stay in PCB! Right on the beach and within walking distance to Pier Park. The skywalk is convenient so you don't have to cross the street to the parking garage. 2 pools and hot tubs. Our room was very large, clean, and well decorated. We stayed on the 22nd floor and the view was incredible, especially at sunset. The top 2 floors have glass barriers on the balcony so your view is not obstructed. Staff was always available for help and there is security at night. Great for families! read more

I want to be fair and clear about my experiences at Aqua. We have stayed here a few times over the last few years. The rooms have been good. The front desk staff friendly. The rooms have been clean. The "security guard" that patrol the front drive are horrendous. THERE IS A HUGE DISCONNECT BETWEEN AQUA AND THEIR 3rd PARTY SECURITY. Everytime we would pull up front to check in, a security guard would tell us we can't park there, even just to check in; even though there are several signs saying "15 minute parking". As a result, we simply found other places to stay. This year we thought we would give Aqua another try. We booked 2 units. I called the front desk at 3:30 pm to let them know we would be arriving at 4:45 pm. I spoke with Sherry, who was very friendly and pleasant. She told us to pull up in the front to check in. I asked her if she was sure about that, because every time we had ever tried to use the designated check in parking area we were run off. She reassured me that it would not be an issue, and even told me that since we had booked one of the 2 ground floor rooms we could run our bags into our room. I again asked if she was sure because of our previous experiences. She told us yes it's fine because it is literally only 10 steps from the front drive to our room (She wasn't kidding, it is indeed only 10 steps from the front drive to the ground floor units). When we arrived at 445, I pulled up to front far right space, neatly out of the drive area so that other cars could get through. I noticed a nice shiny new gray Camaro carefully parked in the first space directly in front. This detail will be meaningful in a moment. As soon as I opened the car door, a security guard walked up and told me that I can't park there. I explained that I was just checking in and would be moved in less than 4 minutes, and that I had just spoken with Sherry and she had specifically told me to park there. He again insisted that I move. The amount of time he was taking to tell me in great detail how I needed to drive to the parking garbage, told me the code to get into the garage, told me to park and then take the garage elevator up to the 3rd floor, cross over the street using the breezeway, then take the elevator in the main building down to the first floor and check in, and how after I check in I should take the main building elevator back up to the 3rd floor, walk back across the street using the breezeway, then take the garage elevator back to the level I had parked in and then unload my car and do the whole process all over again to get my luggage to my room. I literally could've checked in 10 times while he was telling me this. I again reiterated that he should just speak with Sherry. He refused and stated that the fire department had told him that the drive can't be blocked. I looked in disbelief at the completely clear drive (as all 3 cars were far to the right and the drive was completely open). I pointed to show him how the drive was completely clear, and then I pointed to the 3 large signs that read "15 minute max parking". Again, he insisted that I move and would not let me park there. I resentfully drove across the street to the garage and then did the hike and 2 elevator rides to get to the front desk. When I walked in I told the front desk clerk that I would never be back, and explained in detail what had just happened. The young girl was polite and apologized but made no explanation or attempt to call anyone to clear up the disconnect between security and management. She made no effort to even question the security guard, who was inside the lobby at this time. Another guest was in the lobby and had just had the exact same thing happen to him and he was even more upset than I was! In fact security had called the police on him. It was very disappointing that no one at the front desk offered to resolve the situation. I asked for Sherry but she had gone home for the day. A man in his 40's came from the back office to the front counter and I just knew that he was going to resolve the misunderstanding. Instead he very obviously and awkwardly acted like he had not heard what was going on and ignored the entire situation. I left the front desk and I noticed that the only car now out front was that gray Camaro. This afternoon (3 days later) I walked out to the front drive and guess what I witnessed? You guessed it, that security guard was coming into work, driving that gray Camaro, and parked his car in the front drive in front of the 15 min parking sign. Seriously? I want to stay where I am treated like a guest, not somewhere where I am harassed before I even get to check in for vacation. There are too many wonderful places to stay that will treat me better, and they will get my business in the future! read more

I would have given this review less than one if I could have. Our room was perfect but, the elevator issue was what will keep us from coming back. When we arrived on Saturday 2 of the 4 elevators for a 240 room resort with 23 floors on check in day were not working. We were told by the front desk that it would not be fixed until Tuesday. So up 6 flights of stairs we went with all belongings because the wait times for a working elevator exceeded 45 mins. Tuesday came and then we were told that it was an HOA issue and it would not be fixed. Well long story short if you wanted to wait on an elevator you would spend a good part of your vacation waiting for one. So on check out day only 2 elevators still work and back down all the flights once again. We have been coming to this resort for years with no problems. But, this time will be the last time. Very inconvenient and stressful when you have a family of 6 just trying to enjoy the week. read more

My husband called the front desk no help sent him to a property mgmt. person no help. Just said it should be stopped by 5 pm and that it would not be there tomorrow it would be on the other end. Do not rent a unit in this place for vacation unless you enjoy standing in line a lot. 26 floors 6 or more condos per floor. Only 4 slow elevators with one out of service. Units are overpriced, and all amenities are rundown, and unclean. What minimal staff is there is rude, hard to find, slow to nonresponsive, and act like they are doing you a favor to even minimally do their job. To that point avoid Panama City Beach as well. Over the years it has steadily gone down hill with the customer service and selection of all things poor. This is the first beach vacation we have had when we have been looking forward to going home. I stayed at Aqua with my family for a few days, everything was perfect. The only thing my family and I were disappointed about was the service in the lobby. There's a lady there that's really rude and doesn't help at all. If anything she looked at us down as if she was racist. I have stayed at Aqua several times since it was constructed. Quality has taken a huge dive. Maintenance is lacking everywhere. If you need access to WiFi or internet or cell phone during stay, you will be extremely disappointed. As much as I would have lived to completely disconnect, I am a small business owner and need some connection to check up on what is going on back home. Once you enter your condo, it may as well be a a Faraday cage. Zero cell service. The wifi is completely open to anyone and everyone, and that load degrades the entire system. Location is great though. Hit or miss on furnishings and gear for kitchen. Bring your own kitchen gear. If you are. Frequent beach tripper you will know what to bring. If you are flying in, expect to dump a couple hundred at store getting supplies. read more

This condo and the onsite management company are full or crap! Red Tide has arrived in Panama City Beach and the condo knew about this a week before our arrival, yet didn't notify us so we could change plans and get a refund. After an hour outside, everyone had burning eyes, raspy cough, and headache. Not to mention, that it can trigger respiratory distress in anyone who is asthmatic. We asked for a refund within 2 hours of arriving or at least a partial refund, which they told us to simply "stay inside with closed windows and you should be ok." Me and my family were staying at the aqua for a week.My daughter and her boyfriend got there first and called my husband saying it was nasty and that there was dirt smudges on the walls and baseboards, hair in the tub, the towels smelled like an ashtray and there was a rag covering the vent like someone had been smoking in the unit. We just looked over it and washed the towels and moved on since we paid a good bit for this view on the 22nd floor. Later on we just kept realizing things like smudges all over the TV and white crusty stuff on the side table, the sink and tub were clogged up and would be up to our ankles while showering. While were we staying there we had to get someone to come replace the ceiling fan cause it was done for and sounded like it was going to fall out of the ceiling. My daughter had also noticed there was a bad leak in their room and the wall paint was coming off and there was ketchup on the floor by the nightstand. We will Not being staying here again. STAY AWAY JAN-MAR 2012 -- MAJOR CONSTRUCTION - No Ammenties Angry, Lied to, and SOL. Booked 45 days for one month stay in January. Got here and was told by front desk they are under construction -- scaffolding around the building (guys on ropes) mean that during their 4-5 month outdoor work (started in Nov), there is -0- swimming in the indoor AND outdoor pool, -0- hot tub, -0- access to outdoor deck, there won't even be a chair provided to you to sit on the beach, -0- access to the grills, -0- quiet as the drilling on the concrete exterior starts promptly at 9 and lasts til 5 (so bring your earplugs), and --0- access to the beach as you won't be allowed to walk through the building to the steps down. UNBELIEVABLE! They clearly knew when they took my thousands of dollars when I booked 45 days in advance this would be going on. They are offering NOTHING! They are graciously letting you out of your agreement without penalty. But just try to get a place for 3 weeks once you're down here -- you'll be paying double for looking for a place last minute. They didn't even offer a room in a spot where they aren't working. The guys are all over the building - front and back, and in all sections. There is NO advance notice when they are working in your immediate area so you can't plan to spend the day out or in. Watched one couple try to get out of their stay and they said they wouldn't offer any discounts or concessions. Any decent, reputable place would make cross-arrangements for its guests to use another place's gym and pools. Not here at Aqua Panama City. The added insult is that you cannot use any balcony, open any window at any time -- even after hours. So you will NEVER hear the waves crashing or the call of a seagull or be able to enjoy the ocean breezes you paid so handsomely for. AND, you will not be allowed to use the hottub or indoor pool after the workers are done for the night either. So only come if you are interested in having your money sucked out of you to be held hostage inside a box of stale air. . Spoke with a staffer who on January 7th decided to put a note up in the elevator that they were under construction. When we complained he agreed and has been saying that the front desk should be telling people when they book that they won't have access to every reason why they came (pools, beach, ocean air) and they disagree. Clearly they are LIARS and after your MONEY. The customer service is nil and it's your loss. So BUYER BEWARE in January - March of 2012 --- go anywhere else but here! read more

The accommodations are very nice. No complaints there. The issues I have are 2: 1. The Parking garage is a complete mess and they will tow and/or ticket you for the tiniest of things. This parking garage is very full, so I understand the need to be strict, but this onus should not be placed on the guests. It's not our fault the development company didn't plan properly to build a proper sized garage for the facility. The other issue at hand is that they hand out parking tags and make no record of license plate to room number, so that in the event of an issue, they could simply call to verify before towing a guests vehicle. Several people, all legitimate guests, had their vehicles towed during our stay. In fact it became a favorite topic of discussion at the pool. Some had the tag fall between the cracks, while others had misplaced their tag, or simply forgot.. I understand there are rules, but this is no way to treat a guest. When you have a big family, after a long drive, you are bound to forget to put your parking pass in the car immediately. Would you be happy to find your vehicle towed and a $167 fee to get it back. (plus you have to take a taxi to go get it.) My recommendation, make better accommodations for guest parking and/or create a system of recording license plate and room numbers, along with contact info, in the event a door tag does fall down or is simply forgotten. C'mon, everyone is here to take a break, not have to religiously remember every rule. That's why we go on vacation!!! So we do not have to think every day..."Did I do this? Did I do that?" Lack of proper planning on the part of the developers and management staff should NOT be the problem of the guests. Our vehicle was towed due to the mgmt company giving us the wrong parking pass. This WAS NOT AQUA and was a 3rd party so they did have every right to tow my vehicle. But, just because they had the legal right, does that make it the right approach? Not in my opinion. Of the 3 vehicles they towed (including mine) all 3 were legitimate guests. That's a pretty high false positive ratio and would be considered a "fail" under any measurement metric, though I am pretty sure they are not measuring this. All they seem to care about is legal liability. (e.g. "Can we legally tow their vehicle?") Out of 250+ vehicles, you are guaranteed to have AT LEAST 1 guest forget or have their tag fall down out of visibility. Maybe this is their solution to not having enough spots. 2. Wifi. No/very little Verizon coverage. (not sure of other carriers) Wifi is some low-end brand . These AP's are 6 for $445. A true, enterprise-grade AP should be around $4-800 EACH!! I design and implement these large wireless systems as my job, and this is simply, once again, cheaping out on something that an otherwise identical resort of this size/price would be expected to have, not to mention, I know a lot of these "off-brands", but I have never heard of this one. If you are in the workout room and more than 2 people are using wifi, you are bound to have zero internet access, or at the minimum, get interrupted service every few seconds. Bottom line, it's 2015! There is no reason except for laziness and cheapness for not investing in proper wifi and parking tracking systems. Facilities are nice along with the staff, but I won't be coming back. read more

We've stayed at the Aqua for the past 4 years in the same room. NOTHING about the room has been updated. It's apparent the owner of our particular room has not been back to do any type of maintenance in years. The shower in the guest bathroom leaks onto the carpet in the guest room, the AC hardly runs in the master bed room. There is very few pots/pans, the patio furniture on the beach side balcony is broken and one chair is not even usable. We've complained to the Aqua about these issues before and nothing has been resolved. Management here seems to not much care about anything. On top of all this, they give you a paper parking pass to put on your rear view mirror. Being in Florida we like to ride with the windows down which evidently is a problem with the paper passes for parking. My parking pass came off the rear view mirror at some point of riding down the strip and when we parked in the parking deck it NEVER crossed my mind that the pass might not be there. When I woke the day before my check out date I found my truck had been towed yes, I know I am responsible for making sure the parking pass is displayed in my truck. That's my bad. HOWEVER, they should come up with a backup plan to check to see if people are actually supposed to be parking in their parking deck. Maybe take license plate numbers??? I mean seriously it's absolutely ridiculous to be a GUEST somewhere and they have your vehicle towed. And they towed it at 3:07 A.M. I was not the only one to get towed either. These parking passes are a joke. And their system, or lack of system to figure out the vehicles in the parking deck are guests of the hotel is just not working out. When we tryed to talk to management about the towing of my truck they said it's not their problem....have some compassion for people that are paying THOUSANDS of dollars to stay at your crappy hotel. Management told us they have people "threatening" to write bad reviews and to not come back all the time and we're just another small family that won't make or break the Aqua Condos. He could absolutely care less about his guests. I DO NOT recommend the Aqua to anyone. Needless to say, this was our last year staying at the Aqua. I would rather sleep in a dumpster than give the Aqua another penny. read more
