Signed paper lease is accurate. Maintenance entered unit on a No Contact repair. Maintenance requests falsely recorded as Completed. 1out of 4 repairs completed & that was changing the bulb on exterior light. Paint throughout is cheap and peels includes kitchen&bthrm cabinets, cabs above W/D. Overspray abound. Fridge door makes contact with wall. Doesn't open all the way. Online photos are inaccurate!!!!! Online photos are from a long time ago!! Unit shown online with white angled walls & hrdwd flrs doesn't exist!! No modern Bathroom fixtures in Unit K8. Pest control great. No bugs. Trash area clean. Mail box area clean. Super quiet. No parties or loud noise. Neighbors really nice. Heat and air quick & comfy. We blocked fireplace due to tree overhang & dried up creek bed out back. Balconies have peeling paint & wasps. Overgrown shrubs&trees prevent balcony use. No Windows! One window in kitchen. One slim vertical window in front foyer. One slim window in bedroom. Balcony door provided light in largest bdrm. Area nice for walking. Convenience store close. Bring your checklist during tour!

RUN FROM THIS COMPANY and get legal advice before renting in Arkansas. There are no legal rights and this company knows it. They do NOT do what is righ, according to their webpage. Management is two sided and will treat you like trash! RUN, do not walk from this company. I had to break my lease becuase they would not fix the problem with the spiders. Yes it's cooler in the apartment then the 100 to 110 outside, but we like it cooler then 77 inside the apartment. We set our thermostat at 69 degrees and we don't use the stove or oven due to the already hot situation. They have been told about this and they still say the AC is working fine. Our temperature in the apartment doesn't reach the setting until about 6am in the morning. At that point the AC finally gets a break. It starts to warm up by 8 and the AC continues to run again until 6am.

They do not pay for issues with the apartment, and it's very loud all the time. Especially if you're on the bottom floor. You can hear when the upstairs neighbors sneeze, so when they're really loud and partying? It's bad. And the office does not respond to complaints. The price seems good for the safety of the complex, but it quickly becomes unaffordable. Live here as a last result.

i lived there for half a year, and was a clean as could be... but when i tried to move back in, she…read moresaid i could "never be housed here again"... and when i asked why she said one of the main reasons was because "your housekeeping was not favourable (carla whitlock) and would not give any documentation to that affect. also, had a hard time getting in there to begin with, even though i was homeless with three children. had to get help from the crisis center to even get her to review my application. she would not allow my children to ride their bikes. the staff there is horrible, which consists mainly of one extended family , who all have attitude problems. they don't keep the place up. they still have mercury thermostats. they are liars. they have zero tolerance, mercy, or people skills. carla whitlock apparently hates children and yells at them in corridors, and gets away with it. threats to kick people out go on constantly, whether they are clean or not. some folks there are filthy as sick pigs, and never get kicked out. drugs and cops are a frequent sight out there, and nothing ever gets done about it, but if you call the cops one time to have someone removed who is bothering oyu, you are "the problem", especially if you are not related to the whitlock family. i would not be surprised if filing violations with hud are going on as well. if you can't stand living under a tree, live under a bridge as opposed to subjecting yourself to this terrible experience with black mold, bugs, roaches, filthy laundry room, etc.

This included uninhabitable living conditions, service requests taking weeks to be addressed, and me being forced to cover the bill for THEIR faulty equipment. Details are below. Water Heater: I expressed my concern for 3 months about having huge electric bills with no explanation. Management was NO help in discovering the root of the problem. On my own, i figured out that the water heater was causing the issue. It was constantly running, because a part was not functional. This cost me more than $200 in electricity that i would not have used otherwise. I asked for at least partial reimbursement for those bills, since the water heater was their faulty equipment. They refused. I had to pay everything in full. They wouldn't even have a conversation with me about working out a deal. Air Conditioner: My AC stopped working three times in the span of one year. Two of those instances were within the same month!! The first time, it took them over a week to send anyone to fix the unit. The second time, it took them a whole MONTH!!! During this wait, i lived with a friend, because my apartment was, on average, 88 degrees inside. I called the office countless times about the issue. Typically, there was no one there to take my call. At the end of that month (AC still not working), i said i would only pay a fraction of next month's rent, since my apartment was intolerably hot causing me to need other living arrangements (staying with my friend). Management told me that if i paid a partial amount for rent, i would be kicked out. At that moment, i went back to my swelteringly hot apartment and started packing boxes to move out. I put up with woodcrest far too long. Dont make the same mistake as me.

I immediately scheduled a time for Ryan (the owner) to come out and do an inspection for foundation repair. He did a thorough investigation and got back to me with an estimate and an explanation of all the issues that he saw. The issues were pretty extensive and it was going to involve lifting the house. Although I was nervous about the situation Ryan did alleviate a lot of my fears. From day one when the crew showed up until the last day when they finished, they were nothing but professional, respectful, knowledgeable, conscientious, well prepared, and prompt. When they left our house there was absolutely no trace that they were even here. They left everything exactly like they found it when they first arrived. I didn't get to know everyone by their name, but they were all five star, top-notch, and great quality workers. Isaac Brewer was the lead and he was inside the house a lot so I got to know him pretty well. I could tell that he took pride in his work and really cared about his customers. He and the entire crew represented WC Foundation Experts in such a way that they deserve nothing but five stars. They do excellent work using quality materials and I couldn't be happier with our improved foundation.
