My mom and I were trying to plan a high school graduation trip with me and 9 of my friends (17-18). We were very much aware of the restrictions of having that many young adults, which is why my mother was staying in the same room as me and the 9 other girls. From the start in all of our emails we were very upfront with who was going, what the trip was for, and what the restrictions would be for a group of young adults. They told us as long as someone over 21 was in the room there would be no problem. When my mother called to finalize the trip we were speaking to Nicholas on the phone, she discussed having all 9 girls and herself stay in one room, and two of our adult family members staying in another room. Nicholas said that was all fine but when my mom mentioned each of us getting a beach pass, Nicholas retracted the all good and asked how old the kids going were. My mom said they were 17 to 18 years old cause it was for a high school graduation trip. He immediately started rambling how the prices we were quoted weeks ago were wrong, we couldn't have that many young adults in one room, the town would fine them, and Nicholas stated to my mother he found it "hard to believe" she would actually be staying in the room with us. ( He gets even more unprofessional) I called back myself just to see what the sudden confusion was about. When Nicholas picked up I said my mom had just called and things got confusing so I just wanted to call back and clear some things up. Which is when he got very rude. He told me I need to understand when its 12 young adults in a room its too much. When I reminded him it was 12 people total and only 9 teenagers he got extremely nasty. Saying "I have been an attorney for 35 years, I'm not gonna be able to talk around him" This was never my intention I was just trying to follow up on what happened. When I asked straight up where this confusion was coming from he said "Can you ask your mother why she's a liar" and when I told him to re-read all the email we had sent he said I better watch myself because he would "Make sure my last name wasn't allowed anywhere in that town" and asked is I was "Proud of how I was speaking" This was the most unprofessional phone call I have ever had, and if you ever need a rental DO NOT COME TO THIS ONE. And if you ever need an attorney I wouldn't go with Nicholas he likes to threaten teenage girls!!!

They have super nice on-site staff that will address any/all of your concerns right away. They even text you right after check in to be sure you are happy. We love Cest Blu it's our favorite location and is usually booked a year in advance. It's absolutely breathtaking. We also love Fishbay suite, which is the absolute best location when you have autistic children like we do. Then they can see everything, go out do 1-2 things, grab food and come back and it's right there. It's front area is also perfect for the kids on any rainy days. The beach suites are fantastic. We like the bottom ones as you can walk out your back door right to the pool and courtyard. Especially wonderful for those with disabilities or elderly. It's a smoke free environment as well. Grand Beach House is one of our children's favorites. It's on the bayside and is nice and quiet, has the pool right behind it, the office and courtyard right there. It's close to the free bay beach, and to the boardwalk but not so close it's loud and it's safe. All of their properties are. We also love Sandcastle it's beautiful and has a cute little coffee station. It's on a property with a pool as well. My parents love Park 1. It's close to the o Street beach, and boardwalk, but is SUPER QUIET.

    When I moved here, I saw the reviews were super low and I was a little resistant to move here, but…read morethe price of the condo I was into was so low on I couldn't resist. Now realizing why the price was so low I understand now years later. The homeowner I purchased from was so desperate to sell the place he didn't care how much he sold it for he just wanted to get out. I moved here 10 years ago and never once have I received an email response, a callback, or a letter back, from this management company. When I moved in they sent me statements in the mail list I paid via bill pay each month a week early through bill pay through my bank. Hearing through the grapevine by other people in the community, I realized there was a lot of problems here. I understand a lot of people go through a lot of other issues with dealing with renters. Most of us on here. Most of us don't care about speaking to others or ask others to deal their problems. We have no pools. We have no community areas. We have is lawn maintenance, which is done at a very abysmal rate. When the snow hit a few years ago, all of us had to pay $500 each for snow removal at the last minute for one day of snow which they only came two days later to remove it.. since then, we have never had snow removal come on the day of the snow or even the day after. It's always at least two days later. There were times were the snow removal company destroyed my garage and they still ignored me. Our association fee was $250 a month for the duration of me living here about 10 years. Neighboring condo associations around us charged half the price and yet had numerous pools, playgrounds, and community centers. We have none of that. I have tried to contact them numerous times and not once have they ever answered my emails, text, phone calls. I didn't have a problem with them until they stop sending me my monthly bill. I am usually good at sending my check every month so it didn't alarm me. It wasn't until a year later that I noticed that I got a letter in the mail from a collection agency/lawyer company. I found out that I was sending the bill a week before hand but they weren't cashing it until it was late and I accumulated a $25 late fee every month for a year and it went into collections. i never heard from them only the bill in the mail from their Lawyer. Not once did they reach out to send me a formal warning or a letter. They knew that I lived here, but couldn't even send anything. I reached out to them and sent emails asking for a statement. It is now eight years later after those fees and I still have not gotten one response from them. All I asked for is a statement of how much I owe and they have a public number for everybody to contact them, but they never answer. When you leave a message, nobody answers and nobody calls you back. I can see now that they have one guy that just respond to everyone to try to make them look bad to save face. Now reviewing and collecting all my information and evidence, I will be contacting my lawyer. This condo association has been given bad reviews for the past 10 years and nobody done a thing about it. I'm not wanted to sit back and let somebody take advantage of me. I'll be damned if this association takes advantage of me anymore. We now have the whole community revolting against them. We're talking to my lawyer and they will be hearing from us. I'm not a Karen, not normally anybody that complains about anything, but living in this expensive economy and seeing the comments here from the association just proves to me that this needs to be handled. apparently the other residents have said they keep raising the condo fees for no reason and don't tell anyone. I have never once received any letter or ation from this property management. I even paid top dollar for further bylaws and not even received a copy. Still... 10 years later... hear nothing... maybe this will review Will sparks their interest into actually returning my phone call/email/response to anything....

    DO NOT RENT FROM VILLANO in Seaside Park,nj. I rented a place in seaside park, I am mature mom…read morewho had owned in seaside park and rented myself and I never was treated badly. The renter met me appon entering his home and told me where he wants me to mop and said they are blankets in the closet but please do not use them. I was only in the home for four days and left early. The renter took $500 for security and only gave me $300 back that is after we threatened Villano. The owner said we left a "tissue" in the garbage pail!!! I told Shari Villano and they did NOTHING , it took me almost TWO MONTHS after telling them and emailing them of my address, I have email to prove. They refuse to email me back in writing. HORRIBLE, Villano just want "owners" approval they do not care for the RENTERs.. NEVER AGAIN had a really bad experience with them and renter in Seaside Park. REd Flags when the owner meets you to warn you to be spotless and hands you a mop!!!!!!!!
