I really appreciated that extra effort. Alina is easy to work with, knows what she's doing, and goes beyond the basics to get the property sold. There are plenty of realtors in Austin and many can be pushy. Kristina is not. She met me for coffee and gave me a free book she wrote on her own about the Austin market. Throughout the next 9-10 months, I asked her random questions on IG and followed her blog to learn as much as I could about Austin. I also reviewed various listings that she was sent through her realty company until I felt comfortable reaching out to her to purchase a home. During the home-buying process Kristina was gave me plenty of feedback on the pros and cons of various homes, ways I could monetize my own property or make upgrades to make it more affordable and/or valuable and insights into the East Austin market. I picked out homes I wanted to visit and she helped me find similar homes within my price range, or ones that I had not thought of. She also connected me to a great lending team that helped make the closing and moving process smooth and I felt like I was fully prepared to become a homeowner in the hot Austin market even though I am single. I was even able to close 5 days early (closing took less than 30 days total) and earn a bonus from the seller. First, I was responsible for selling the family home in Austin. Second, I live in faraway Pennsylvania. Third, the property was in a reasonably desirable neighborhood, but showed the wear and tear of every one of the 50 years that successive members of my family lived there. Ancient plumbing, worn-out roof, cracked foundation. I decided it would be best to offer this pile as a tear-down. Kristen visited, agreed with me about all the work that obviously DID need to be done, but told me she thought I was mistaken about it being a teardown. She did not say it had "good bones." Rather, she pointed to a good layout, large rooms, and nice design features (the cathedral ceiling with exposed beams in the family room is one example). She asked me to trust her, and I am glad I did! She recommended a dependable crew to clean up the yard, a team to clean the interior (including bathrooms), and suggested that this would be enough to let experienced eyes see that this property was a potential gem, not a disaster. She was right: I was fielding solid offers within 24 hours of listing, and a deal quickly closed at the full asking price, probably twice what I had expected for a teardown. Kristen was there with the data, expertise, and patience that kept me from leaving my family's money on the table. Thank you, Kristen.
