I'm not quite sure how to begin because I feel quite emotional every time I try to write this…read morereview. My experience with DHI has been remarkable since the very first interaction. I submitted my application on a Sunday morning around 8:30 AM while preparing for church. I uploaded all the documents that I thought the lender might require, and while I may have uploaded more than necessary, I believe having more is better than having less. After church, I found that Vincent Viola had already processed my application, emailed me my preapproval, and forwarded a copy to the sales agent. Keep in mind that this was his day off, so he dedicated his personal time to process my application, which immediately demonstrated his commitment. Following that, he consistently worked swiftly and effectively throughout the entire process. Once I chose a home, my loan was transferred to his colleague Alma Flores, who was truly exceptional. Alma communicated with me constantly throughout the entire process and handled my undue frustration gracefully without being affected. She maintained professionalism at all times, offering only solutions to my problems or concerns. I was on a tight deadline because I needed to vacate my rental by the end of the month. Alma managed to get my loan approved in under three weeks. I received my clear to close four days ahead of my closing deadline, and I know this would not have been achievable without Alma. She always prioritized my best interests, adapted to my schedule, and kept me informed on a daily basis. As a single mother, everything I do is aimed at providing a brighter future and stability for my son, and DHI (Alma Flores and Vincent) have been instrumental in helping realize both our dreams. The joy my five-year-old feels about moving into his new house and choosing his new room is an incredible experience, and I sincerely thank everyone at DHI (especially Alma) for all of their guidance throughout this process. I am proud to be the first person in my family to own a home, and I owe this significant achievement to this incredible group of people and their entire team. I will always be thankful to Alma and Vincent for their unwavering support, commitment, and assistance. I hope they are still part of DHI three years from now when I plan to purchase a second home.

My wife and I began the home buying process with high hopes, but the continued never-ending demands…read moreand requests became too much for us causing us more heartache than success. First we needed to fix our credit with assistance of their credit builder team and we did what they asked without issues. Then our debt to income became an issue after my wife decided to become a stay at home mom so we had to pay additional debts to balance the scales. Fixed that with good ole hard work in two months time but the hard work came with a heavy toll and lots of questions. Those paid debts had to be checked and triple checked by an outside agency to ensure that the numbers added up after choosing to consolidate the debt in one lump. Had to verify with their credit company each and every item and even they themselves stated "this is the first time we've been asked to do this. We've never been asked to check every single individual payment history statement before. Not only balances but dates of payments, amount of payments, and if payment history on the account showed late in the last 6 months. " Completed that step but now we didn't have enough money in savings to continue in their "comfort zone" for the home loan even though paperwork clearly stated we were over on funds for closing, they wanted more. They claimed the couldn't trace a portion of the funds even though it clearly came from my payroll direct deposit. We even provided the check stub for the exact amount in question as well as linked all our bank accounts through their portal AND provided bank statements over the last 60 days. They still claimed the could not verify the source of our funds. They stated to have someone gift us the remaining amount in question. Getting someone to gift us the funds came with even more stipulations on who and where we could get the funds from and in what manner the gift could be given. "Additional stipulations may apply" depending on the relationship of the person to you whom you ask the gift from. If the funds are sent to us directly then the gifter need to send their bank statements to DHI. What kind of gift is that? Thanks for the money, now show your bank statement before I accept it. Every communication received was to deliver bad news and it was a never ending obstacle course with hoops and hurdles that became worse each time. No news was good news, but worse for us, all news was bad news. We decided to not move forward even after all that drama as we felt that these were all warning sings that we should have jumped ship long ago.
